This quaint Garden Loft is located in the heart of San Francisco's Mission district. To quote the Michelin guide, "The sun always shines in the Mission, a bohemian paradise dotted with palm trees, and home to artists, activists and a vibrant Latino community. Graffiti murals line the walls of funky galleries, thrift ships and bookstores; and sidewalk stands bursts with Mexican plantains, no pales, and the juiciest limes this side I'd the border"! Just one or two blocks away, you will find bus lines (the 27 and the 9) that will take you any where in the city, BART is just a ten minute walk.
You will also find many wonderful ethnic and trendy restaurants, cool coffee shops, bars, shops and galleries within a few blocks.
The Studio is detached from the main house. It has a small kitchenette that includes one burner, a microwave, a coffee maker and a refrigerator. (complementary coffee and tea too) The bathroom has a bathtub, small sink and toilet. The loft has a Queen size bed, a desk, a dresser, and a TV/VCR for entertainment. We can provide a pack and play upon request. We provide towels and sheets.
For your enjoyment we have a large selection of records with player that we hope you will enjoy as much as we do.
Best suited for one person or a couple.
There is no direct access from the street to the cottage. Either you will come through the main house or through the garage.

You can relax in the garden after a long day of sight seeing. You can use the heat lamp if it gets a little chilly sitting outside. You will get an idea of what is whithin a few blocks by viewing the photos.

My mother and I stayed at Jim and Carolyn's place and it was great. We loved feeling like we were "coming home." It is a cozy and quaint place. It might be a little small for more than 2 people but it was perfect for my mom and I. Highly recommend!
Jim & Carolyn are really great hosts. They really love their city and like to share that with you. Jim informed us very well about special places to go and streets to walk. Furthermore the cottage is such a nice place to stay, very private, nicely decorated and clean. We would highly recommend Jim & Carolyn and their lovely Cottage.
One simple word for this place: Spectacular! The apartment itself, while not huge, is perfect! The loft area with the bed is lovely, and feels very separate from the rest of the apartment. There's a great area for hanging out, reading their excellent book collection, and even playing their extensive vinyl library! Didn't hurt that Jim's musical taste lines up about perfectly with mine. Location is great, but you know that already if you're searching in the Mission. Everything was impeccably clean, from bedding to bathroom. Jim and Carolyn are terrific hosts, filled with very useful local knowledge. If you forget some of the details they share with you, fear not! It's all compiled very nicely in a big binder.

Jim and Carolyn are friendly and considerate hosts. Carolyn was there to receive us on our arrival and took us through the whole cottage. Jim came by to greet us while I was dealing with some GI stress, but no sweat! There's a binder full of recommendations and walking routes which helped us out a lot... especially the Roosevelt Tamale Parlor, we would never have gone there if Carolyn hadn't told us about it. It was an unforgettable meal! We also really enjoyed Jim's record collection while we were there, especially if you like Lou Reed or David Bowie. Highly recommended!
I cannot express how wonderful this little place is! I had probably the best vacation I've had in years: 3 days of greatness. While I didn't get to meet Jim, only only briefly met with Carolyn, their hospitality was apparent my entire stay. Carolyn allowed me to drop my bags off early as the cottage wasn't ready yet (I arrived long before check-in time, so this wasn't on their end). Later, she arrived and showed me the cottage, and offered me a bottle of wine and beer - something I've yet to experience and a lovely host's touch.
The cottage is cozy and homey, with all that I needed. There is no TV downstairs (though there is one in the loft; I didn't use it), but the record player and albums were perfect entertainment and allowed me to 'turn off' a bit. You may find yourself dancing around, singing along - why not? Tons of books to peruse, as I did, even a selection of French ones.
While there isn't a full range, there's a radiant heat cooking surface if you wish to use it. I did not, as I ate sublimely at several local restaurants.
And, the neighborhood... PERFECT location. I've been to SF many times, but always up in the city center: Union Square, SoMA, the wharf. Never had I visited The Mission, and now I've found a place to visit again and again. Places to try: Dynamo Donuts (totally worth the price, and the coffee is divine), Roosevelt Tamale Parlor (I ate here two days in a row because it's so wonderful), St. Francis Restaurant (for breakfast; or, I hear great ice cream options), Local's Corner (pricey, but good for a night out; intimate space, good fresh and local food), and Universal Cafe (breakfast/brunch). Not a bad meal once.
The one thing I didn't get to enjoy was the beautiful courtyard - just too chilly for me, and I loved the unit so much, I just cozied up on the sofa and read.
I will be telling everyone about this place!
This cottage is amazing! My mom and I stayed here for a mother daughter weekend and had lazy mornings listening to records and drinking coffee. Then we enjoyed several of the walking tours that Jim and Carolyn recommended. After a long day of exploring, we loved to unwind in the private backyard patio. The location is great, the hosts are so welcoming and helpful, and the cottage is beautiful. Thanks for hosting a great stay in SF!

This cottage is fantastic! We loved staying here. We have our own private, separate entrance through the garage, which we really liked as we could come back late at night and know we wouldn't be disturbing anyone. The loft is beautifully decorated and has a lot of life to it. The bed was amazingly comfortable.
Jim and Carolyn were very nice and explained everything very well.
The area is awesome, tons of neat little shops and great food nearby.
We would love to stay here again next time we come to SF!
We were very happy with our stay at Jim and Carolyn's place. We received a very warm welcome which included walking maps of the city and great recommendations for things to do and places to eat. On our first night we were lucky enough to be invited to have dinner which was a great opportunity to get to know Jim and Carolyn, they are great people and very generous. The apartment was very comfortable and spacious. We had everything we needed and definitely recommend staying there.
