This is a beautiful four bedroom house just 2.5 miles from Leeds city centre. It's a place where you can relax with friends or family. Prepare meals, eat together in the dining room and relax in the living room. There are enough beds for everyone, and it's great value for a group.
Please note that this is not a party house - it's a residential property with neighbours, so quiet and respectful groups are welcomed.
You will have exclusive use of the entire house, with its four bedrooms, two reception rooms, kitchen and two bathrooms.
The house has a great atmosphere as everything has been prepared so carefully.
There are some lovely features, including antique or original fireplaces, polished floorboards and exposed beams.
Downstairs there is the living room, the dining room with a large dining table, and a fully-equipped kitchen.
On the first floor there is a small bathroom including a loo and a sink, and upstairs there is a full bathroom with a bath and shower.
There are four double bedrooms, each with their own character.
The Master Bedroom is very large, and features a double four poster bed. This room can also include one or two single beds as required.
The Beams Room has gorgeous polished beams and an original fireplace. It has a double bed and very warm, cosy decor.
The Sky Room has a double bed and a skylight for starry night views.
The Nest is a pretty room with a double bed and a single if required.
In the living room there is a sofa bed, so we can make this into another bedroom for you if required. In that case you could have the dining room double as a living room, or fold up the bed each day, as you wish.
Please note that this is not a party house due to it being in a residential area. Noisy guests who disturb our neighbours would have to leave and find other accommodation for the rest of their trip.
You will have access to all parts of the house except the basement.
Interaction with guests
It matters to us that you have a great time. Zoe will greet you and show you around the house, and after that she will be on the end of the phone to help you with anything you need.
Other things to note
THE NEIGHBOURHOOD COMES FIRST - NOISY GROUPS ARE NOT WELCOME. Our property is a terraced house, with thin walls, in a residential street where families live. We will not tolerate noisy or disrespectful guests because of the impact this would have on the neighbourhood. Don't book if you are planning a rowdy, boozy weekend for a large group as this will inevitably mean disruption for our neighbours. To stay true to our word, if guests are disruptive they will be asked to leave with immediate effect, and we will charge money from your deposit for the extra work entailed in administering this and mending damaged relationships with neighbours. You can imagine how difficult, stressful and expensive it would be to re-accommodate your group at short notice, so don't book with us if you are planning to let your hair down in this way. If on the other hand you are planning a quiet weekend with friends or family, we will be delighted to be your hosts.
This is not a party house. It is essential that you do not make loud noise between 11pm and 8am, as we have neighbours on both sides. Guests who break this rule will be fined and asked to leave immediately.

I am a writer and publisher, and recently I moved from the UK to the Iberian peninsula with my partner Chris, for the climate and wonderful culture. We chose somewhere beautiful and very close to the main cultural attractions,and our guests adored it as much as we did. We stayed in Seville for seven months - it was paradise! - then we went to Portugal and lived by the sea at Cascais, and now we are living in the mountains near Malaga. We also realised that we could offer Chris's house in Leeds on Airbnb with the help of our neighbours and that's going very well indeed - people seem to appreciate a cosy home as an alternative to staying in a hotel. We also stay in other Airbnb homes a lot when we travel - I guess you could call us Airbnb addicts!
