Ideal for family and couple stays, this newly constructed contemporary style apartment has 3 bedrooms (1 master, 1 double & 1 room with 2 singles), 1 main bathroom, 1 ensuite and a separate powder room with toilet.
A light filled, high ceiling open plan kitchen and living room area leading out to a large balcony with beach views is ideally suited for kicking back and relaxing.
It also features high quality furniture, appliances and fittings, ducted air-conditioning & heating and two car parks. Additional boat and jet ski storage can be arranged 100m away.
'Place by the Seaside' is located opposite a pedestrian crossing leading to the beach, 50m afrom Capel Sounds boat ramp and within walking distance to cafes and Rye shopping precinct.
You'll enjoy all the Mornington Peninsula has to offer being a short drive to a great back beaches, world class golf courses, the Peninsula Hot Springs, superb wineries and famous Sorrento & Portsea precincts.
** Although the property can sleep 6 people, unfortunately we cannot accept bookings of this number made up of all adults. The property is suited to smaller groups of all adults or 6 people made up of a combination of adults and children.
Interaction with Guests
A representative of 'Peninsula Escapes' will meet you upon arrival to hand over keys, guide you through the property and ensure you are aware of your responsibilities upon departure.
For your convenience a detailed 'Guest Information' folder is provided at the property which includes the location of relevant property amenities and how they operate.

Please treat the property with the same respect as you would your own home.
Upon accepting your booking you will be sent a ‘Terms & Conditions’ document that you must fill out and return.
The guest named at point one on the attached guest list remains the primary contact and assumes full responsibility for other guests and the tenancy of the property.
Following confirmation of the booking a receipt will be emailed to you containing details of the booking made.
The number of overnight occupants must not exceed the number of guests made at the time of booking.
Please remember you are in a residential neighbourhood and whilst we want you to enjoy your holiday please be courteous and keep noise to a minimum after 11.00pm.
If complaints are received regarding noise or behaviour we reserve the right to evict guests from the property.
Bookings are accepted in good faith. We will not be liable for damages of any kind should the booking have to be cancelled due to unforeseen circumstances.
If bookings are cancelled by ‘Peninsula Escapes’ every effort will be made to find alternative accommodation, but the quality and price of such accommodation can’t be guaranteed.
For the comfort of future guests we have a strict non-smoking policy inside the house. Smokers ashtrays are provided outside for your convenience and need to be emptied in the bins provided prior to departure.
Please do not throw cigarette butts into the garden beds as this is a high risk fire area
No responsibility will be taken for any personal property left inside or outside the premises at anytime.
BREAKAGES AND DAMAGE
In the event of appliances not working or damage to the property, you must inform the property manager promptly so the problem can be fixed.
Damage caused by guests is to be reported to the property manager and the cost or repair or replacement to be borne by the guest.
An inspection of the premises can be made upon demand by our property manager if we believe the terms of this agreement are not being met.
CLEANING AND GARBAGE REMOVAL
You are asked to leave the property as you found it. Any additional cleaning required as a result of the property being left in an untidy state will be deducted from the bond.
If you are staying on a Sunday night please place the council bins out for early collection on a Monday morning. Please dispose of any garbage which will not fit into the bins provided.
If the BBQ is used, it must be cleaned thoroughly.
Unfortunately this property is not suitable for pets.
The tenants will indemnify the owner against all liability which might otherwise attach to the owner as a result of injury, damage or loss (to person or property, suffered by any person where such injury, damage or loss has been caused by or contributed to by any act or omission of the tenants or his agents or invitees)
These conditions are agreed between the parties. Any infringement permits the owner to amend the rental or immediately terminate the tenancy.
ARRIVAL & DEPARTURE
Arrival & Departure times are dictated by bookings either side of yours.
Arrival time is from 3.00pm & Departure time is 10.00am (unless otherwise arranged).
Please call our property manager thirty minutes prior to arrival so he can welcome you to the property.
All guests must vacate the property by the departure time arranged with us.
Key return location will be forwarded to you prior to your arrival.
EARLY ARRIVAL & LATE DEPARTURE REQUESTS
If you require an early arrival or late departure please request this prior to securing you booking.
Although we may confirm your request we reserve the right to change this in accordance with any new booking received.
IMPORTANT – AGREEMENT DOCUMENT
Upon accepting your booking through the ‘Airbnb’ website an ‘Agreement Document’ will be emailed to you to read and return to ‘Peninsula Escapes’ asap.
The document outlines all of the above points and also requires you to supply the names and approximate age of each person staying.
We cannot accept your booking if you fail to agree to these terms.
Place by the Seaside is perfectly located and central to all the wonders of the Mornington Peninsula. We stayed a week and had family come in and out the whole time, it was great. Place by the Seaside was clean and tidy and had everything we needed to enjoy our break. The only issues were an initial shortage of towels etc, no curtains in the 2nd and 3rd bedrooms and the unavailability of a second set of keys. All in all, we loved our time at Place by the Seaside and would recommend it to anyone wanting some time away with friends or family.
Brad was a great host! Place was lovely, clean and everything we expected. Easy access to nice beach. Would go back again.
A Huge thank-you to Brad, you were such a great host!! What a beautiful place to stay....and so close to the beach. With the pedestrian crossing just outside the door, and the huge balcony it was just perfect. The house is exactly as the photos show, everything on hand to make our stay wonderful. I have stayed in a lot of holiday rentals, but this tops them all. We will be back, that's for sure!!
