Great location
92% of recent guests who stayed nearby gave the location a 5-star rating.
This charming 1904 garden flat offers the character and simple amenities that an early 20th century bungalow provides. This is a cozy and light-filled 2BR/1BA lower flat of a private home located near Berkeley Marina and the 4th St shopping/dining district of West Berkeley. The owners are long time Berkeley residents, professionals who live upstairs and love hosting quiet, respectful guests. Hosted by Evan :)

Please read our listing info, and answer the questions we've asked with your booking.

The space
This spacious, private, two-bedroom flat is on the lower level of a 2-story home. It has a kitchen and dining/living area, plus two medium-sized bedrooms and a bathroom. It is fully set up with everything a traveler needs, including dishes, cookware, sheets and towels, travel guides and maps, and more.

Each room is furnished with a queen-sized bed, bedside tables and lamps, desk/chair, a reading chair or sitting area, a dresser, and closets. Rooms are decorated in pretty, soft pastel colors, and supplied with high quality bedding and your own set of plush towels. A nature-lover's dream, its lush, wild gardens guarantee wildlife sightings and birdsong-filled mornings.

Note: One of the owners has physical disabilities and uses a rolling walker to get around. The upstairs is carpeted, but guests will hear activity at times. Because of the possibility of sound transfer, both ways, we'd like to host quiet, low-key guests who generally go to bed early (rather than night owls who are up and active late at night or who host a lot of visitors).

Other things to note
WHO ARE YOU? Before we accept a booking, we'd like to know a bit about you: your full name(s), where you work, the reason for your visit, the hours you generally keep, and whether you hope to host activities involving outside visitors. Please provide this information when you make a formal booking request.

NOTE: Under Berkeley law, the maximum stay we can offer you is thirteen (13) consecutive days

OCCUPANCY. Occupancy is limited to 5 people (Children over 9 years) .

FAMILY NEIGHBORHOOD. The flat is located in a quiet, residential, old "Berkeley" family neighborhood.

CLIMATE/HUMIDITY. While most of our guests have enjoyed staying near the bay and in a garden setting, people who live in dry climates may find it humid. We supply a dehumidifier and an air purifier.

On a rare occasion , guests have spotted a few ants - normally after a rain -we use non toxic solutions to address this.

WILDLIFE. Guests here will likely see wildlife, a few ants, tiny (harmless) spiders, Daddy Longlegs (also harmless), fallen leaves or fruit, and other natural features of organic suburban living.

Our garden is a little wild, lush, alive, organic, and we like to host guests who enjoy that. The flat is professionally cleaned before your stay.

AS-IS CONDITION. We've outfitted the apartment with new, high quality appliances, bedding, towels, lamps, dishes, and cookware; high quality Memory Foam mattresses; and top-of-the-line air purifiers and dehumidifiers.

We've made extensive repairs and improvements, repainted the wood furniture in pleasing pastels, installed new window screens, and decorated nicely.

But the linoleum floor, window casings, and doors are old, and no amount of scrubbing will make them look new. We consistently work to upgrade and improve the home. It's an older home, with lots of character.

The owners (Gil and Jane) genuinely enjoy meeting and hosting travelers. During your stay, you may see them tending the garden (spring/summer), and they're always happy to say "hello" or give suggestions on where to shop, dine, or explore. For any issues or assistance, please call or text your host Evan (Celll: 530 368 7582).

IMPORTANT: Because one of the owners is partially disabled, we ask that you do not show up early, but at your designated time, so that our property manager can be there to meet you.
