We offer a 2-room/3 bed suite with a private bath that has a bedroom with a queen bed and a futon sofa/bed plus a separate living area with another futon sofa/bed. The suite can accommodate 2 couples or 3 individuals comfortably. Capacity is 6.
This suite is comprised of two rooms and a bath separated from the rest of our house by a wall and a single sound-proofed door which remains locked when we have guests.
The private entrance to the suite is through a patio door on the back of the house which is reached by walking around the wooded side of the house. You will enter small room that serves as a separate living room that looks out onto the back patio and garden. The futon sofa in this room becomes a comfortable futon bed for two people when needed. There is also a small TV, a desk and a library of mostly travel books. There is also a closet for hanging clothes.
The larger room has a queen bed for two and and a futon sofa for two as well. This room has windows looking out onto the wooded lot next door and onto the front garden and street. There is a larger flat-screen TV with cable as well. The dresser on which the TV sits has empty drawers for your use. The closets are not accessible in this room but there are clothes hooks provided.
Between the bedrooms is a small hallway and a converted linen closet containing a small refrigerator, a microwave, a toaster and a coffee-maker with coffee and tea provided plus cups, glasses, plates and utensils. Breakfast bars or muffins and fruit are also provided. In that closet you will also find extra towels as well as beach towels you may borrow for use at Barton Springs. On the left wall of the closet you will see coffee-maker instructions and Wi-Fi access info.
Finally, at the end of the hallway is a private bathroom with a full bathtub/shower and sink with towels, soap and shampoo.
The entrance to the suite is through a patio door on the back of the house which is reached via a stairway off the driveway and a walkway around the wooded side of the house. Our driveway can accommodate up to 2 extra cars if parked one behind the other. Otherwise, there is always parking on the street in front of the house. We prefer that you park only on our side of the street.
We love meeting new people and are happy to hang out and share our knowledge of the city but we are also respectful of our guests' privacy, so we generally leave it up them as to how much interaction with us they want.
We are, of course, always available for any questions or needs. Michael works at home in a downstairs office and is usually available at all times. And you can always reach him by phone or text.
Barton Hills is a unique neighborhood in that it is only a couple of miles from the center of the city and yet it borders a trail-accessible natural greenbelt with a creek that feeds into one of the most beautiful natural swimming pools you'll find anywhere - Barton Springs. You can swim in the refreshing spring waters of this public pool under shady oak trees and see the skyscrapers of downtown on the horizon. Barton Springs is located within Zilker Park, which is the home of the annual Austin City Limits Festival (October) as well as a kite festival and our local soccer leagues. The north entrance to the neighborhood and the park is Barton Springs Road which is the location for several good, locally-owned and moderately-priced restaurants and coffee-shops. There is also an endless variety of restaurants, coffee-shops, boutiques, grocery stores, and music venues (Broken Spoke, Saxon Pub, etc.) along South Lamar Blvd, which borders the east side of the neighborhood. All of the above are located anywhere within the radius of a mile from our house. The neighborhood is also 10 minutes by car from the downtown club & restaurant scene and the restaurants and shopping along South Congress (SoCo).

Unfortunately, we recently lost a bus stop a block from our house but the main bus line (#3 on Lamar) to downtown is an easy 20-minute stroll through the neighborhood over to Lamar. A car or a cab are pretty much your fastest modes of transport to and from our house. We highly recommend Car2Go ((website hidden)) as a cheaper alternative to a rental car. The initial one-time cost cost for membership is $35 and then only 41 cents per minute of actual driving. There are always cars nearby in our neighborhood and usually plenty at the airport as well.
A cab ride to downtown or SoCo will run you about $10-15. The #100 Airport Flyer bus will get you cheaply to/from downtown to/from the airport. If you have the time and the weather is cooperative, you can take a scenic bike ride or walk to Zilker Park (15-30 minutes), the Barton Springs Road restaurants (20-40 minutes) and downtown (30 minutes -1 hour) along our central city hike and bike trails that surround Lady Bird Lake and the Colorado River. The entrance to these trails is a half-mile from the house. Finally, when convenient, we are also happy to give you a lift to somewhere nearby.
Our checkout time can be flexible. If we don't have a guest arriving the day you are leaving or we know they are arriving late, you are welcome to stay past noon. Just check with us.
We generally prefer not to accept single-day reservations on Fridays or Saturdays, especially on extended or special event weekends but we do sometimes make exceptions. During major special events (SXSW, ACL Fest, Formula 1, etc.) we also have minimum stays and higher rates. Please inquire for details.
We love kids (we raised one) but generally prefer not to have young ones (under 12) as guests since we do not consider our place to be particularly kid-safe.
We can occasionally arrange for rides to and from our house to the airport for $25 each way. Contact us ahead of time for availability.
We request that you treat our house and belongings with the same respect you would your own. Please enjoy the things we have provided but please don't take them with you.
We also ask that you be respectful of our neighbors by parking only in front of our house or in our driveway (The right side is yours).
For our neighbors and our sakes, please refrain from loud music or talking after 12 midnight weekends and 10 pm weekdays.
If you smoke, you may do so on the patio but never in the house. And please, NO lighted candles in the house.
Small pets are permitted outside-only as long as they are generally quiet.
Please do not bring unregistered guests to the house without checking with us first.
Please enjoy your stay with us and never hesitate to ask us for something that will help you enjoy your stay. We will try to accomodate you as best we can.
Michael reached out to me in the morning letting me know how to find the key to the suite. When we arrived to the suite late at night, we found it to be prepared as a high class hotel with extra pillows, towels, and basic toiletteries. The place was very clean and comfortable: two rooms are completely private and shower is in the area between the rooms. This was good because my friends and my husband and I didn't have the same internal clock / schedule.
Even though the listing lists two double beds and one queen, the double beds seemed fairly large, they are futon beds and we found them to be very comfortable.
The place is located in a really great neighborhood and is only ~20 min walk to Barton Springs. The neighborhood is really quiet with trees everywhere, however, it's also a short ride (car or bike) to Lamar and downtown and some nice restaurants are a walk away.
Michael dropped by the next day to welcome us and to check if we needed anything. As our luggage had gotten lost, he offered us some swimming wear so that we could catch a swim at the Barton Springs! That was so nice of him!
If you are in Austin and looking for a quiet and comfortable place that's close to everything, you should stay here :)
Michael was fantastic and was very helpful in some last minute changes. The location is perfect for exploring and then jumping into a beautiful natural spring-fed pool right after! Everything was so close and walkable, but yet you felt like you were away from the city life and enjoying the outdoors with Barton Springs and Zilker Park so close by.
Place was very clean, and omg the towels... The Towels! Softest...

This was my second stay with Michael and Luz. It was great! I had a chance to meet Michael. He was super pleasant. I enjoyed our conversation. I would def stay here again.
This was a last minute booking for a job I had in Austin. I couldn't be happier. The neighborhood is quiet. The room is spacious. Michael was very quick with responses. Michael and Luz were able to accommodate my late check in as I drive in and went straight to work. The bed is comfortable and he place was very clean. I would stay here again. In fact, I've already booked my next stay with them!
This was one of our great Airbnb experiences. We spent 4 nights at Michael and Luz's house, in Austin for Cyclocross (a form of bicycle racing) nationals. The location was convenient to Zilker Park and also some great restaurants, and we loved the house. Our own private suite had everything we needed. The international tour books were a lot of fun to browse. The added treat was getting to socialize with Michael and Luz and some of their very interesting friends.

We are a couple who love music, food, & travel. We love our city and love showing it off to friendly people from all over the world. And we find people do the same for us wherever we travel which is why we often like to stay in homes rather than hotels.
Michael is a musician and DJ, among other things, and hosts two local radio programs of Latin/Brazilian and World music. He speaks and understands a decent amount of Spanish and Portuguese.
Luz is an amazing cook who helps organize an annual Spanish paella cook-off here in Austin. She's originally from Colombia and, of course, speaks much better Spanish than her husband.
