This spacious, centrally located Manhattan duplex with garden is calm, near all public transportation, and a terrific base from which to explore and enjoy all of New York's shopping, museums, theater, and sights from Lady Liberty to Yankee Stadium

The space

This spacious, elegant 2BR duplex with garden in Gramercy/Union Square is ideally located for NYC visiting and touring.

The large master bedroom with king bed and 40" flat-screen TV and ensuite master bath gives onto the garden. A second smaller bedroom next to the master, with an attached study, has a full-size futon bed, also with a view on the garden. Strong wi-fi network throughout the apartment.

You will enjoy the elegant living room with 11-foot ceilings, tasteful furnishings (and a pull out sleeper couch), 42" TV; large formal dining room, and light-filled cook's kitchen and breakfast nook.

The caretaker stays in the downstairs front bedroom with a private bath for herself, and has her own private entrance, and does not use the rest of the house except for the hall bathroom (next to her room).

Owners will be based a little over an hour upstate (in Hopewell Junction, NY), in a 1759 coach house on 2+ acres on the Appalachian Trail, which is also for rent when we are traveling. It's fully restored, sleeps five comfortably, and is surrounded by gardens, Fahnestock State Park, with swimming, is 5 miles away. Great proximity to Beacon, with DIA and shopping, as well as the Storm King sculpture park and Cold Spring Shakespeare Festival.

We've recently acquired a 5-year old chubby cat named Gracie, who mostly lives upstate, but is occasionally in residence in NYC. Let us know if you are allergic and we'll make sure she's upstate.

Guest access

Guests will have exclusive access to the main floor (with powder room), and two bedrooms, a study, and the garden downstairs. Extra guests will share a downstairs bath with the caretaker, who is rarely in the house, and who they will likely not see. Owners will be off-site during your stay.

Interaction with guests

We can always be reached by cellphone or email, but we do not disturb our guests during their stay. (Occasionally we need to do some repairs, and will negotiate such matters with guests.)

When you are here, we hope you will enjoy yourselves, keep an eye on our house plants, enjoy our garden, and recycle your trash as indicated in the front garden. You are free to use our perishables. AS YOU LEAVE PLEASE STRIP SHEETS AND PILLOWCASES OFF BEDS AND PUT THESE AND USED TOWELS IN THE LAUNDRY. Our caretaker remains for most bookings. She has a private entrance and bath -- and you would not see her -- and she can do errands and care for the apartment with you.

Please note that checkout is 11:00 AM. Check-in time is at 3:00 PM. This allows the apartment to be properly cleaned.

If you have a later flight, or arrive very early, we can often make arrangements for you to leave your luggage even though the house is still being cleaned. But do work that out with us and our caretaker.

We had a wonderful stay at this apartment. We often travel with our small pooch and were very happy to find a home that would allow a pet. Donna and Warren were super communicators. The space is vey generous for NYC standards. The location is very central with plenty of ammenities nearby. The street is a lovely residential block in the midst of the city. And the apartment was quiet. The owners have a very comfortable King size bed. And the kitchen is large and airy. I'm ready to return! Thx for a nice stay.

Donna & Warren's home exemplifies all that is the best about Airbnb. Their large and comfortable home - with amazing art work - is both relaxing and welcoming, and exceeds our expectations from the photos provided. We (my son, daughter and myself) spent 5 nights there and appreciated the spaciousness and comfort, particularly on days when the rain verged on biblical... The kitchen is particularly large and well appointed by New York standards. The master bedroom has one of the largest, most comfortable beds I've ever slept in! Nice touches such as the vase of fresh lilacs in the bedroom. Location is fantastic - 5 minute walk to Union Square - and the bedrooms are situated towards the rear of the property so are very quiet at night, a real bonus in a noisy city. One of the bedrooms does not have windows so perhaps wouldn't suit someone with claustrophobia (my daughter found it absolutely fine, however) but, if no-one is sleeping in the study, then you could leave the door open to the study which faces on to the garden. Would certainly plan to return when we are next in NYC. Great hosts.

We spent five nights at the apartment and it was a great stay. The place is magnificent. I aspire to play a musical instrument; playing it in the space with 11-foot ceilings had the resonance of playing in a church. The crown moldings on the ceiling give a luxurious feel to the living room and dining room. The kitchen is larger than one would get in most suburban single-family homes and is well appointed with a handy breakfast nook to the side. Downstairs are two bedrooms, study area and access to the private garden (we were there a bit too early in the year to use the garden). The master bedroom has an up-to-date bathroom with a walk-in shower. A caretaker, Jen, lives in a third bedroom in the downstairs area (with a day job on the faculty of nearby NYU). This may sound a little weird but it works to a tee. Jen is an extremely friendly young woman who was available for us for a few small questions we had but otherwise was totally unobtrusive. One note about the stairs between the living and bedroom areas: it is very narrow with quite shallow steps. There is a railing on the stairs but anyone with limited mobility should be aware of it. A tip: If you have any bulky luggage, you should make arrangements (as we did) to bring the luggage in through the downstairs entrance to the side of the stairs leading up to the main entrance. Lugging luggage up the outside stairs to the front door and then down the internal stairs would not be an exercise to be recommended. The neighborhood is terrific with grocery stores, restaurants and all the other amenities of a nice NYC village available in a short walking distance. In summary, we highly recommend this property. Our party consisted of three adults. Our dealings with Donna were professional and friendly and between Donna, her husband Warren and Jen and us, communications were exemplary.

Donna and Warren's apartment is an amazing space, on a very quiet street, yet very close to Union Sq, and the East Village. The living room, dining room, and kitchen are located upstairs and are beautiful, with sunlight coming in from both sides of the building. The bedrooms are located downstairs and face the backyard, so they are very quiet. Note that the small bedroom does not have a window, and gets no sunlight, but it leads to the studio which has sliding glass doors that open to the garden. The main bathroom was very spacious and clean, but the second bathroom is smaller and shared with the housekeeper, so it was less tidy. The housekeeper was very nice and non-intrusive, so we had no privacy issues. This is an unique apartment. The space, decoration, furnishings are very special and full of history. We didn't get to meet Donna and Warren in person, but from our communications with them and from how their home is appointed we can tell that they are genuinely nice people. Thanks for a great stay!

A very nice place to stay, in a central location in Manhattan however parking was difficult to find and we found it necessary to use a parking garage on the street which added unexpected cost - figure $50 a day extra for a parking garage.

We have a large gorgeous Manhattan apartment -- which we usually rent out a portion of. It sleeps 5 very comfortably.

I am a flexible New Yorker, open to new people, new experiences -- and I like to make my homes hospitable to others. I often have guests from the many worlds in which I live. My husband Warren is a great host for Airbnb folks, and handles lots of the practical details.
