This charming 1 bedroom, 1 bathroom apt sleeps up to 4 people and is located in the heart of College Hill's Wayland Square, one of most desirable, safest, and walkable districts on College Hill in Providence. The apt is just 2 blocks walk to Wayland Square, 8 blocks (10-15 minutes) walking distance to Brown University, (20-25 min) walking distance to RISD, and is close to Blackstone Blvd, Fox Point, India Point Park, Wickenden St, Thayer Street, Hope St Village, Federal Hill, Downtown, WaterFire, the Convention Center and many shops restaurants, parks, and attractions. Downtown Providence is also easily accessible by walking straight down historic Angell St. If you are visiting Providence and need a place to stay that is beautiful, safe, inexpensive and central to the colleges and downtown this is the perfect place!
The apartment with brand new modern furnishings is located on the second floor with a private entrance. It features 1 bedroom with an incredibly comfy brand new king size bed, fresh clean new bedding, and two small dressers. The sunlit living room features gorgeous views, beautiful hardwoods, modern carpets, leather sofa, arm chairs, coffee table, and FIOS Cable TV and HD / DVR available with HBO, Showtime, Cinemax, Starz, Encore, The Movie Channel & more. A comfortable full-size fold out sofa bed and/or queen size air mattress is also available in the living room which is great for kids or the extra guest. If you have infants or small children, a "pack and play" portable crib or full size crib is available for your use and fits a child up to the age of 2 or 3. The kitchen has lovely windows, a stove, microwave, coffeemaker, refrigerator and all kitchenware and utensils needed to accommodate your stay. The sunlit bathroom has a bathtub, sink, and you can enjoy your bath while looking at clouds or the stars and enjoying ultra plush bath towels. Wireless internet, washer and dryer, and 24 hour off-street parking are a available for your convenience (Note: parking is available in a small garage space that fits 1 compact, small midsize, or economy size vehicle. Larger size vehicles cannot be accomodated. The city of Providence does not allow overnight street parking without a residential parking permit so please plan accordingly and bring a car that will fit in the garage. Pets and smoking are not allowed. There is easy access to I-95 and 1-195 within about a mile from the apt and it's just an 8 minute drive to the Amtrack station, and a 15 minute drive to TF Green Airport.
The house still has some really beautiful original features from the early 1900's period in which it was built, while it also provides the conveniences of recent updates. I do have mature family-oriented tenants. Occasionally you can hear a little bit of walking on the floorboards above or below. The place is wonderfully warm in the winters. Two brand new air conditioners are installed to keep guests cool and comfortable in the summer.

In Wayland Square you will find Whole Foods Grocery, Starbucks, Lim's Thai Cuisine, Alex and Ani, Books On The Square, Teas and Javas, Mc Bride's Pub, Minerva Pizza, Power Yoga, Boston Sports Club, Citron Day Spa, Eastside, Marketplace Grocery, CVS, Rite Aid, Bank Of America, The UPS Store, and many more shops, spas, and restaurants.
Numerous cafes, restaurants, and shops are located along Thayer Street, adjoining Brown University at Veteran's Gate. Brown University's bookstore is located on Thayer. A notable Thayer Street landmark is the Avon Cinema which dates back to the early twentieth century.
Brown University, Rhode Island School of Design (RISD)
Both colleges are just blocks from the apt. Brown University's facilities include the Main Green, the Rockefeller Library, the Pembroke Campus, and the School of Medicine. Many of the Rhode Island School of Design's buildings are along the slope of College Hill. The RISD Museum is located on Benefit Street.
Wickenden has many quaint antique shops, clothing stores, Coffee Exchange, Brickaway (which serves great breakfasts), and Fellini's Pizzeria the best pizza in Providence!
Hope St Village
Hope St has a wonderful collection of small, locally-owned businesses including restaurants, pubs, shops, spa's, and is a local's favorite!.
Federal Hill neighborhood has a salient role in the history of Providence due to its central location within the city. It's best known as the Italian district and hosts a variety of fine restaurants, galleries, nightlife, and shopping and some of the best Italian food in town.
Providence Waterfire, Downtown, Providence Place Mall, Convention Center
All of these downtown delights are just a short 5 minute drive or a 20-25 minute walk from the apt.

Parks & Recreation
The apt is 1 block from scenic Paterson Park which has a walking trail and a wonderful playground for children. Many families traveling with kids that have stayed at our place have loved the close proximity of the playground. It's also 5 blocks walk from Blackstone Blvd which is the best most scenic 2-3 mile jogging & walking trail in Providence. Wayland Square Power Yoga and Boston Sports Club are just 2-3 blocks from the apt.
There are numerous parks and green spaces within walking and driving distance. India Point Park, the largest of these, is located along the northernmost shore of Narragansett Bay. Blackstone Boulevard Park, consists of 19.3 acres (7.8 ha) of parkland and a 1.7-mile (2.7 km) path for jogging and walking. Brown Street Park, behind Hope High School. Lippitt Memorial Park, a 6-acre (2.4 ha) park at the intersection of Hope Street and Blackstone Boulevard near the Pawtucket border. It is named after former Rhode Island governor Charles W. Lippitt. Roger Williams National Memorial is at the bottom of College Hill.
Guests will have access to the apartment on the 2nd floor, the back door/back stairwell entrance, and the laundry facilities in the basement. The front stairwell and the second floor and first floor porches(decks) in front of the house are my other tenants primary private entrances so they are off limits to my Airbnb guests and may only be used as a secondary exit in case of emergency. Usually the backyard is used primarily by my tenants but occasionally guests (families with children) have used the kids play areas.
Interaction with Guests
Guest interaction is minimal as I prefer to give my guests privacy. I am however nearby and available anytime by text and phone to help if my guests have questions.
Wayland Square is super safe and on the edge of College Hill. It's one of the best, most walkable neighborhoods in Providence for shops, restaurants, spas, lifestyle, and residential living. There is easy access to the colleges and downtown but it's not in the "party zone" areas of College Hill (which around graduation and the summertime can be quite loud at night).
The apartment a couple blocks walk to the nearest bus line, close to I-95 and 1-195, and a 5 minute drive to downtown Providence. You can rent a Zipcar about 2-3 blocks from the apt or rent bikes from Legend Bicycle. The Amtrack station is an 8 minute drive and Providence TF Green Airport is a 15 minute from the apt.

Our stay at the apartment over Christmas was great. The apartment was spacious and had all the amenities we needed. The neighborhood was quiet yet close to stores and restaurants. Mags was very responsive and helpful.
Mags was a conscientious host who made sure every detail was taken care of. The apartment was perfect - cozy, comfortable, and convenient. Nice that parking is available in the garage (just make sure you have a smaller car! Mine fit fine!). And the bed was SUPER comfortable :) My BF and I had a wonderful time!!!

We had a great stay. It is very nice apartment in a great location. Our kids enjoyed the local parks nearby and there are a lot of things to see within walking distance. Mags was very nice and helpful throughout our stay. We stayed for a week and this place worked great for our family of four.
Staying at Mags' place was our first experience with Airbnb. My husband and I spent a week here while in town visiting with family. It was everything we hoped for and then some. First of all, Mags was a great host. From the beginning, all of her communication was welcoming and informative which turned out to be a great indicator of what it was like to stay at her place. The apartment is located in a quiet neighborhood that is in easy walking distance to everything you need (great shops, restaurants, drug store, grocery store, etc.) The apartment itself is every bit as charming as the pictures make it seem--cozy yet roomy. Spotless, fresh and well-appointed. The bed is huge and oh-so-comfortable. A great place to land after a long flight. Overall, the apartment was a great little nest to come back to at the end of the day. Mags was so accommodating, checking in with us a couple of times during our stay to be sure that everything was as we had expected. We really did have a wonderful stay and we're looking forward to returning to Mags' place on future trips to Providence. I would highly recommend it for anyone looking for a quiet, cozy, clean, comfortable place to land!
Well, as much as I would like to say the stay was great, it wouldn't entirely be true. The first indication that something may be awry was when I reserved the place and found a long list of rules and criteria about how to get into the place, the stay, and the departure. Some context: my two friends and I were reuniting after about three years apart, and we decided to meet in Providence. I am moving north of Boston in about four months, so I wanted to check out the surrounding areas. There were several issues with my visit. This place is not necessarily within walking distance of Brown/RISD. It's a good 20-25 minutes on foot, which isn't bad if you don't need to be there at a specific time. Use caution if you plan to stay and you didn't drive yourself. Lastly, my friends and I were micromanaged the entire time. I understand Mags wanted to be helpful, but I got numerous messages from the host throughout my stay, and it disrupted the short time (2 days) I had to spend with friends. Apparently, despite my best efforts, there were some issues with the checkout process that wasn't to Mags liking. There was a report that a pillow was damaged, but neither me or my friends recall ever even having or needing a pen (the source, supposedly). Moreover, I was asked the night before what time I planned to leave the next day, and I said 11:00 am (checkout time). I was then asked again later to let her know if my check out time would change. I'm not sure what the underlying issue was, but it's very inconsiderate. I paid for the allotted time, and I felt almost pressured to leave early. As a result, my friends and I got a ride to the train station early to be done with the stay and head back to Boston. Finally, you can get dropped off at the location by taxi, but don't expect to be picked up there. We couldn't get a cab from the apt, which resulted in a 20 minute walk to the nearest strip. If you're a couple looking for a nice place to stay in, this may be the spot for you. Otherwise, I wouldn't advise it. No more than two people, and probably only intimates. There's not an advantage to staying here compared to other listings, in my opinion.
I count myself very fortunate that almost all of my guests have been wonderful and a joy to host. So far my guests have always followed house rules and treated the place very respectfully. I feel the 16 positive reviews this apartment and another listing of mine have attained before this review speak for themselves. Some of my guests are new to the Airbnb community, while some are well established members with many stays. It's always a joy to host members who know how to be great guests. My job as a host is to present a place that is spotless, pleasing to the eye and senses, with furnishings in the excellent condition that guests expect, and to be attentive to my guests but not overly so. I check in with my guests at four points in their stay: Before they arrive to discuss arrival time, parking, and how to get into the property, upon arrival to make sure they got in ok and to give them internet passcodes/restaurant recommendations, the morning after arrival to ensure their stay is going well, and before departure to verify checkout time. I feel this is being a good host and caring about your guests! The check in guide is detailed so that guests have a virtual guide to walk them through getting in and out of the apt and using its features. This is very useful if I am out of town during their stay and some guests really appreciate this. Taxi and bus transportation is readily available and taxi's will definitely do pick-ups right in front of the house. The walk to RISD is 20-25 minutes. Brown is much closer, 10-20 minutes depending on your walking speed.
It was my impression that Forrest was new to the Airbnb community. He ignored some house rules which are pretty fundamental: Locking the doors, taking shoes off before entering the apartment, and leaving the place in the same condition as it was when he arrived. On St Patrick's Day weekend he and his friends left the place with doors unlocked more than once, with many footprint and food stains on the carpets, black stains on the pillows and sheets, with furniture completely moved around out of place. He did apologize for leaving the doors unlocked, but not for trashing the place. He personally thanked me for a great stay at the end of his trip.
Awesome apartment! Would be the type of place I'd want to rent if lived in Providence. Spacious, charming, and conveniently located. Plus Mags is a great host! Perfect weekend stay.
