Our spacious home comfortably sleeps 8 in four bedrooms with 3 sparkling new bathrooms with tubs and separate showers. Ideal for a large family or two smaller families traveling together. Sunny eat-in-kitchen has all appliances and a butler's pantry, opening to a dining room and then to central great room with both dining and living areas, huge fireplace with benches inside in the traditional Umbrian manner. Satellite TV & Internet of course. Bedrooms have comfortable new beds, one with canopy and terrace, two with en-suite baths while other two share a bathroom. Laundry room with washing machine on ground floor. Outdoors is the 8x16 meter pool (open mid-May to mid-September) with lounge chairs and umbrellas, next to the pool is a pool house with bath, shower, changing room, fridge. Eat at the pool at ceramic tables or on the lawn: barbecue, wood-fired oven, kitchen garden with fresh produce. Historic chapel on property dating from Benedictine monastery founded as separate realm of emperor within the surrounding Papal state in 1100s. Ample parking area within secure electric gates. We are happy to arrange pottery and sports classes nearby. Wonderful spot for relaxing with family and friends or walk out to the rolling hills or down into town with all services, restaurants, bank, shops, cafes, etc.. In the heart of green Umbria with all of its cultural, religious, natural beauties within a short drive. We highly recommend a car during your stay. We live in the village below the house and our family occasionally uses the pool, please let us know if you prefer exclusive use. Heating in winter is charged separately at cost based on usage.

The secluded country location is ideal for a relaxing and peaceful holiday but for those wishing a more active vacation there are great walks, wonderful museums, historic gardens, world-class concerts, and other cultural and sporting events, an infinite variety of local festivals, wine and olive oil tours, truffle hunts--and don't miss the remarkable maiolica ex-voto plaques and tiles at the Madonna dei Bagni church nearby.
Please only smoke outside using the ashtrays provided, thank you. We live in the village and our family uses the pool from time to time, please let us know if you would prefer exclusive use of the pool during your stay. Heating costs in winter are charged separately at cost based on usage. Please close the windows and shutters during the day to retain the naturally cool temperature of the old stone walls of the house and open the windows at night to allow evening breezes to cool the air inside.

I've been living in the Spoleto area for more than 25 years and have been helping friends who have holiday homes in the area find great guests who will enjoy staying here for the past five years. I make sure the houses are ready for your arrival and are always even nicer than you'd expected. I want to ensure you have a great holiday and come to love and hopefully return to Umbria whenever you can. I also have a holiday cottage in upstate New York on a golf course on Otsego Lake, close to Cooperstown, on a property I share with my brother.
