"Coconut Palm Hideaway" is decorated to make you feel like you have the luxury of being on vacation with all the comforts of home!
This condo has the largest floor plan in the resort community of Windsor Palms.
It provides you with 3 spacious bedrooms and 2 full bathrooms. The condo sleeps up to 8 people comfortably. It is extremely clean, spacious and very peaceful.
Relax in the screened in porch that overlooks the quiet, park-like setting off the back of the condo unit.
Coconut Palm Hideaway includes:
2 KING beds, 1 queen sofa bed and two twin beds all with new matresses. Condo comes completely furnished with everything you need for a home from home experience. Most appliances are NEW including: front loader washer and dryer, fridge and dishwasher. There is also a baby crib, high chair and two stroller's in the condo.
NEW LCD TV's in living room and in two bedrooms.
NEW dining set, towels and bed linens.
A computer with complimentary internet access and Wi-(website hidden)2 Gaming Console System.

SHUTTLE SERVICE (NOT FREE)
The regular shuttle service runs to a schedule which changes according to the season and anticipated demand for the service. Typically there is one shuttle run in the morning and one in the evening, however during the busy season, they may run additional times. The latest schedule can be obtained from the Windsor Palms Resort Clubhouse or from Maingate Transportation directly.
The shuttle costs from $11 - $15 per person, return, depending on the destination. (The Disney parks are on the lower end $11 of the scale with Universal/Wet N Wild being on the upper end). Obviously these rates can be subject to change anytime by Maingate Transportation and you can contact them directly for the latest rates. The latest rates are also available at the Windsor Palms Resort Clubhouse.

4:00PM or later is your formal arrival time unless an earlier time has been agreed with Florida Holiday Homes.
10:00AM or earlier is your formal departure time, unless a later time has been agreed with Florida Holiday Homes. Replace the key in the lock box given your given code.
It is very important that you check out on time, as the villa will need to be cleaned for the next guest, who has the right to check in at 4pm.
THE VACATION HOME
Linens and towels are stocked for your use, please look after them. There will be complimentary hand soaps and 1 roll of toilet paper in the bathrooms also handheld hairdryers for your use but you will need to buy a few essentials like shower gel, shampoo, toothpaste.
We also provide you with start up dish washing detergent and garbage bags, you might need to buy small detergent for washing clothes.
Please dispose of all bagged trash in the bin provided infront of your entrance door, the Resort offers Valet Trash Service.
Any Excess Trash must be disposed of at the Community Dumpster!
When you leave please wash first load of used towels and leave them in the turned on dryer. Please empty out and turn off coffee machine, put all used dishes in dishwasher wash and leave clean.
Remove all Trash from condo.

RENTAL TERMS & CONDITIONS
CHECK IN AND CHECK OUT:
The rental period begins at 4:00 p.m. on the day of arrival and terminates at 10:00 a.m. on the day of departure, unless prior arrangements have been made. Early check ins or late departures will incur an extra charge of $25 per hour. The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. Occasionally delays may occur during peak season.
DAMAGE AND CLEANING ISSUES:
Any damage or cleaning issues noticed upon arrival should be reported to the Property Manager immediately. If damage or cleaning issues are not reported within 24 hours of your arrival. All general maintenance issues should also be reported so the unit can be kept in good repair. You will not incur any additional charges if the following items are adhered to:
No damage is done to the unit or its content including the linens, if you use spare sets of linens please make sure to wash them before your departure to avoid extra cleaning charges.
No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.)
All debris, garbage and discards are placed in proper containers.
All soiled dishes are placed in the dishwasher and dishwasher turned on
First Load of towels is washed and placed in dryer, dryer left running
There was no exceeding the maximum occupancy of the unit.
There was no smoking or evidence of smoking in a designated non-smoking unit.
Unit is left in neat condition
No furniture must be moved.
Pet friendly units show no sign of pet damage or excessive cleaning
If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible. Please note that as Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest control program, and is cleaned after each rental.
If the villa has a private BBQ, this needs to be cleaned by the guest. Should the BBQ not be clean at departure a fee of $50 USD will be deducted from your Security Deposit.
No refunds are granted for malfunctioning mechanical or electrical equipment including (but not limited to): inoperable appliances, air-conditioning units, pools and/or spas. No refunds will be given for unfavorable weather, early departure, utility service interruption, construction, or maintenance issues. Additionally, there are no refunds for faulty recording or playback equipment, TVs, audio, telecoms, cable reception, computer equipment or internet access.
It will be attempted to repair or replace any items found inoperable as quick as possible, but it cannot be guaranteed that repair will be completed during your stay.
We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest CSA Travel Protection Insurance during the hurricane seasons.
No smoking allowed inside the vacation home. A violation of this rule will result in a minimum $100 deduction from you security deposit. Further charges for extra cleaning may apply.
The Air Conditioning unit MUST NOT be set below 74 degrees in COOLING MODE. Failure to comply with this rule will result in the unit freezing over. The cost of having a repair man come out to fix the unit because of it freezing over will be charged to you!
No pets allowed unless otherwise noticed in this agreement. A violation of this rule will result in the loss of the full damage deposit. Further charges may apply for extra cleaning and to treat the unit for fleas.
Guest agrees to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.
If you have any special needs, these must be conveyed to the agent at the time of your booking, we will make every effort to accommodate your needs, however if the request was not made at the time of booking and we are unable to provide you with what you need, you will not be entitled to any kind of refund.
If any member of your party are hearing impaired, please advise us upon booking as an additional smoke detector for the hearing impaired can be placed in the home.
The number of available parking spaces will vary according to the property. Many resorts have restrictions for trucks, campers, boats, trailers etc. - Please inquire with us.
Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
GUEST assures us that the tenants will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
Guest agrees to indemnify and save our company harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute.
We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control.
We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.
Guest shall be solely responsible for any thefts, acts of vandalism, or other damage or loss of personal property which my occur during the course of this agreement, whether said damage or loss be the property of tenant or any other person invited in by the tenant.
Great place. Beautifully set up on arrival. Place happily housed 6 adults and 2 (website hidden), balcony, light and spacious. The actual resort is great. Nice pool, free recent movies in the theatre.
O apartamento atendeu plenamente às expectativas, muito confortável, bem decorado, espaçoso, bem localizado, limpo e os utensílios domésticos em pleno funcionamento. Realmente, tudo estava de tal forma que nos fez sentir em casa. A existência de jogos para o entretendimento de crianças e piscina no condomínio foram ótimas para relaxar depois de um dia nos parques. A disposição dos quartos também é ótima, considerando que viajamos com meus pais, que tiveram uma suíte exclusiva para eles, enquanto nós utilizamos os outros dois quartos e mais um banheiro. Todos ficaram muito felizes e certamente voltaríamos para uma nova estadia.

Nur der Disney Shuttle Service von windsor palms macht keinen Sinn, da dieser schon für 2 Personen teurer ist als die Parkgebühr.
Alles in allem - Gerne wieder!
We were more than pleased with this accommodation, it was very spacious and nicely laid out so that the bedrooms were very private. The condo was also spotlessly clean with all the facilities you could need which were also either brand new or in very good condition. Michaela was a great host giving us all the information that we needed and leaving us to enjoy our holiday. The condo is part of the Windsor Palms resort which is a very nice property with lots of things to do the swimming pool was great and we enjoyed a lot of time there. We would all recommend this condo, we had a relaxing time there and it's a great place to come back to after the hustle and bustle of the theme parks. We would definitely return.
This is a managed vacation condo. There is a 24 hour emergency line, which is great when something goes wrong.
It overall was a great stay. Loved everything about the place; the kitchen was a bit cozy, but was very usable. Short drive to Disney.
If you sleep late, though, be warned that lawn cutting and leaf blowing can start as early as 8:30am.
Michaela was a very nice host. She was very pleasant with all my little problems!
My disagreement was with the Condo.
First, we needed an accurate map for finding the place after dark.
Second, we should have been informed that the condo was on the second story without an elevator. Those are VERY steep stairs.
Third, the lighting was atrocious.
Fourth, the washer & dryer needed instruction books.
Fifth, we needed better instruction for the Wi-Fi code.
We did have wonderful beds and linens for good nights!
Hi Joan, all guest receive an email with complete arrival information, including the address and a link to complete directions and google map and GPS info. It is the guest responsibility to have all this info with them. There is an emergency number which we responded to give you instructions over the phone. We never had anybody get lost so far :-)
Not sure what the issue is with the lighting...we would appreciate an explanation so we can work in this...all rooms have plenty of ceiling lights and bed side lamps.
There is one flight of stairs, as per most Condominium Buildings with only 2 flights of stairs there is no elevator and it has not been advertised as a building with elevator. IF stairs are a concern please inquire with us, as most Vacation homes are 2 floors with bedrooms upstairs and have stairs in that case within the home.

Thank you for hosting us. The apartment is big enough, we were a family of 5 and everyone was perfectly well. The laundry is great with a big washer and a big dryer. Cons: the apartment is on a first floor with not elevator and my husband made a big effort to carry the luggage. I recommend this property is very close to all parks. We also had an stroller which help us so much with our baby.
