This spacious, elegant 2BR duplex with garden in Gramercy/Union Square is ideally located for NYC visiting and touring.

The large master bedroom with king bed and 40" flat-screen TV and ensuite master bath gives onto the garden. A second smaller bedroom next to the master, with an attached study, has a full-size futon bed, also with a view on the garden. Strong wi-fi network throughout the apartment.
You will enjoy the elegant living room with 11-foot ceilings, tasteful furnishings (and a pull out sleeper couch), 42" TV; large dining room, and light-filled cook's kitchen and breakfast nook.
The owners can also negotiate "country house" privileges in a second home 60 miles north of New York City in Hopewell Junction near Fahnestock State Park, for skiing, gardening and hiking. Located on the Appalachian trail the 1759 house is newly renovated. For a family or couple coming to the US, this urban/rural combination could be superb.
The caretaker stays in the front bedroom with a private bath for herself, and has her own private entrance, and does not use the rest of the house.
Guests will have access to the main floor exclusively (with powder room), and two bedrooms, a study, and the garden downstairs. Extra guests will share a downstairs bath with the caretaker, who is rarely in the house, and who they will likely not see. Owners will be off-site during your stay.
Interaction with Guests
We can always be reached by cellphone or email, but we do not disturb our guests during their stay.
The neighborhood is remarkable mainly because of its proximity to Union Square, excellent public transportation, and the East River Greenway. We're one express subway stop from Chinatown, two from Times Square, and a 10 minute walk from the best Greenmarket on the East Coast.
Dining options range from the high-end MIchelin-starred restaurants to funky ethnic Village and Lower East Side places--all within a 15-minute walk.
Union Square is a subway hub; buses go up and down Third Avenue, and down 2nd Avenue. Cabs are everywhere.
Other Things to Note
This is an unusually spacious, well-located, and calm apartment for downtown Manhattan.
When you are here, we hope you will enjoy yourselves, keep an eye on our house plants, enjoy our garden, and recycle your trash as indicated in the front garden. You are free to use our perishables. AS YOU LEAVE PLEASE STRIP SHEETS AND PILLOWCASES OFF BEDS AND PUT THESE AND USED TOWELS IN THE LAUNDRY. Our caretaker remains for most bookings. She has a private entrance and bath -- and you would not see her -- and she can do errands and care for the apartment with you.
Please note that checkout is 11:00 AM. Check-in time is at 2:00 PM.
If you have a later flight, or arrive very early, we can often make arrangements for you to leave your luggage even though the house is still being cleaned. But do work that out with the hosts and caretaker.
Lovely home, good location, Donna was very good to deal with via email. My only reservation was that I hadn't noticed that the housekeeper lived in, entirely my fault as it is on the details. To be fair, we met Kellie on arrival, lovely lady and we didn't see her again but it did alter slightly how we behaved. We couldn't quite consider it totally private but that said we had a lovely time and we would book again. I would recommend this home.
We had a great time during our trip, the apartment couldn't be in a better location. We were able to walk to Union Square, Gramercy, Washington Park and all the amazing restaurants nearby. This was important to us as we have a small baby and didn't want to have to deal with a carseat/cabs. Communication with the hosts was clear beforehand and the house rules are very detailed. There was only one miscommunication and that was concerning the housekeeper who lives on premises. We were under the impression that this person was not going to be noticeable during our stay but the way the bedrooms are configured it felt more like a shared space experience rather than having the apartment to ourselves. We had a little less privacy then we would have preferred. However once we said something to the hosts, we did not see this person again for the rest of the stay. Don't hesitate to reach out to Warren or Donna if you need something during your stay.
Great stay at Donna and Warren beautiful place. It exceeded our expectations in terms of beauty and size. Highly recommended for those who are looking for an elegant, extremely peaceful and quite place in the middle of crazy Manhattan !
Donna and Warren were both wonderfully friendly and welcoming. Their apartment is extremely spacious and just as the photographs show. We felt immediately at home and it was great being able to have a large, family kitchen with views on the back yard. We stayed for a week in arctic temperatures, but the place was always warm and comfortable.
The location is great and within reach of so many desirable places.
The housekeeper may or may not be around and there is a sense of sharing the lower-floor level (where the bedrooms are) with her - one of the two bathrooms is used by her. She is a delightful and charming woman and is not a problem, just not entirely made clear in the details.
I wouldn't hesitate to recommend this elegant 2-BR duplex.
Donna and Warrens' home is delightful and is exactly as photographed and described in other outstanding reviews. We had the pleasure of staying for over a week this past New Years and found the hosts very responsive and accommodating at all times. The apartment is spacious,
the neighborhood is charming, and we felt right at home. We look forward to visiting again.
The whole experience was even better than expected. Donna gave us all kinds of useful information about the place and area which we followed a fair bit. Their brownstone was so welcoming - we felt right at home. We all slept like babies on very comfortable beds. The area is central to everything and we felt very safe. The housekeeper was friendly and helpful. We shudder to think we were going to get a hotel room originally. Nothing could have been better than this! Thank you Donna and Warren for your trust and welcoming spirit.

We have a large gorgeous Manhattan apartment -- which we usually rent out a portion of. It sleeps 5 very comfortably.
