This quaint Garden Space is located in the heart of San Francisco's Mission district. To quote the Michelin guide, "The sun always shines in the Mission, a bohemian paradise dotted with palm trees, and home to artists, activists and a vibrant Latino community. Graffiti murals line the walls of funky galleries, thrift shops and bookstores; and sidewalk stands bursts with Mexican plantains, nopales, and the juiciest limes this side of the border"! Just one or two blocks away, you will find bus lines (the 27 and the 9) that will take you any where in the city, BART is just a 12 minute walk.
You will also find many wonderful ethnic and trendy restaurants, cool coffee shops, bars, shops and galleries within a few blocks.
The Space is in the back of the house. It has no kitchen per say but we do provide one hotplate, a microwave, a coffee maker and a mini refrigerator. (complementary coffee and tea) for minimal cooking. The bathroom has a bathtub, small sink and toilet. The loft has a Queen size bed, a desk, a dresser, and a TV/VCR for entertainment. We can provide a pack and play upon request. We provide towels and sheets.
For your enjoyment we have a large selection of records with player that we hope you will enjoy as much as we do.
Best suited for ONE PERSON OR A COUPLE.
There is no direct access from the street to the garden room. Either you will come through the main house or through the garage.

You can relax in the garden after a long day of sight seeing. We have a heat lamp if it gets a little chilly sitting outside. You will get an idea of what is whithin a few blocks by viewing our photos.
The guests have access to the garden and the patio. They can leave their luggage in the garage if needed.
We ask guests to lock up whenever away.
Interaction with Guests
We try to greet our guests as soon as they arrive. We usually spend 20 minutes explaining a few things about our place. We will explain the neighborhood, places to eat, places to visit. We maped 2 walking tours, one in the Mission and one for downtown.
We are centrally located.
We are 12 minutes walking distance from BART.
We have the 27 and the 9 bus one block away, that will take you downtown in 25 minutes.
We have the 10 bus, also a block away, that will take you to the ballpark and Columbus street Area.
The 48 bus will take you to Noe Valley, in 10 minutes.
Unfortunately we do not provide parking for our guests.
Parking is a little tricky Monday to Friday from 8am to 5pm (we have one hour parking stickers) on our street, but 3 blocks away there are no restrictions except for street cleaning on certain days.
Other Things to Note
We try to be flexible with arrival and departure time if we can. It really depends on same day departure and arrival.

No smoking inside, but welcome outside in the garden
Out of respect for our neighbors, please keep noise to a minimum after 9pm.
Host is not responsible for any accidents, injuries or illness that occur while on the premises of its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that the guest is expressly assuming the risk of amy harm arising from their use of the premises or others whom they invite to use the premises.
Guest agrees not to download any unlawful content from the internet while using the wifi provided by the host.
Very conveniently located, super cute loft in Mission district. It has access to a cute garden. Small kitchen but very well stocked! The album and book collections are also great pluses! Carolyn and Jim are very friendly hosts. I will definitely stay here again! Highly recommended.
Carolyn and Jim was very nice and helpful, they were easy to reach before and during the stay. The studio was very nice, not noisy at all and with a nice inner garden. Over all we are very pleased and had a great stay!
Un petit coin de paradis dans le quartier le plus sympa de San Francisco!
Carolyn et Jim sont accueillant et leur cottage est parfait. On y dort bien, on profite du jardin à toute heure, du petit-déjeuner au soir, parmi les plantes et les oiseaux et on est pourtant en pleine ville, avec un accès facile aux autres quartiers. A quelques minutes à pied on découvre la 24ème rue avec ses cafés, donuts, tamale, burritos, pâtisseries mexicaines, etc. Le métro est au bout, mais on aime bien aussi prendre le bus, plus lent, qui traverse la ville et permet de voir ce qui s'y passe.
Bref, on recommande!

We stayed at the cottage for 7 days and we loved it! The cottage had everything you need, it is clean, cosy, and in a great area. We loved the Mission, the variety of things you can find here. Jim and Carolyn are wonderful hosts, they gave us great advice on what to do, what to see, and how to get around in SF. We got a great tour of the city with Jim and their cute dog Timmy, and it was one of the highlights of our trip. If you want to stay in a great place, in the best area of SF, this is where you go. You can find the best restaurants and coffee places just around the corner from the cottage. The Mission is walking distance from the Castro, another fantastic area you can't miss while in SF. We agree with all the others that left a review of this cottage: it is a place you will want to come back to, Jim and Carolyn are great hosts, the area has everything you need and it's all in walking distance from the cottage. We can't wait to come back! Thank you Carolyn for the ride on our last day, and thank you Jim for the great sightseeing tour!
Great host. I have appreciated the care Carolyn took of my relatives while they were visiting San Francisco. I have seen for myself the very original layout of the apartment and the beautiful garden space in the heart of the city. Would recommend. Of course.
We had a wonderful week long stay at the cottage of Jim and Carolyn. At check-in we were warmly greeted and given maps of the area which Jim had just printed off for us. Our daughter lives right in the vicinity of our cottage so she was pretty much our go-to person for showing us around however Carolyn also offered to give us a driving tour. Their recommendations for food were spot on! I would return here in a heart beat. Their guest book was filled with notes from many travelers all over the US, countries abroad and Canada. No need to do any cooking as there are wonderful restaurants so close by! So, pull up a good book, a glass of wine or cup of coffee and have a rest on your private patio after site seeing and before heading out again for the evening. Enjoy!
Jim, Carolyn and their place exceeded all our expectations and set the foundations for what turned out to be an amazing long weekend in SF. The place is great, location ideal. Couldn't recommend it more. Would go back tomorrow!
My wife and I are in our early fifties, but "they" say fifty is the new thirty! We have lived in the Mission for 20 years and we love it. Beside having fun raising our 16 year old son, traveling is one of our favorite things to do so we love to host! So far, Peru and Europe have been our favorite destinations! We love music, the arts, the great outdoors and food, so we have plenty of suggestions to guide you through this great City.
Forgot to mention, my wife Carolyn is a french native. Si vous avez un probleme en anglais elle pourra tout vous expliquer en Francais!
