On the ground floor is a living room with a large TV and soft seating , cable TV and DVD player, a dining room with dining table for 4 persons, and a kitchen equipped with a refrigerator, stove with oven and microwave bathroom.

On the second floor there are three bedrooms. The master bedroom has a bathroom with a Jacuzzi and equipped with a safe . From each bedroom you can go to the balcony , where a view of the ocean.

Maximum number of guests 7 members. 6 adults at the three bedrooms. One adult can be accommodated in the room, which also has a bathroom with a sink and toilet.
Electric and water is extra charge
The space was nice with large rooms, a pool and other amenities as advertised. I enjoyed my stay. However the service was rather poor and at times very frustrating. Never met Irlak, just staff upon arrival. Details about directions, street address and apartment name were never sent to me in advance, only GPS coordinates. This was unfortunate and I spent hours looking for the villas, eventually resorting to the nearby Hilton Hotel. This was unnecessary as this is one of several villas in a gated community with a guard. It would have been easy to find and access if the owner had been more communicative.
No AC the first night. For $250 per night, the AC should work. I requested a discount and the property manager said she would ask the owner but I did not receive a discount. The staff did not bother to check me out. However, they flagged down my vehicle as I left for the airport and requested money as a payment for electricity. Such a payment was never advertised or discussed with Irlak - in email or in person. I rejected this request and the staff person refused to let the taxi driver leave. I almost missed my flight as a result. When I returned home, Irlak had sent a request through airbnb for 1400 baht to pay for the electricity.
The space was good, private and quiet for a large group or family. It slept 5 friends and could accommodate more. But there were frustrations, to say the least. If you want hassle-free, look elsewhere.
Проживали на вилле компанией из 5 человек на протяжении 16 дней. Комнаты просторные, полностью мебелированны. Есть небольшая кухня со всей необходимой техникой и посудой для приготовления еды. Изюминкой виллы является бассейн с замечательным видом на город и море. Вилла расположена в тихом комплексе вилл на горе. Для кого-то гора крутая, но мы нашли в этом только плюсы. В пяти минутах ходьбы магазины и рестораны, до пляжа Карон примерно 5-7 мин., до Каты 10-15 мин. Недалеко от виллы есть 2 рынка, на которых можно купить любые продукты гораздо дешевле, чем в супермаркетах.
Виллу обслуживает управляющая компания, ее представитель, очень милая, приветливая тайка, встретила нас по приезду, показала показания счетчика электроэнергии и объяснила, где он находится. Дала номер русского "отельера" и все возникшие вопросы мы уже решали через него.
В первый день были шокированы количеством живности: большие пауки, маленькие ящерицы и улитки. На второй день поняли, что просто надо плотно закрывать все окна и выключать свет, когда не находишься на вилле.
Подводя итог, хочу сказать, для отдыха с компанией - это замечательный выбор! Не бойтесь путешествовать без туроператора, отдыхать "дикарями" гораздо интереснее и дешевле!

We stayed at the villa (more like a rowhouse) for a week.
The good- rooms are large and well furnished. Bedrooms are v comfortable, with wooden flooring. Bathrooms are nicely done up. The kitchen has enough equipment to cook basics. The small infinity pool overlooks the town and the sea. There was total privacy, as this unit is at the end.
The not so good part-
The ad says a baby cot and stroller can be provided if asked for, so we asked for it and were told we'd get it. Didn't get the cot till half the trip was over, and that was after a number of calls and emails. No mention of stroller. The manager's explanation was that the owner didn't remember us asking for it (it's in the email trail) and he would have to charge us for it, but as a favour was waiving the charge. So till then our baby slept on the floor (he rolls off the bed) and got bitten by bugs on his hand and eyelid.
Another problem- the bathroom in the main bedroom had a really bad stench- and the only way to air it is to open its window into the bedroom- so both room and bathroom stink. Informed the owner of this but didn't get a response.
All the plates, bowls and mugs in the kitchen have it written underneath that they are not microwave safe.
In case of problems- emails to the owner, calls to the owner and calls to the managers (we met 2) go mostly unanswered.
A few points for future visitors-
There are no fans or window screens, and there are plenty of mosquitos and other insects around, so you'd need to close windows and put on the a/c even though the temperature is pleasant in the evening.
There are two flights of stairs to climb to reach the bedrooms and the villa is at the top of a v steep road.
The website says that maintenance is included- while we were there for a week, the house was cleaned once. We tried cleaning up but there wasnt any equipment to do it.
We were charged for utilities at the rate of 6THB per unit for electricity and 30THB per m3 of water. The website says up to 300THB of water and electricity included. We didn't see the meter, were only told of the initial electricity meter reading and given a final bill. The whole process was not transparent.
The property was very nice. Beautiful master room & bath with private as well as shared balcony, both with amazing ocean views. Rooftop deck also provided great ocean view. Room sharing balcony with master also has own bathroom. Third room is cozy, but nice. Occupant of third room will have to shower in either the master or second room's shower. Also, note that there is a very sleepable couch in the living room.
Two points to consider: First, the listing said that a cot is available; however, this cot is shared between multiple units and may not be available for some or all of your stay, as was the case for our group.
Second, if you plan to cook and/or eat at the property, dishes and cookware are somewhat sparse. There were 2 pots and no pans, 1 cutting board and maybe even only 1 sharp knife. It was workable but not ideal considering we had a beautiful Thai woman among our group who is an amazing cook and whose food was on a whole other level than the local tourist fare of the neighborhood. Although I did rather enjoy the fried chicken from the man across the main street at the bottom of the hill as well as the fruit from the lady south along that same street. Amazing melons!
Overall, I would highly recommend this property for any group, provided that the information works for your groups situation/configuration. The 2 detractors mentioned above were only for the readers benefit. For our group they were almost negligible and quickly forgotten once we settled in and the fun started, so the rating of 5 stars stands intact.
Finally you may want to note that the electricity costs can be fairly significant if you are pumping the A/C all day and leaving lights on. We were fairly conservative but I believe we still paid approx. 1,700 THB (~55 USD as of this post) for a four night stay.
