Guests love staying in this very cute, cozy & comfortable loft. The skylight provides wonderful natural light & the space is very well laid out to create your own private little nest! A large desk, comfy bed and leather reading chair await you!
This bright loft is equipped with a large desk, wireless internet (with access to a printer), a very comfortable single bed with a reading light and bedside table, shelving with baskets for storing clothes, comfy leather recliner beside bookcase with interesting books. Privacy blinds and curtains have been added for your comfort.
Self-serve breakfasts include a variety of warm and cold cereal, brown eggs, toast, fresh fruit, yogurt, juice, tea, coffee or milk and often some baked goods. Long-term guests typically buy their own food and have kitchen privileges, including some storage space in the fridge and cupboards.
My townhouse is located in a park-like setting in NW Richmond, on a bus route, only 10 minutes from the Richmond Centre Mall and the Skytrain that takes you to downtown Vancouver or to the airport. I am located within walking distance to the North and West Dykes (beautiful to walk along the ocean). Shopping is nearby as well. Charming, historic Steveston (where the hit TV series 'Once Upon a Time is filmed) is just down #1 Road, a few minutes away by bus.
I've gathered lots of tourist information including maps, guidebooks etc. They're awaiting your arrival :)
I love hosting people from all over and really enjoy younger guests as well more mature guests. I speak French and English.

Short-terms guests will have access to most of the house, with the exception of others' bedrooms, and the living room. Longer term guests, also have cooking privileges (simple meals that take under 30 minutes to prepare) and can store some food in the cupboards and fridge. They can also access laundry. All guests are welcome to enjoy the outside patios and garden areas.
Interaction with Guests
I interact with the guests as I would with anyone living in the house, but respect the level of privacy and interaction that each guest is comfortable with. Some guests love to chat and receive suggestions of things to do, places to go, etc. while others prefer to be very independent. I provide all the tourist information of course, but I'm readily available to interact more socially if that's what my guests enjoy.
What I love the most is that I am only a 15-minute walk to the ocean and the extensive dyke path that surrounds the North, West and Southern borders of Richmond.
I'm in a very convenient location, with easy access to public transportation, within a kilometre of two shopping areas, each with a large grocery store.
It's very quiet and peaceful here and the grounds are well maintained with lovely mature trees and landscaping.
Public transit is only 2 minutes away and the bus comes every 15 minutes during rush hour and every 1/2 hour for most of the other hours. The 401 bus ride North is only 10 minutes to the Skytrain, which takes you downtown Vancouver in about 25 minutes.
If you take the 401 bus South, you arrive in charming Steveston Village, a former fishing village where you can find great restaurants, a variety of boutique shops, used bookstores, thrift stores, etc as well as a lovely board walk along the water and an active fishing wharf where you can purchase fresh fish and seafood right off the fishing boats.
Parking is included in the price and if you're taking public transit from the airport it's a short trip on the Skytrain to Brighouse stop and then about a 10-minute bus ride on the 401 route. Taxi from the airport takes about 15 minutes and costs about $25 including tip.

The Rules are pretty straight-forward and common sense.
I believe in energy conservation and in being environmentally conscious. I recycle, compost and do what I can to conserve energy and not waste water. I would expect the same of my guests. This means turning off the lights when not in use, not leaving the tap running when brushing your teeth, not having long showers (5 minutes or 10 for women with long hair) being conscious of water use when rinsing dishes, etc.
Please clean up after yourself by leaving the common areas in the same clean condition they were in before you used them. Please put away food items, rinse and put dishes in the dishwasher and clean up kitchen after use. Please hang up wet towels and rinse out the sink & shower after use.
Please leave your shoes by the front door. Wet umbrellas can dry outside.
Please respect others in the house in terms of noise levels. If you're using the kitchen or bathroom outside of normal hours, please be especially quiet to respect others that might be sleeping. I prefer that guests take showers and use the kitchen before 10 pm.

I spent 3 nights here and it was lovely. Everything was clean, tidy and the whole place had a real homely feel to it. It's so close to the bus stop that can take you to the sky train and it's well within walking distance to some local shops, coffee shops and banks. Overall, a perfect little place to stay. I shall definitely return! Everything is exactaly how its stated in the website. Karen is very welcoming and a pleasure to be around when your not out venturing. There was always food for the morning and a good choice of tea and coffee.
I absolutely loved my short time in Karens home! I stayed in the loft room and it was quite cozy and homey. She is super knowledgeable with the area and gives you very updated information on whats going on in Richmond! I was a bit late to come into the room, and she was still very very easygoing/accommodating and provided me with everything I needed. (She even provided me with a towel for my short stay)! Would one hundred and ten percent recommend any of her rooms available. Shes also amazing company
Staying at Karen's place was an easy transition for a 3 week long term stay! Due to an unfortunate incident of my previous landlord selling the house I was originally renting from, this predicament placed me with no home for the last month in Richmond, I found Karen's home to be super friendly, easy to come and go with no problems. Karen was engaging and interesting to talk to. I would highly recommend her lovely place to those who are thinking about trying Air bnb for the 1st time like I did.
As I was arriving very late Karen left me a note with detailed instructions of how to get in the house and to find my room and to make myself at home. The room was exactly as described and shown in photographs.The neighbourhood was quiet and pretty with lots of trees and lovely gardens and a bus stop to get to the train station and to the city only a couple of minutes walk (website hidden) was very easy to get around from there.I thoroughly enjoyed my stay in Karen's home.

It was my very first time of staying as an Airbnb member at her house though, there were no worries. I stayed the Lofty Comfort for 5 nights.
She had been always helpful since my first contact to book the room - her response was quick, and friendly as it had additional information which made me feel easy.
During my stay I could feel if I was at home. She was often at a dinning room and sometimes she worked there on her PC so her guests can share the same time with her and have conversation there. I could ask any question when I needed. Her guests wouldn't feel to be isolated in the house. Karen is always so welcoming.

Karen's place is clean, and the rooms look exactly like the pictures. She is extremely helpful, thoughtful, and goes above and beyond what I expected from a host. The breakfast was a wonderful selection if diy items. Karen is so welcoming that I felt like I was at home during my stay. The neighborhood is very quiet, and her place is very accessible by transit. I highly recommend staying with Karen.
