The space

This quaint Garden Space is located in the heart of San Francisco's Mission district. To quote the Michelin guide, "The sun always shines in the Mission, a bohemian paradise dotted with palm trees, and home to artists, activists and a vibrant Latino community. Graffiti murals line the walls of funky galleries, thrift shops and bookstores; and sidewalk stands bursts with Mexican plantains, nopales, and the juiciest limes this side of the border"!
You will find many wonderful ethnic restaurants, cool coffee shops, bars, shops and galleries within a few blocks.

Just one or two blocks away, you will find bus lines (the 27 and the 9) that will take you downtown in 25 minutes, BART is just a 12 minute walk.
Unfortunately parking is not great in the neighborhood, so we do not recommend coming with a car. We have one hour parking from 8am to 6pm Monday to Friday. We can provide daily parking permit ($15 each) if needed.

The Space is in the back of the house. It has no kitchen per say but we do provide one hotplate, a microwave, a coffee maker and a mini refrigerator. (complementary coffee and tea) for minimal cooking. The bathroom has a bathtub, small sink and toilet. The loft has a Queen size bed, a desk, a dresser, and a TV/VCR for entertainment. We can provide a pack and play upon request. We provide towels and sheets.
For your enjoyment we have a large selection of records with player that we hope you will enjoy as much as we do.
Best suited for ONE PERSON OR A COUPLE.
There is no direct access from the street to the garden room. Either you will come through the main house or through the garage.
Free WiFi is available!
You can relax in the garden after a long day of sight seeing. We have a heat lamp if it gets a little chilly sitting outside. You will get an idea of what is whithin a few blocks by viewing our photos.

Guest access

The guests have access to the garden and the patio. They can leave their luggage in the garage if needed.
We ask guests to lock up whenever away.

Interaction with guests

We try to greet our guests as soon as they arrive. We usually spend 20 minutes explaining a few things about our place. We will explain the neighborhood, places to eat, places to visit. We maped 2 walking tours, one in the Mission and one for downtown.

Getting around

We are centrally located.
We are 12 minutes walking distance from BART.
We have the 27 and the 9 bus one block away, that will take you downtown in 25 minutes.
We have the 10 bus, also a block away, that will take you to the ballpark and Columbus street Area.
The 48 bus will take you to Noe Valley, in 10 minutes.
Unfortunately we do not provide parking for our guests.
Parking is a little tricky Monday to Friday from 8am to 5pm (we have one hour parking stickers) on our street, but 3 blocks away there are no restrictions except for street cleaning on certain days.

Jim + Carolyn were very communicative and accessible. Their home is so lovely and very close to great restaurants and eateries throughout the Mission district. Parking in the neighborhood can be tricky. There are time restrictions during the week. So if you don't have a car it's an even better choice to stay. We came for my husbands birthday. The record player and collection of vinyls is what pushed me to book. My husband LOVES his records so we had a blast listening to a great selection of music. My favorite part of the home was the garden because I LOVE my plants. If you have the chance to stay here, I promise you won't regret it! Thanks Jim and Carolyn, we'll def be back the next time we're in SF!

This was both my first AirBNB experience and my first stay in San Francisco...and I don't think I'll be able to top either! Carolyn and Jim are lovely and hospitable. The cottage is adorable and private. This is a great location for unique restaurants and an easy walk to public transportation stops bound for the popular tourist spots.

We had a very lovely stay at Carolyn and Jim’s flat. They are a very welcoming couple that made us feel comfortable right away, and had many suggestions on what to eat in the area, and what to see in San Francisco. The flat itself is placed very well in the central of the foodies district Mission. We would highly recommend a stay at Carolyn and Jim’s. Best, Christina and Peter

Jim and Carolyn's space is gorgeous. The pictures are absolutely accurate to the space and its size. They are so incredibly friendly and welcoming; they both took the time to give me tips and advice on local hotspots, and if Jim has time he might be able to give you a tour around the city - honestly, the man could make a living at it. It was that great. I felt like I was staying with family friends. And don't turn your nose up at the idea of staying in the Mission! It was FABULOUS. If you're artsy, bookish, a foodie, a people-watcher, or someone who thinks of vacation as a chance to just unwind and do nothing then this place is perfect. When I say that their space is lively and close to restaurants/night life, it IS. Close by a matter of a few blocks. But it's also got an amazing feeling of seclusion and peacefulness. Their garden patio is its own little Eden. I'm a homebody - always anxious to return home from trips - and I truly did not want to leave. I killed 3/4 of a vacation day just sitting around the studio because it's that beautiful and relaxing. And the moment I got hungry for world famous tamales, Roosevelt's Tamale Parlor was 3 blocks away. You will be so thrilled with this place if you book.

The studio is so nice and cosy, like a tiny independent little house, it has everything that one would need for a short stay. Jim and Caroline were great hosts, they were always very helpful with their advises and tips, and very generous, ready for anything that we needed, and Jim even took us for a tour of the city by car! Of course we were lucky that he managed to find the time on a Sunday, and he showed us places that we would have not been able to discover otherwise. The area, Mission District, is really enjoyable and interesting for its night life and places to eat, and yet our studio was quiet and private. We are so happy to have chosen this wonderful studio for our stay!

Jim and Carolyn's place was absolutely lovely!! The loft itself was beautiful, very comfortable, private, and spacious. Jim and Carolyn were just as lovely as the place! They were very accommodating with our late arrival and great with communication. They have an amazing "guide handbook" with maps and recommendations to keep you busy. The location is a short walk or cheap uber trip from all the major attractions! San Francisco is a very walkable city so that is what we recommend. The mission neighborhood is jam packed with amazing eateries and lets you get a real authentic feel of the city. Highly recommend to anybody staying in San Francisco!

My wife and I are in our early fifties, but "they" say fifty is the new thirty! We have lived in the Mission for 20 years and we love it. Beside having fun raising our 16 year old son, traveling is one of our favorite things to do so we love to host! So far, Peru and Europe have been our favorite destinations! We love music, the arts, the great outdoors and food, so we have plenty of suggestions to guide you through this great City.
Forgot to mention, my wife Carolyn is a french native. Si vous avez un probleme en anglais elle pourra tout vous expliquer en Francais!
