"Studio Apartment in SOHO; all new furnishing, with shared rooftop, offers every comfort for guests travelling on business or leisure. Apartments are stylishly furnished with meticulous attention to detail,ideally located and close to leisure amenities in SOHO and key business centres in Central. We also have good access to main transport networks. We just don't offer a bed for the night, but rather the space, freedom and flexibility of a fully equipped apartment-space to work, relax and entertain.

The rates are all inclusive of electricity, water, rates, weekly maid and linen service plus unlimited wifi internet connection.

Any tenant who proceed with the booking has agreed the terms and condition below.
**Terms & Condition**
1.Time for taking possession of the premises by the Tenant (check-in time) shall be 2:00p.m on the date of commencement of the lease.
2.The minimum lease is one month. If the Tenant decides to terminate the lease before expiry, the Tenant has to pay for the rent of the whole lease term without refund of the rent deposit.
3.Upon the expiry of the lease, the tenant shall attend the office of the Landlord during office hour for return of deposit in cash. If such expiry day is a public holiday or Sunday, the attendance to the Landlord’s office and return of rent deposit in cash shall automatically be postponed to the next working day.
4.If the Tenant shall after reservation of the premises fails to execute this Agreement and pay for the rent deposit and other payment as herein stipulated the security deposit paid upon reservation shall be forfeited to the Landlord absolutely without any prior notice.
5.The Deposit shall be retained by the Landlord throughout the term of this Agreement free of any interest to the Tenant with power for the Landlord without prejudice to any other right or remedy hereunder to deduct there from the amount of any costs expenses loss or damage sustained by the Landlord as a result of any breach non-observance or non-performance by the Tenant of any such agreement stipulation or condition. In the event of any deduction being made by the Landlord from the Deposit in accordance herewith during the currency of this Agreement the Tenant shall forthwith on demand by the Landlord make a further deposit equal to the amount so deducted and failure by the Tenant so to do shall entitle the Landlord forthwith to re-enter upon the premises and to determine this Agreement as hereinbefore provided.
6.The Landlord shall only be required to provide one set of the keys to the premises to the Tenant who shall return the same in its original form to the Landlord upon checking out. Any replacement shall be charged at HK$250.00 per key and if the Landlord shall render extra service in opening the door to the premises before 9:00am or after 6:00pm upon the request of the Tenant, an additional service charge of HK$250.00 shall be levied for each of the attendances rendered.
7.All legal costs and expenses incurred by the Landlord (on a solicitor and own client basis ) in demanding payment of rent and/or any other legal proceedings taken by the Landlord against the Tenant as a result of default of payment of rent by the Tenant or the breach by the Tenant of any covenants or conditions herein contained shall be recoverable from the Tenant as a debt or be deductible by the Landlord from the Deposit held by the Landlord hereunder.
8.The Tenant which includes rates, water, electricity, broadband, management with other service charges must be paid in advance without any deduction whatever on the 1st day of each and every rental period.
The building belong to studiostudio, one of four properties. The one I stayed in was in Sheung Wan, a decent place for what you pay. The building is located pretty close to all of the best that Sheung Wan has to offer, which is mainly food! Lots and lots of food! There is also a bubble tea place right around the corner.
There are two rooms per floor, and the rooms are subdivided with a wooden wall. Which means you can hear that someone is in the room, but not necessarily make out what they are saying unless it's louder than your average TV volume. Another con is that there are not enough wall plugs, although there was an extension cord in my room.
The room does not come with toilet paper, or towels, but you can get both of those across the street at the Japan Home Centre(日本城).
This person is a lier. He gave me a much older and smaller room than the one he posted on the website. When I asked him to switch my room I booked back, he forced me to pay 30% more of the price he offered online. I tried to argue with him, but he even threatened me by forcing me to move out and so I had nowhere to live. Never rent this person's apartment again! And please, officer of Airbnb should pay attention to this person!!!
This apartment is a blatant case of false advertising - the apartment pictured is not reality. I am from Hong Kong and I am aware of space issues, however the photos on this advertisement are literally false.
Also, be aware that Simens (at least with this posting) is acting as an agent for a company called StudioStudio and you will not deal with him throughout your stay.
Simens was unresponsive to my concerns; including building safety as the fire escape is an unattached ladder from Level 1 to lobby, no windows that open in the apartment, no clean air for the air conditioner.
I am still learning how to be a good host. Of course, I won't be a host who will be praised as a Nobel Prize Winner.
Ben booked this place without sending me any message. Once he made reservation, he found that the exact address was Queen Road Central, not Weilington street where he worked. I thought it might be my fault to list a wrong address on the listing. However, the address is right. I tried to comfort him and told him that two streets are next to each other. By messaging each other for more than 100 times, he still required me to find him a place in Weilington. For God's sake, I have only places in Po Hing Fong street, Queen Road central and Tai Ping Shan street. How come I can find you a place in Weilington street!? Finally I agreed to cancel the reservation and I would pay the compensation which around 100USD. However, Ben did not agree to cancel he said he will stay. OK. PERFECT.
First day of his stay, he asked about the safety of the building. I tell him firefighter checked regularly. In Hong Kong, you don't rent out your place without fireproofing license. He began to challenge the fireproofing standard,which never happened for other guests before.
Second day, he complaint about the window. He said he could not open it because there is too much noise outside. Yes. He is right. Rushing hour in central don't offer you a quite place. I suggested him to move to another place. He refused.
Few days later, he complaint about the air conditioner. For all about these, I told to him and see if he would like to change to somewhere. We still have rooms available. But he refused. He insisted that someone has to fix it and pour out pure air.
20 days past, on a beautiful Sunday when you were sharing your time with your family. Ben messaged Albert, our housekeeper saying that he lost the key and need Albert to be there ASAP. Albert was also in holiday, but he still went there and helped. When Albert was on the way, Ben started to text me and all other colleagues in my company urging us to bring him a key. I was swimming in Stanley, and when I checked the message, Albert was there.
That's the story. I seldom wrote such thing. But Ben gave me and my company the worst experience for hosting.

Most of the properties belong to my relatives. The rest belong to me.
The service is not as good as hotel service. The place is not as spacious as a 300CNY hotel in China. All places are rented for long term before by Hong Kong locals. Yes. We ourselves live in same kind of condition.
We are offering a place in convenient location and with very local Hong Kong lift style. Of course, comparing to hotel, our places are at least 50% cheaper in same size.
