Braefoot cottage is located on the picturesque and private Yair Estate, which is situated on the banks of the river tweed in the heart of the Scottish Borders, approx. 35 miles south of Edinburgh.
A grade 'B' listed stone cottage forming part of the Stable block.
The cottage is situated a stones throw from the famous Southern Upland Walk and Cycle route and moments from the banks of the river Tweed, away from the main roads.
4 permits are offered to guests (free of charge) to fish the Gala Angling association water as well as the private stretch of Yair water. We offer trout fishing from 1st April until the middle of September, after which our Salmon fishing season begins, which is at further cost and subject to availability. No fishing after 30th November
Access to private Tennis court located 100 metres from the cottage.
Walk and cycle routes on the the southern upland way and through the private glens and walkways on Yair Estate.
Yair Estate is located a short drive from numerous golf courses, the Glentress mountain biking centre and many tourist attractions.

Fantastic stay. We were looking for somewhere south of edinburgh for a few days to visit friends in the borders before new year with our family of 4 boys. This cottage was perfect - in a lovely setting with great walks right out of the door. Olly (the host) was really friendly both welcoming us and popping in to check everything was ok before we left. We will certainly be using it again when we next visit. Thank you!
What a wonderful cottage! Some might think of it as being a little at the world's end, but it was just simply amazing! Quiet, tidy, enough space and with everything one could ask for set and ready.
We were very positively surprised by the house and were all sad that we only spent a couple of days there. If you want to explore the Borders and still have your little quiet safe haven in the woods, wonderful nature surrounding you, this is the place to be! We couldn't have wished for better and would very much recommend it!
Our family really liked the cottage. It was a great setting and we wish we could have stayed longer. It wasn't far to Edinburgh and lots of towns were closely with stores, restaurants, etc. There was plenty of room for the six of us and the beds were comfortable. The kitchen was great as well and had everything we needed for cooking meals at home. I would heartily recommend the place.
This cottage is fabulous and in a truly beautiful part of the world.

This is a lovely, peaceful cottage set within acres of woodland, right on the doorstep, ideal for playing, exploring or walking in. The house has been renovated recently and has everything you might need for a short break. The facilities are excellent, and the whole house feels cosy, comfortable and welcoming. The wood burning stove keeps the house warm and is a lovely central point to congregate around with a glass of wine in the evening. This would be a great spot for families or groups of friends looking for a country bolt hole, a fishing spot or a base from which to explore the Borders. We will certainly visit again.
This is a well equipped, very comfortable cottage, finished to an extremely high standard and in a lovely setting. Highly recommended.
