The space
***4WD or AWD All Wheel Drive is a requirement , not a suggestion ***
***Absolutely no un-neutered male dogs and/or dogs with agression issues towards people or other animals. I have pets on another part of the ranch that are kind and welcoming , they do not stay with the airbng guests however they may interact with them outdoors so please do not bring dogs if they do not get along well with others, thank you!"

Most All Wheel Drive small or intermediate SUVS will do great, however sedans will not make it, front wheel drive and 2wd will not make it.

In bad enough conditions i will provide a free shuttle service across the last half mile as often as needed for during a snow storm the last half mile requires studded snow tires.

I highly recommend using Turo over standard car rental as its far less expensive, you get a better choice of cars with *actual snow tires* , and/or zero wait time picking up and dropping of your rental which could take hrs of your vaca time otherwise!!! The downside is Turo rentals can cancel on you at the last minute so you should choose one with good reliable reviews and preferably one that treats their rentals most like a company.

2wd or Front wheel drive vehicles with low clearance may cause injury to yourself and more likely your vehicle. Colorado car rental places charge an extra 10-15$/day for SUVs, they do not guarantee 4wd but the code is: **ask them for a truck or jeep **and** tell them you are staying in the mountains on dirt roads** they will give you a proper 4wd or Awd vehicle but again using Turo is way better than standard car rental places because you can actually get snow tires. An SUV without snow tires is basically a sled.

The is at 8900 feet elevation where it is dry and dusty or sometimes heavy snow, it is a Rustic home hand built with soul and love by an artist, not a perfect luxury mansion doctor's summer home, a bohemian retreat full of character.

The terrain around the home is rugged dirt and rocks. Keeping your shoes off inside will immensely help to keep it clean during your stay and boots are definitely needed don't show up in flip flops or high heels or you may break an ankle or leg just walking around.

The mountain is rugged you will like having high ankle boots or hiking shoes to not roll an ankle, this is is not in a suburban neighborhood with sidewalks. It is 8900 feet elevation with mind blowing views, but with that comes rugged terrain and adventure which means preparedeness.

The grounds are not ideal for young children. Steep hills and random loose rocks can crack a skull open playing outdoors.

In the surrounding woods there are mountain lions, bears, foxes, ravens, hawks, coyotes, lynx, bobcats, etc. They don't interfere with humans directly, however if you leave your food or pets unattended outside you might not see them again. Keep your animals on leash and/or visible/attended! I do not as of yet have a fenced in area for dogs but will soon, none the less they should not be left unattended.

Alexander “Sasha” Ginzburg aka “Ginza” founded Earth One Studio in 2003 in Atlanta ,Georgia after graduating from Emory University with a bachelors in Music and English. The current manifestation of Earth One was hand built by Ginza from the ground up between 2011 and 2016, and is grand opening in early 2017. Check out Earth One’s Reviews on Kudzu Since its inception in 2003, Earth One Studios has produced and Ginza personally mixed well over 1000 songs for artists in various styles from Hip Hop, Jazz, Afro Beat, Gospel, Reggae, Instrumental, Electronica, Singer Songwriter, Rock, and blues, over 3 handfuls of full length albums plus countless EPs and singles. His production of Dynamq’s Album “Sudanese Child” won International Reggae Album of the Year, and the studio has worked with the likes of Roy Ayers (motown legend), Erica Newell (Marleys), Yellawolf, Tech-9, Kanye West, Dynamq, Cenc Love (Bunny Wailer’s daughter), Mamaniji Azanyah, Mausiki Scales, Boom One Records, Hope Massive, Sci-Fi, Mykal Somer, Will Thompson, Aradia, Yoel Ben Yehuda, Julie Dexter, Mobil, Elemental Harmonics, Magnif, APJ, Twin Towerz, Kenito, Kelly Love Jones, Jamisun, CJ Rosaria, Roger Reynlods, Kiana, Cherries, Elevate the Quest, Ignition, Eastern Standard, Eclectic Roots Ensemble, Mo2, Abstract Logic Recordings, Winter Spirits, DJ Manow, Waveform Modulations, Pnuma Trio, Underground Bankok Radio, and many more.. Check out Earth One’s Reviews on Kudzu Bio: When Ginza was only 13 he wrote a classical guitar piece called “Spanish Dream” that won him 1st place state and regional student composition awards and received a 3rd place honorable mention nationally. Ginza promptly used the Award money to buy himself quality Martin acoustic guitar which he has used to this day. Despite the copious amounts of marijuana he smoked in high school (and subsequently fucked off grades he served teachers he didnt like) his musical accolades earned him admittance to the prestigious Emory University in Atlanta, Georgia. In 1996 Ginza moved south to Atlanta to attend Emory University where he was a double major in English and Music. He studied Jazz improv with Jazz Pianist Garey Motley, Electronic Music HIstory and Studio Technology with World Music Connoisseur Steve Everett, Classical theory and Orchestration, and one on one Classical Counterpoint with Professor John Anthony Lennon, as well as a double major in Poetry and Literature. During these years Ginza spent his summers at home in New York to be with his mother who was terminally ill with cancer. It was during these summers that he had the luck and privilege to meet and study under legendary jazz guitarist Billy Bauer who toured and performed with Charlie Parker, Benny Goodman, Lenny Tristano, and also taught guitar legends Steve Vai and Joe Satriani. Ginza drove 2 hours each way to meet with Billy and credits all his guitar chops and improvisational musical skills to Billy’s unique method of instrumental teaching. In Spring of 2000 Ginza left his last semester at Emory to be with his mother who finally passed away on July 4th, 2000. Returning to Atlanta he found himself grieving and shredding blues riffs at Northside Tavern Blues Bar alongside Atlanta’s legends Colonel Bruce Hampton and guitarist Jimmy Herring (Allmon Brothers, Widespread Panic) at an open mic blues jam night hosted by Colonel Bruce. Out of these ranks he met and formed his first short lived but regionally successful 6 piece band “Ghost Trane” which played nearly 200 shows in 2000 and sold out Variety Playhouse alongside North Mississippi All Stars one New Years Eve 2001. After this final blowout performance the group broke up and Ginza returned to Emory to finish his degree. After graduating Emory it was not long before Ginza formed Earth One Studios, in 2003, and the Electronic/Instrumental group Elemental Harmonics. Elemental toured nationally coast to coast several times over and played notable festivals such as Jazz Fest in New Orleans and Camp Bisco in New York. Elemental released a self titled album in 2005 on Vinyl and Itunes . In 2007 Ginza began his own trademark and to date has churned out three electronic LPS “Breakbeat Modulation System”, “Metamorph”, and “Improvised Elevation Device “. During this time rather than focus on touring, Ginza transitioned to Colorado where he hand built from the ground up the structure that houses the new Earth One Studio, Colorado. Collaborating with powerhouse musicians including drummer and producer Nick Allen of “Artime” He debuted his new live band format Album at Arise Music Festival and is currently preparing his 4th LP Ginza album for Release in 2017.

During your stay

I will always contact you before disturbing your privacy, and i wont enter unannounced ever if you are home. Your experience being quiet, comfortable and private is my utmost concern!

The house however is not a magic flying carpet and sometimes requires maintenance or attention during a guest stay. While nobody will ever enter the home while a guest is present without full consent and notice, it may not be possible to reach a guest while they are out skiing or snowmobiling for example, and the staff reserves the right to perform maintenance operations while the guests are out to provide the high quality experience with no interruption in utility services to the home.

While Guests are out exploring Colorado during their visit , only the full time property manager or host may access the Hot Tub or Mechanical room inside the home to perform maintenance operations on the water , gas heat, and solar electric utility systems. Never will a service person to the home be inside unattended by host or property manager while performing service so guests can be assured their belongings are safe and secure.

The entire propety is 30 acres and the property manager/host also resides on the same property , using the same vehicle parking area 200 feet away from the home, but does not stay in the home with the guests, or ever interrupt their privacy. The property manager resides seperately in other little cabins that do not face any windows or interrupt the privacy of the airbnb listing.

During some winter months, when there is excessive snow or roads or icy, without studded tires you will need me to help shuttle you the last half mile which is a dirt road and not easily accessible with rental cars that do not typically install snow tires or If you couldnt find a rental with snow tires. I am happy to provide this short shuttle service **at no extra cost** so you do not risk damaging your rental or your own vehicle. In 900 nights of guests ive only had to do this few times. There is no extra charge for this but i do accept tips!! For months or days when there is no snow All wheel drive or 4 wheel drive, and during winter **Snow Tires** (all season/all terrain tires are NOT Snow Tires) is a requirement to access the property. Subarus or SUVs recommended.

I will be on hand near the property to manage any issues that arise or any special needs you might have just ask anytime, otherwise i will not present myself unless called upon! I will be there to greet you and quick guide to house operation when you first arrive. I will meet with you to grab the key.
