Heritage home and cottage on four acres five minutes from Matamata. Fifteen minutes to Hobbiton Movie Set; 30 minutes to Hauraki Rail Trail and Waikato River Trail for cycling; 45 minutes to gorgeous ocean beaches. Golf, hiking and hot pools close by. Great road cycling out the front gate.

Guests may enjoy the patio and stroll through the surrounding grounds. The sheep are always happy to be hand fed with the sheep nuts we have on hand.
Interaction with Guests
We live in the renovated villa next to Quinlan Cottage and will be there to greet you along with our friendly Labrador retrievers.
We are a five minute drive from Matamata where you will find a variety of excellent cafes and restaurants.
For animal lovers, we have lots of bird-life in our wooded area plus cows and sheep in paddocks nearby.
A fifteen minute drive takes you to the Wairere Falls track where you can walk through native New Zealand bush to a lookout of the tallest waterfall in the Kaimai Ranges.
If you prefer a flat walk, the Te Waihou Walkway is lovely and a short car ride away.
If you are a cyclist, there is bike hire and bike trails not far away.

Sandy and Gordon are such lovely people, they really made me feel like comming home. The cottage is very nice and cosy And the dogs are very friendly too.
Quinlan Cottage was a great base for us, and enabled us to explore both the coast, and the Rotorua area while based in the one spot. Gord and Sandy were friendly, and extremely accommodating, providing fresh fruit and home baked muffins for us on our arrival. This is a small cottage but fine if you don't plan to be hanging around much.
My fiancé and I stayed here two nights during our visit to Hobbiton and the north island. We woke up on Wellington, drove to Waimoto and did a 3 hour cave tour in the afternoon and arrived around 7pm. The following day we visited Rotorua, did the hot springs and redwood forest, then went on an evening dinner tour at the Hobbiton movie set. I think this is the perfect way to spend 2 days in the region.
Quinlan Cottage was amazing and Gordon and Sandy are great about communicating with you on how to get there. Sandy had the cottage prepared with a coffee, fresh fruit, and homemade muffins for breakfast which were truly delicious. The cottage was so beautiful and cozy we didn't want to leave at the end of or stay. It was built in the early 1900s but moved and renovated in the 90s so it's got a good mix of rustic charm and modern efficiency.
Wifi worked really well, as did the space heater, and the bathroom right off the bedroom is also very nice.
It took us about 14 minutes to make it to the Hobbiton movie set from here driving ourselves - it's closer to the set that staying in downtown Matamata, Hamilton, or Rotorua. If you want to get dinner or lunch while yore staying the main strip of Matamata is probably a 7 minute drive.
I really can't imagine staying anywhere better, and I would definitely stay here again and not change a thing!

Definitely a new experience for both us staying in the farm, feeling the atmosphere and fresh air of the farm.

Our stay at Quinlan Cottage was perfect. The cottage was warm and welcoming and there was a delicious date loaf waiting for us on the counter. We loved chatting with Gordon and Sandy (and playing with their dog Eben!) and their recommendations for things to do around Matamata made our stay there the best we have had in New Zealand. We hope to come back and stay in Quinlan Cottage some time in the near future, and next time we will stay for much longer!
Loved this cottage!!! Such a cute, quaint getaway with delicious date loaf and tea for a quick breakfast. We weren't able to meet Sandy, but she was nonetheless very helpful and thorough in communication. Gord was great. We were able to run around with the sheep before we left as well. Wish we could have stayed longer!! I'll definitely book the cottage again on the next trip to Matamata.
