About this listing
This quaint Garden Space is located in the heart of San Francisco's Mission district. To quote the Michelin guide, "The sun always shines in the Mission, a bohemian paradise dotted with palm trees, and home to artists, activists and a vibrant Latino community. Graffiti murals line the walls of funky galleries, thrift shops and bookstores; and sidewalk stands bursts with Mexican plantains, nopales, and the juiciest limes this side of the border"!
You will find many wonderful ethnic restaurants, cool coffee shops, bars, shops and galleries within a few blocks.
Just one or two blocks away, you will find bus lines (the 27 and the 9) that will take you downtown in 25 minutes, BART is just a 12 minute walk.
Unfortunately parking is not great in the neighborhood, so we do not recommend coming with a car. We have one hour parking from 8am to 6pm Monday to Friday. We can provide daily parking permit ($15 each) if needed.
The Space is in the back of the house. It has no kitchen per say but we do provide one hotplate, a microwave, a coffee maker and a mini refrigerator. (complementary coffee and tea) for minimal cooking. The bathroom has a bathtub, small sink and toilet. The loft has a Queen size bed, a desk, a dresser, and a TV/VCR for entertainment. We can provide a pack and play upon request. We provide towels and sheets.
For your enjoyment we have a large selection of records with player that we hope you will enjoy as much as we do.
Best suited for ONE PERSON OR A COUPLE.
There is no direct access from the street to the garden room. Either you will come through the main house or through the garage.

We ask guests to lock up whenever away.
Interaction with Guests
We try to greet our guests as soon as they arrive. We usually spend 20 minutes explaining a few things about our place. We will explain the neighborhood, places to eat, places to visit. We maped 2 walking tours, one in the Mission and one for downtown.
We are centrally located.
We are 12 minutes walking distance from BART.
We have the 27 and the 9 bus one block away, that will take you downtown in 25 minutes.
We have the 10 bus, also a block away, that will take you to the ballpark and Columbus street Area.

We had such a wonderful stay at Jim and Carolyn's place! I think our only regret about our trip was that we didn't spend more time just relaxing there and enjoying the garden out back. We were constantly exploring but this was always such a lovely and comfortable place to come back to. The location is incredibly convenient (especially for the price), we were able to get everywhere easily. The space was plenty for a couple and was beautifully decorated. If you open up the doors to the garden it immediately double the space downstairs and you can enjoy hearing the flowing water in the fountain. Jim and Carolyn were also wonderful hosts. They provided us with tons of information about the city with everything clearly organized. We did not interact with them much because we never had any problems, which was nice because we felt like we had a lot of privacy. They were also extremely accommodating in helping with our arrival time and leaving our luggage in the garage until our departure flight which allowed us to enjoy the city one last day. I am definitely contacting them again when we come back to San Francisco!
Fantastic couple of days at this perfect space. Mission district is excellent for dining and is really accessible from the city centre. Fantastic value for such a large space and we particularly enjoyed the outside area, which was simply stunning. Having our own private entrance was also really convenient. Definitely the place to stay if visiting SF.
It's a very nice place to visit San Fransisco.
The apartment is so cute and Jim and Carolyn are very nice.
I recommend a lot this apartment.
Quelle magnifique endroit dans un quartier vivant ! Carolyn & Jim avaient tout prévu et leurs recommendations resto sont excellentes et dans le quartier. Vraiment idéal. Merci encore!
Wonderfull place, really quiet and really charming, and staying in the garden is very nice after a long day in SF. Our hosts were very welcoming and very helpful with many tips about places to see and places were to eat. If you are looking for a place to stay in SF this is it !
We really enjoyed our stay at Jim's and Carolyn's, it was perfect! Carolyn took great care of us when we arrived, she was really helpful and kind. She gave us maps and awesome tips of stuff to do around San Francisco which was perfect since we'd never been to the city before.
We wish we could have stayed longer than just a weekend, so we could have enjoyed the lovely garden more!
We would definitely come back again, and we would happily recommend the place to everyone who has plans to visit San Fransisco!
About the Host, Jim & Carolyn
My wife and I are in our early fifties, but "they" say fifty is the new thirty! We have lived in the Mission for 20 years and we love it. Beside having fun raising our 16 year old son, traveling is one of our favorite things to do so we love to host! So far, Peru and Europe have been our favorite destinations! We love music, the arts, the great outdoors and food, so we have plenty of suggestions to guide you through this great City.
Forgot to mention, my wife Carolyn is a french native. Si vous avez un probleme en anglais elle pourra tout vous expliquer en Francais!
