Ideal for reunions and outdoor type. Wifi, Netflix , TVs in all but one bedroom, including commmunal areas - an open fire. Large front garden to enjoy the sea views. Rural area but Mini bus hire to town/ pub - 5 miles of beach nearby. 3 cots.
Flowers and Home baking on arrival. With sea views, the property combines elegance with modern convenience. WIFI and Netflix available. TVs in all bedrooms with one (website hidden) in kitchen and living room. 2200 square feet so ideal for the larger group . Parking at rear for up to 8 cars. All utilities included in the price. Fuel provided for the open fire. Large garden with BBQ and outdoor seating. Lovely walks nearby down to a hidden cove and 5 miles of sand to enjoy. We usually have horses in the field beside the house and always have rabbits in the garden.
Guest have the use of the full house and grounds.
Interaction with Guests
We live 1/2 mile away so when guests are arriving they let us know the approximate time and we will meet them at the house to give them keys and also show them how to work everything. If there is anything further they need, they can ring/ text and I will pop over on my bike. Other than that we leave them to enjoy their holiday. On the day of leaving we meet them before they leave the house.
With sea views there are fantasic walks in the vicinty of the house. A 10 minute walk away there is a cove and to the left of that there is a hidden beach which is totally secluded. 10 minutes by car there is 5 miles of sand to enjoy. Although it is a rural location , we are 10 minutes by car from Ardmore, 10 minutes from the fishing village of Ring and 15 minutes from Dungarvan and Youghal. The cliff walk in Ardmore is fabulous.
A car is essential although a mini bus is available for groups over 5 at low cost.
Other Things to Note
Make sure you have bought your provisions on the way as the nearest shop is 6 miles. Full weeks only can be booked from July to August with a Saturday changeover day. If you need food supplies to be in the house on arrival let me know and we can purchase and will just charge the cost of the goods.
We expect our guests to mind the house as they would their own, to tell us if they break anything - unless it is serious we dont charge but want to know , and to seperate their waste into the correct recycling bins - it is really simple but if not done correctly is a horrible job to sort after!
We stayed in Brownes Farmhouse over Christmas and could not fault it! Our 2 families stayed here and we had plenty of room and it was very comfortable. Naoive was an excellent host and went above and beyond to ensure we had a great stay. The house is immaculate and the location is excellent. I would highly recommend Brownes Farmhouse.

The house was immaculately finished, bright and spacious and was fully equipped. It's situated in a an absolutely beautiful part of the country on a quiet country road - the pictures don't do it justice. Great place for kids - our 4 year old really felt at home.
Naoive was a fantastic host and was always available if we needed anything.
Our stay at Browne's Farmhouse was perfect. The house was better than we expected, very large, wonderfully appointed and a lovely location. Our group was eight adults and there was tons of space. It would also be ideal for a family. Our host lived near by and would have been handy if we had needed anything, which we didn't. I highly recommend this property.
We spent a fortnight in Naoive's great house and loved it. All information about the house on Airbnb is accurate and the rooms really are as big as they look! Not mentioned in the desciption were the rabbits in the front garden first thing every morning and the horses next door which provided lots of interest for the children.
Naoive was there to greet us and on hand whenever we had any issues (wifi played up but was sorted with the techies called in as soon as we mentioned it) or questions (how do we get to..) but was not intrusive in any way.
The location of the house is idyllic, quiet area but easily accessible to Dungarvan or Ardmore (both about 10 km away).
If going, be sure to get to Ballyquin beach, Ardmore cliff walk, Seaweed baths at Helvic head and Tannery Winebar in Dungarvan!
All in all a great house and wonderful host..we'd love to revisit again but next time I'm sure we'll have to book years in advance as word gets out about this gem.
This is a lovely house for 9 or 10 people; great space, and very modern facilities. Could not have wished for more. Naoive very helpful in every way. Also a great area for walking, visiting places, Dungarvan excellent town.
Brownes Farm House is a spacious home where modern conveniences are combined with old country charm. I have just returned from a stay with four other people and we all can't wait to return.
Owners Naoive and Paul are both very welcoming people who are happy to oblige with any queries about the house or the area.
When we arrived, we found a breakfast starter pack of yoghurt in jars, milk, tea and coffee, cereal and homemade scones with butter and jam. The craft beers they left from a local brewery was another lovely touch.
While the area where the house is located feels very rural with cows, donkeys and horses in the neighbouring fields, both Dungarvan and Youghal are only short drives away.
I'd strongly recommend Brownes - it's a great spot for a group getaway: it is spacious with a large garden in the front, plenty of parking, comfy beds, three full bathrooms and a fantastic (and excellently equipped) kitchen for cooking in. Everything was as it says in the Airbnb listing.

I am originally from Dublin but now living in Co Waterford. I spent 23 years working in the Pharmaceutical Industry eventually getting to Director level and I have now packed in the corporate world to enjoy life - in the beautiful Co Waterford countryside looking at the Atlantic Ocean.
I love baking, family, art, antiques, Facebook, travelling - learning about different cultures and food.
I reckon I am half way through my life at 48 so I've had enough of running and racing and Im into my second phase while I am still young enough to enjoy it !
