Possession of a San Francisco Short-Term Rental Registration Certificate certifies that the registration certificate holder has agreed to comply with the terms of the San Francisco Short-Term Residential Rental Ordinance (San Francisco Administrative Code Section 41A). This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire or other code violations.
The space is on the ground floor with a sliding glass door that opens to the back yard. The main room has a queen size bed, dresser, desk, and futon sofa, cable TV, and shelves to organize your things.
There is a small room outside of the bathroom that has a small refridgerator, and microwave. Since it is not a real kitchen, there are disposable plates and utensils because doing dishes in the bathroom would not be a good idea for our plumbing. You will find a coffee maker and the basics to make your coffee.
The bathroom has only a curtain for a door, the toilet is under the stairs, so a sloping ceiling (must take care not to bump your head) and there is a sink and shower.
The separate access is via a ground level hall that takes you from the street to the separate entrance and backyard. The hall is were the refuse is stored for the building as well as bikes.

With your separate entrance, you will basically be on your own. I will try to answer any questions you have.
The Mission is hard to describe. It is vibrant, and a little bit of all that SF has to offer. There is great food, and the best people and this block of SF has the best micro-climate in the whole city. I feel lucky to live here.
BART is 4 blocks away(Bay Area Rapid Transit).taking you to other cities nearby. #14 and #49 bus are 2 blocks away(Mission St, downtown, Ghiradelli Sq). J-Church train is 3 blocks(downtown, Noe Valley). 33 is half a block(Casto, Haight)
Parking is difficult. Paid parking is $24 per day and 3 blocks away. The streets have 2 hour limited parking during the day, and posted days for Street Cleaning when you can't park on that street for a 2 hour time range. Parking is free if you can find a spot, and leave your car between 7pm and 10am the next day. Free street parking Saturday and Sunday. I have some day parking passes for street parking that cost $8/day.
Other Things to Note
The back yard is a shared space, but because you have the most convenient access, odds are you will be the only one using it.

Karen was polite, kind and extreamly welcoming! I landed early in SF and she let me drop my luggage off in her storage unit and even moved my stuff into the room for me while I was out on the town. She was a great host and the place was amazingly well kept! I highly recommend her and the place. She even stocked the place with a couple bottles of wine and beer! A+++
Karen and her place were wonderful, clean and exactly as described. She had fresh (seemingly brand new) bath towels, hand towels and wash cloths. She also left little welcoming sweets, accommodated me dropping off my luggage earlier in the day, and was an all-around fantastic and friendly host. Loved the backyard area and the neighborhood as well.
We had an incredible time at Karen's place. The listing was exactly as described—upon arrival, Karen had deep cleaned the entire place, set up the futon as a second bed, and had snacks/drinks in the fridge. The location was prime—a block away from Velencia where we enjoyed many meals/drinks after a long day of work. Even though parking is difficult in the area, Karen was very helpful in giving helpful advice for finding a spot. We also enjoyed the fact it had a private entrance that we could come and go as we pleased.
Overall, definitely a great listing. Would recommend to anyone looking to visit San Francisco.
The place was clean and comfortable, and in a great part of the city. Karen was very nice and extremely accommodating for our very last minute reservation.
Karen was a lovely host and her house was perfect for our stay! We stayed in the basement studio which was great because it had the private entrance which made coming and going very easy. Karen made herself available to us during check in, and when our flight landed earlier she let us check in before the standard check in time. Her home is right in the heart of the mission district with tons of great restaurants and a very quick walk to Dolores park and the Bart station. Karen recommended some places to eat, all of which we tried and we were not disappointed! The only minor thing is that the walls are thin so we could at times hear neighbors but it did not bother us. There were drinks and snacks in the room and all the amenities and toiletries you may need. I would definitely stay with Karen again! We had a great stay!
I was in S.F. for one night. I met Karen, who was very warm and friendly. She gave me the key and showed me the room. I was so impressed. I liked the private entrance. I felt comfortable coming in late without worrying about disturbing anyone. The bed was very comfortable. The neighborhood was quiet and cute. I don't think I will stay in a hotel again. I want to go back to S.F. for a few days, just to enjoy the city. When I do, I will definitely try to book this room again!!!
Karen is great, generous and very helpful. The place is extremely comfortable, well equipped to the details. Great location with a very reasonable price. Very recommended.

I finished my MBA in June 14 years ago, and quit my job the next month and have been a stay-at-home mom since. My husband is from Bangladesh, and I am lucky to have been able to travel there and India and stay with family and really get to see life as they live it everyday. I prefer to get off the tourist trail when I travel. Favorite destination is Thailand.
