C. Loft spaces are only made available to groups of 7 to 10. Groups of 6 or smaller will not be allowed access.

This house is minutes walk from 3 major train station lines, supermarkets, department stores, restaurants, drug stores ... everything you need to enjoy the perfect stay in one of Japan's most popular cities.

Yamashina station gives you easy access to trains headed up to Shiga (Lake Biwa and the mountains), or all the way down to Kobe. And being just one stop from Kyoto, you can be on your way in minutes to anywhere you can imagine in Japan—perfect convenience!

The largest room in the house with a queen-sized bed, walk-in closet, small veranda for hanging laundry, and extra space for you to relax or for additional futon arrangement .
Rooms 2 and 3
These two rooms are smaller but we provide you with "queen-sized" futons that are soft and comfortable.
Once again, everything is new in this house. Everything you need for a comfortable stay is either provided by us in the home, or easily available from a multitude of grocery stores, department stores, home centers (DIY, hardware store-type places), drug-stores, convenience stores, dry-cleaning facilities, and more!
Fully-stocked with all the items you’ll need to prepare your own snacks and meals, plus a new dishwashing machine to easily do the cleaning up afterwards.
SHOWER, TOILETS, LAUNDRY
2 toilets with washlets (bidet systems); A wet-room shower (close the door and spray away or relax in a long, deep luxurious bath); Clothes washing machine (clothes must be hung out to dry); Shampoo, body soap, towels, laundry detergent, a hair dryer, and lots of other little items that will make your stay a complete joy.
INTERNET AND WIFI
We provide you with unlimited wireless use inside the house, and portable Wi-Fi routers for trips outside of the house. That’s right, portable Wi-Fi routers that can connect up to 10 devices, for free use while you are our guest.
—Still want more? Even though you will have the entire home to yourself, you will not be on your own. We will continue to be available to support you and offer additional assistance in help with maps, directions, making reservations, purchasing tickets, etc., through either telephone calls or email.
—For an additional fee, we also have premium services to assist you by accompanied translation at any shop, restaurant, or wherever you need our help. We will go with you and translate menus, negotiate with shop assistants, make reservations, whatever is needed! We do not accept check-ins after 22:00 (10 pm). Be sure to confirm your travel itinerary for your estimated arrival time at our home, and contact us for advice if you are not sure if you will be able to make it in time from Tokyo or Kansai International Airport (KIX).
We have truly enjoyed our time hosting more than 450 guests in two years in our homes in Osaka, Kyoto, and Nara, but we do have lives outside of Airbnb. That means that while we always plan to meet our guests for checking-in and orientation to the house, the neighborhood, and Kansai in general, we don't have all day to wait around for your arrival.
We have had more than our fair share of guests telling us, "we should be there around noon", and then come walking through the door hours later because they "wanted to grab some lunch, do some shopping, and look round the area" before arriving to check in.
When you tell us your approximate time of arrival for checking-in that first day, please do your best to keep to that stated time. If you are unable to keep to your given schedule, then call or email us immediately with your new plans. While we can be flexible within an hour or so, we cannot guarantee that we will be able to wait for you to arrive much beyond that time frame.
In short, please be as considerate of our time and schedule, as we are of yours. Thank you!
Hey, we want you to have a fantastic time on your visit to Kansai, Japan. We will treat you as a cherished guest, but frown upon:
-Smoking. Absolutely no smoking anywhere in the house, please! We said "no smoking" right up front, and the rule applies anywhere on our property, inside or out.
-You treating our cherished home like any ol' hotel because you "paid for it". Sorry, but money at the door does not buy you the right to trash our place. We would expect things to be in the same state as you found them in on your arrival.
These seem like pretty common sense rules to us, and hardly worth the mention. Experience has taught us how wrong we could be.

We stayed for 4 nights as a family of four. First visit to Japan and first time airbnb users. From start to finish, Bob & Lily were excellent hosts. Communication was very fast (usually within an hour), detailed and accurate.
The house is well presented, very clean and well maintained (near new in appearance) and well stocked with everything you would need to stay for any length of time (including things like washing powder, coffee etc… in generous supply).
Location is excellent. One 5min (no stop) train to Kyoto station. Easy sub-5 min. walk to station (can be mostly undercover if raining). The walk takes in a Daimaru, Uniqlo, Starbucks plus 2 other grocery stores, several vending machines and 10+ small restaurants/take away.
Wi-fi in the house was much faster than Tokyo hotel and the portable wi-fi devices are super convenient to carry around outside (and allow multiple device connections). The Roku subscription has great access to English language TV - watched shows ahead of what is showing in Australia.
Yamashina is not on the tourist trail (yet so close to the sights of Kyoto) and will hardly see another traveller. It feels like living in suburban Japan.
Overall, an excellent house and host.
Bob & lily were very responsive ,and replied to mails,ASAP.We had taken an early train ,and reached Kyoto at noon ,but they were most accomodating ,and told us to reach the home,as it was being cleaned ,we cld atleast put our luggage in.The cleaning ladies ,were v helpful,and told us abt the functioning of the kitchen /appliances etc.Just a casual mention about tea ( coffee was there ,but we all r tea drinkers),and it appeared when we returned .The Description ,is EXACT as listed ,( if not better ),a brand new ,home,the direction from KYOTO station were awesome ,with photos,we just followed it home,it was a piece of (website hidden) DIRECTION ,in all my SERVICE APTS till today.The neigbourhood is nice and quiet ,in a small lane ,where only small cars can come in .BOB ,also booked 3 taxis for us ,as we had a train at 5.30 am ,and none of us know Japanese.All in All ,a great house ,though a bit tight for 6 Adults ,with 1 bathing area to share ,but NO EXCUSES ,we knew about it ,from the website.
We enjoyed our 7 day stay at Bob and Lily's house. A very central location 5mins to Yamashina station. One stop from Kyoto station directly on the Tozai subway line so most important sightseeing locations were quite handy. Each afternoon on our walk back to house we popped into a very nice department store Daimaru excellent grocery shopping, enjoyed several meals at a café there. Directions provided by the hosts were meticulous. House was spotless kitchen equipped with all the appliances needed, bed very comfortable, bathroom and toilet facilities excellent. Wi fi worked well. Hosts were very prompt in replying to any queries. This is a lovely home on a very quiet street, so close to Kyoto yet away from all the tourists. This was the first of our three airbnb experiences in Japan, very happy with the system. Bob and Lilly are to be congratulated on the accommodation and service they provide.

This little town house is perfect for a small group of friends. 3 bedrooms upstairs that can be arranged into however many beds you need and a living area downstairs. There was 4 of us staying in the house quite comfortably! Good location near some great restaurants and reasonably easy to walk to the train station if you have lots of luggage. Thanks Bob & lily!

This place is really exactly what the pictures look like but a lot more spacious. Appliances/ fittings and furniture all new!! They even had an amazing variety of movies and shows to choose from their Hulu (like Netflix).
We could of dropped out luggage and moved in.
Location was 5 min walk to station (jr line and subway), groceries and food.
I would highly recommend this place as your base in Kansas and is only 40-50mins from Osaka and Nara.

There are so many more places we would like to see, but we abhor tour groups and try to avoid traveling well worn touristy paths. It has always been our desire to "live it like a local" anywhere we go.
Lily first came to Japan from Shanghai, China in 1999. She has lived and worked throughout Osaka and Kyoto. When not showing visitors around Kansai, she can often be found on the studio floor dancing Salsa or sweating it out to Bikram Yoga.
Hailing from Colorado, Bob started out in Japan in 1994 as an English language instructor in Kurashiki for six years. Following a four year stay in Canberra, Australia, he came back to Japan in 2003 and has been a university lecturer in Kansai ever since. A nihonshu (sake) aficionado and dedicated restaurant hunter, he is most often criticized for over-ordering everything and badgering friends on which train car to take.
We began our lives together in 2006 with Lily taking us to a brilliant little cafe in the heart of downtown Osaka. On our second date, Bob insisted we take a day long trip down the coast to Kurashiki, Okayama. Quickly realizing that we both shared a passion for food and travel, we have been together ever since.
