Possession of a San Francisco Short-Term Rental Registration Certificate certifies that the registration certificate holder has agreed to comply with the terms of the San Francisco Short-Term Residential Rental Ordinance (San Francisco Administrative Code Section 41A). This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire or other code violations.
The space is on the ground floor with a sliding glass door that opens to the back yard. The main room has a queen size bed, dresser, desk, and futon sofa, cable TV, and shelves to organize your things.
There is a small room outside of the bathroom that has a small refridgerator, and microwave. Since it is not a real kitchen, there are disposable plates and utensils because doing dishes in the bathroom would not be a good idea for our plumbing. You will find a coffee maker and the basics to make your coffee.
The bathroom has only a curtain for a door, the toilet is under the stairs, so a sloping ceiling (must take care not to bump your head) and there is a sink and shower.
The separate access is via a ground level hall that takes you from the street to the separate entrance and backyard. The hall is were the refuse is stored for the building as well as bikes.
Interaction with Guests
With your separate entrance, you will basically be on your own. I will try to answer any questions you have.
The Mission is hard to describe. It is vibrant, and a little bit of all that SF has to offer. There is great food, and the best people and this block of SF has the best micro-climate in the whole city. I feel lucky to live here.
BART is 4 blocks away(Bay Area Rapid Transit).taking you to other cities nearby. #14 and #49 bus are 2 blocks away(Mission St, downtown, Ghiradelli Sq). J-Church train is 3 blocks(downtown, Noe Valley). 33 is half a block(Casto, Haight)
Parking is difficult. Paid parking is $24 per day and 3 blocks away. The streets have 2 hour limited parking during the day, and posted days for Street Cleaning when you can't park on that street for a 2 hour time range. Parking is free if you can find a spot, and leave your car between 7pm and 10am the next day. Free street parking Saturday and Sunday. I have some day parking passes for street parking that cost $8/day.
Other Things to Note
The back yard is a shared space, but because you have the most convenient access, odds are you will be the only one using it.
No Smoking inside. No pets, sorry.
Karen was very friendly and we were very grateful for her fast response as we booked this place short-term. The room was spacious, clean and located in a busy and happening area of San Francisco.
The only small draw-back we experienced were fairly thin walls - we could here some snoring from the neighbours ;) We had no issue with this though and for the light-sleepers: this is easily solved with some oropax.
Overall a great experience and we recommend staying here, also because Karen is a great host (one notices her experience with airbnb).

I stayed in Karen's house for 2 months when she and her family went for vacation. I also stayed in this Private entrance studio, which is the basement, for a week after she came back. She was busy for leaving to the airport when I checked in but still showed me around in detail. The place is GREAT, spacious and comfortable, and the neighborhood (mission) is very convenient. I highly recommend her place to everyone who wants to explore SF!!
I had a perfect stay at Karen's flat, all very convenient, she thinks about all the details to make things easy for you. The location was fantastic in the Mission, very nice area mix of mexican/hipster, and close to public transport (BART train to airport etc). Very much recommended!
Great stay at Karen's place . This was our first AIRBNB experience and we were lucky enough to book in this private room with own entrance at MISSION. We loved thus neighborhood with good restaurants , cafes nearby and easy access to public transport incl BART train to airport . We give Karen's place and Karen as our host the best recommendation . Because of this experience we now continue to book trips via AIRBNB.
The apartment looks better than the photos! It had everything you could possibly want plus more, more than a hotel. We even had chocolates by the bed, which was a tempur memory foam, a few drinks in the fridge, an excellent range of tea including my personal favourites - oolong and green, plus other tea/coffee varieties, a coffee machine, microwave, fridge, lots of towels, hairdryer, extras including hand lotion, pain relief, ear plugs, new toothbrushes. It had a lovely courtyard too. Great location, fantastic area for dining out, and only a few blocks to the BART station. The host was fantastic, with great communication. I would highly recommend this host and apartment. We would not hesitate to stay here again if we revisit San Francisco.

I finished my MBA in June 14 years ago, and quit my job the next month and have been a stay-at-home mom since. My husband is from Bangladesh, and I am lucky to have been able to travel there and India and stay with family and really get to see life as they live it everyday. I prefer to get off the tourist trail when I travel. Favorite destination is Thailand.
