About This Listing
This quaint Garden Space is located in the heart of San Francisco's Mission district. To quote the Michelin guide, "The sun always shines in the Mission, a bohemian paradise dotted with palm trees, and home to artists, activists and a vibrant Latino community. Graffiti murals line the walls of funky galleries, thrift shops and bookstores; and sidewalk stands bursts with Mexican plantains, nopales, and the juiciest limes this side of the border"! Just one or two blocks away, you will find bus lines (the 27 and the 9) that will take you any where in the city, BART is just a 12 minute walk.
You will also find many wonderful ethnic and trendy restaurants, cool coffee shops, bars, shops and galleries within a few blocks.
The Space is in the back of the house. It has no kitchen per say but we do provide one hotplate, a microwave, a coffee maker and a mini refrigerator. (complementary coffee and tea) for minimal cooking. The bathroom has a bathtub, small sink and toilet. The loft has a Queen size bed, a desk, a dresser, and a TV/VCR for entertainment. We can provide a pack and play upon request. We provide towels and sheets.
For your enjoyment we have a large selection of records with player that we hope you will enjoy as much as we do.
Best suited for ONE PERSON OR A COUPLE.
There is no direct access from the street to the garden room. Either you will come through the main house or through the garage.
Free WiFi is available!
You can relax in the garden after a long day of sight seeing. We have a heat lamp if it gets a little chilly sitting outside. You will get an idea of what is whithin a few blocks by viewing our photos.
The guests have access to the garden and the patio. They can leave their luggage in the garage if needed.
We ask guests to lock up whenever away.
Interaction with Guests
We try to greet our guests as soon as they arrive. We usually spend 20 minutes explaining a few things about our place. We will explain the neighborhood, places to eat, places to visit. We maped 2 walking tours, one in the Mission and one for downtown.
We are centrally located.
We are 12 minutes walking distance from BART.
We have the 27 and the 9 bus one block away, that will take you downtown in 25 minutes.
We have the 10 bus, also a block away, that will take you to the ballpark and Columbus street Area.
The 48 bus will take you to Noe Valley, in 10 minutes.
Unfortunately we do not provide parking for our guests.
Parking is a little tricky Monday to Friday from 8am to 5pm (we have one hour parking stickers) on our street, but 3 blocks away there are no restrictions except for street cleaning on certain days.
Other Things to Note
We try to be flexible with arrival and departure time if we can. It really depends on same day departure and arrival.

Daily upkeep is responsability of guests.
No smoking inside, but welcome outside in the garden
Out of respect for our neighbors, please keep noise to a minimum after 9pm.
Host is not responsible for any accidents, injuries or illness that occur while on the premises of its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that the guest is expressly assuming the risk of amy harm arising from their use of the premises or others whom they invite to use the premises.
Guest agrees not to download any unlawful content from the internet while using the wifi provided by the host.
I loved staying in this oasis-like location. The hosts were responsive and communicated well. The location was as pictured and the garden especially beautiful during my stay. I enjoyed easy access to public transportation (BART, MUNI). Nearby are many local grocerias, a natural foods market, restaurants, coffee shops, galleries, book stores and the branch of the SF public library. The hosts had copious material on hand about the area and were both helpful and respectful. The neighborhood is very lively and diverse, and down-to-earth. I found it a good place to do some quiet writing work, as well as easy to attend meetings downtown and get some sightseeing in. I was here during Pride Weekend, and saw a lot of the neighborhood celebration. The murals and other public art in the area are fantastic, too.
Lovely, clean and quirky apartment ideally located for those who want to have a bit of time away from the hustle and bustle of the tourist centres. Carolyn and Jim went out of their way to make us feel at home and gave us plenty of tips for places to see and routes to take. I would definitely recommend this apartment to family and friends.
Quel bonheur ! Le cottage était parfait, exactement comme sur les photos et le jardin est même beaucoup plus beau en vrai !!! Parfait pour prendre son petit déjeuner avant une longue journée de marche. Jim et Carolyn sont plus qu'accueillants, on se sent comme dans la famille. Le quartier est génial, plein de resto très simples et très bons (mention spéciale au Pig & Pie, notre QG) et très bien desservit pour se rendre partout. Donc c'est un endroit que nous recommandons vraiment à tout le monde !
We loved to stay in Jim and Carolyn's apartment and felt cosy like at home. The little garden is a paradise to rest after being out in San Francisco:) we also loved mission quarter being full of colors smells Spanish language and many nice restaurants around the corner! Thank you Jim and Carolyn.

Absolutely perfect place for us to stay for my daughter's graduation from USF! We loved the interesting books, music and artwork - but the welcoming hosts, their adorable dogs and the gorgeous courtyard were the highlights of our stay. Their restaurant recommendations were excellent, and we highly recommend the French restaurant Sous Beurre very close to the home. As Carolyn is a French native, we knew it would be good, but it was also surprisingly reasonable considering the quality, serving sizes and service. We hope to have a chance to stay with Jim and Carolyn again.
My wife and I loved this place. Great location in the Mission. Hosts provided lots of materials about area, maps, recommendations of restaurants, and books about SF. They were very good about communicating w/ us in advance and meeting us soon after our arrival and orienting us. They were also kind enough to give us use of their garage, which was a real bonus. Bed in upstairs loft was very comfortable although that area has a low ceiling and does not work well for taller guests. Also the spiral staircase might be a bit tricky for older guests.
About the Host, Jim & Carolyn
My wife and I are in our early fifties, but "they" say fifty is the new thirty! We have lived in the Mission for 20 years and we love it. Beside having fun raising our 16 year old son, traveling is one of our favorite things to do so we love to host! So far, Peru and Europe have been our favorite destinations! We love music, the arts, the great outdoors and food, so we have plenty of suggestions to guide you through this great City.
Forgot to mention, my wife Carolyn is a french native. Si vous avez un probleme en anglais elle pourra tout vous expliquer en Francais!
