About this listing
Our guest room has a double bed & a bathroom just down the hall. Our home is located east of Boone's city limit in a quiet neighborhood. Enjoy our large covered porch, living room and den. We have a housecat. The Guest Room is pet-free.
Our alpine-inspired house was built in 1970 and has a cottage feel. We are perched on top of a hill, with a mountain behind us and tall trees all around. Our street is quiet, and we sometimes glimpse wildlife (birds, squirrels, chipmunks, deer, and the occasional rabbit or fox in our yard. We are very close to Rocky Knob bike park and not far from many great hiking trails. My husband frequents our local trails and will give you detailed information about hikes - just ask!
Guests will of course have private use of the guest room and possibly share the guest bathroom just down the hall but are also welcome to curl up on the couch in our living room or den (both have fireplaces!). Our downstairs den has a TV, mini-fridge, and microwave for our guests to use. Our large, covered front porch is a lovely place to read, bird watch, drink tea, etc. We've got blankets and a porch heater if it's chilly outside! The porch has a mini-fridge for your use. The porch is also equipped with speakers if you want to use your phone to play music/pandora.
Interaction with Guests
We will be in and out of the house during your stay. Each evening we will check with you to see if you need any help planning your next day (suggestions, directions) and to arrange the menu and time for your breakfast. We would love to enjoy a cup of coffee or a glass of wine with you and talk about your day, if you would like that. On weekday mornings help yourself to continental breakfast offerings in the kitchen. On weekend mornings, let us serve you something special like omelets, pancakes or eggs cooked to order!
Our neighborhood is great! We have some lovely neighbors on our very street and socialize with them often. However, that said, the houses are far apart and when you are in our house or even on the porch, it's pretty relaxing and quiet. Our neighborhood has gorgeous trees and plants!
Boone has Appalcart, but it doesn't come out to our neighborhood. You are gonna need your car...but my husband can equip you with maps, detailed directions, etc. Four wheel drive is recommended for our road and driveway in the winter.
Other Things to Note
Our house is home to a house cat (Freya). She might try to hop into your lap, but if you don't like that, you can push her down and she'll take the hint. The guest room has always been a pet free zone, so you'll find it clean and free of pet dander. Parking is at a premium here. When you check in, you will be assigned a place to park. Please use only that spot to avoid blocking us or another guest from exiting the driveway easily.
Quiet hours between 11 pm and 7 am
Absolutely no smoking on the property.
Absolutely no pets.
Please provide the exact number of guests in your reservation. Once we book with you our agreement with you is for that exact number and no add-on guests to your party will be accepted. Also, we ask that you do not bring anyone back with you to our home. (This might seem peculiar, but it happened to us once, so we feel the need to state our stance on it here).
Karen was very flexible with our travel plans and we definitely appreciate it. Her and her husband Tommy's home was very nice and charming. I felt right at home. For breakfast Karen had hot coffee ready and prepared our eggs to order. We enjoyed our conversation and beautiful view from the kitchen table. We had a very nice stay at this charming mountain home and will definitely be staying with them next time we are in town. Thanks Karen!
Karen was a fantastic host. Great communicator, always fast with her replies. My gps wasn't working, so she offered to drive where I was. She also let me use the garage to overnight my bike. Very clean house and quiet neighborhood.
Karen's place was great! We really enjoyed our stay. Her and her husband were able to give us great suggestions on things to do in Boone.
Karen and her husband are absolutely wonderful people. The accommodation was clean and comfortable, but the best part was their deck. I felt like I was in a treehouse while sitting out there. It's peaceful and surrounded by trees.
This was my first Airbnb experience and I can't imagine the hosts can get more interesting and kind.
Karen and her husband were wonderful hosts. They Welcomed us in and we chatted for a while on the porch before we headed down into Boone. The location was wonderful for us in a lovely part of the country. Karen and her husband gave us so much info on the areas history, things to do and places to eat. Karen also got up early and made us fresh coffee and scones (which rhymes w "cone" in USA but in the UK it rhymes w "con")which were delicious :) Their home was just as described and we would highly recommend staying w Karen for anyone coming to this area. We had a lovely stay :)
Excellent experience! Made us breakfast in the morning, feeding us information and recommendations on the porch as we drank coffee. Great location, quick shot to Boone, but outa town and in the woods. Might be my best AirBnB experience yet!
My brother and I stayed at Karen's place while in Boone. She and her husband were great hosts. Gave useful tips on places to hike, see and eat. Nice room/bathroom and very accommodating. Appreciated the breakfast as well. They made us feel very welcome.

About the Host, Karen
We are empty-nesters since our two kids are away at college. Our friends have jokingly called our house their own private B&B for years, and one of them even named it for us: The Browna Divina. We have a sweet little guest room & private bath upstairs on our main level OR a basement suite with a private entrance for your use, but when you stay with us, you are welcome to use our living room, den, kitchen, and fabulous porch! On weekday mornings we offer a continental breakfast, but on the weekend mornings you can choose from omelets, pancakes,, or eggs cooked to order. We are interested in hosting people who want to come enjoy Boone! We can advise you on hiking trails, dining in the high country, ski resorts, and local events and help you plan your days while you are here. Come stay with us!
