Description

The Space

This STUDIO Apartment is at the end of a no through street, up on top of a hill being the highest point in this local area. It is a secluded area nestled amongst the tea trees and the Moonahs. Enjoy peace and quiet while sitting out on the deck taking in the amazing water views. Yet you are only a short walk to Tyrone beach and Blairgowrie shops. A short drive to a variety of golf courses, Peninsula Hot Springs, ocean beaches, Sorrento and Portsea rock pools. Swimming with the dolphins at Sorrento or visiting the wineries for lunch at Red Hill.

The studio apartment features a comfortable chiropractic mattress, fresh quality linen and towels, a flat screen TV and a blue ray DVD player. There is an evaporative water cooler and oil heater for your convenience. Tables and chairs are available in the studio apt or dine out on the main deck. Swing in the pod chairs on the deck in the evening with a cheese board and glass of wine or relax in the double hammock to read a good book.

Guests have a private studio apartment with a well equiped small kitchenette. This includes a bar fridge, pod coffee machine, kettle, toaster, small oven, two hot plates and sink. It is suitable for preparing simple breakfasts, assembling meals and putting together wine and cheese platters. The hallway leads to a private ensuite bathroom and separate toilet and shower.

Four things many of my guests love about our STUDIO APARTMENT are:

•Stunning Bay Views – whether lying in bed or sitting on the deck they just love watching the marine traffic, colors of the water in the bay or sailing boats on a summer weekend.
•Comfortable bed – lots of guests comment they sleep really well with the sea air and a comfortable bed.
•Location – They feel secluded yet only a short walk to the bay and central everything else the Mornington Peninsula has to offer.
•Cleanliness and décor – we pride our home on being clean. Guests find the casual seaside décor relaxing and easy living

Two things to be aware of about the Studio Apartment are:

•Internet - there is no internet at the Studio APT due to unreliable connections. Most guests comment that they love the break from being on the internet and if they need have access on their phones.

•Shared main balcony – We have been renting out both residences over weekends and weekdays for two years now. The feedback from guests is they really enjoyed sharing the deck and meeting new Airbnbers yet also found they had their own privacy. Please read Guest Access below for more details.

Guest Access

At our Airbnb Stunning Bay Views Rye there are two places to stay; the HOME and Studio Apartment. Both the APT and HOME have completely separate entrances and are completely separate spaces. Each has their own bathrooms and bedrooms with bay views from the bed, despite being under the one roofline. The only area they do share is a 12 x 6 metre deck, if both parties are there at the same time. The HOME has an additional private deck, 12 x 1 .5 metres upstairs. The APT has an additional private garden deck measuring 4 x 5 metres.

If a couple is booked into the APT then there we only take a booking for a couple in the HOME. Sometimes you may hear guests moving around in the other residence and sometimes you don't. It is good to be aware of it.

There is separate car park for the HOME in a lock up garage and the APT car park is adjacent to their entrance via the garden deck.

Please read the reviews as this has happened on most weekends for the past two years and most guests end up just passing each other as they go off to explore or sharing a glass of wine on the deck as Airbnb can be a friendly way to travel. If you have any doubts or questions please ask before you book as I am more than happy to discuss the set up with you.

Some weekends it will be Brian and I staying in the HOME or APT.

“The HOME backs onto an apartment and we share the main balcony with this apartment. Initially we were turned off this idea, wanting privacy but once explained and once we were there, it really is not an issue. Don't be turned off if this sounds like a shared situation. It was quite ok. We only saw the other guests in the other apartment once in the morning. This HOME was a gem and if we didn't have to leave, we would've happily stayed another week." Lisa Jan 2015

Interaction with Guests

I may be there to greet you on arrival, however most times guests will let themselves in with keys from the key safe. I will email you full details prior to your stay that should answer all your questions and guests are free to ask me any questions regarding facilities in the local area prior to staying.
During your stay I am only a text or phone call away if you have any questions or problems.
If we are down staying in the HOME you are welcome to have as much or as little interaction as you enjoy. We have travelled extensively and love meeting people from all across the world. I am very happy to share local knowledge of restaurants and places to explore.
Check in and check out times are: 11am and 3pm. We will try to accommodate guests pending on other bookings.

The Neighborhood

Our Airbnb is at the end of a no through street so there is no passing traffic. It is a quite peaceful area.

Other Things to Note

Lastly, steep driveways equals great views. Please keep this in mind for older people and children. The driveway to 2a Austin St is a shared driveway. I always walk up 2a Austin Driveway then enter the gate and up the steps to number 2 Austin Street. It is not as steep and much safer.

Easter and Cup weekend – Min 4 night stay.
December/January holidays: Min 5 night stay.

House Rules

The house rules are simple, based on the principles of AIRBNB, respect and trust:
•No pets – sorry they will have to have a sleepover at a friends place. It keeps our Airbnb allergy free for guests.
•No parties or schoolies
•No excessive noise after 11pm. Please be respectful of other guests and neighbours
•Smoking is only allowed outside on the deck away from the open doors
•Please clean up after yourself, replacing all things where you found them
•Please sort rubbish and recycle and place in respective bins
•Accidents do happen, so please let us know so we can replace or repair for the next guests
•Only the number guests nominated on the Airbnb booking are permitted to stay
