  • We loved, loved, loved this location and condo. It was 3 miles directly up the road from the tourist hot spot on the island. When we walked into the condo, we were blown away by the ocean view and surfers visible from the living room couch and the lanai. The apartment also had every beach amenity we needed during our stay including snorkeling gear, beach chairs, beach towels, surf boards, flippers, and a beach umbrella. The apartment, the location, and the views make this a gem.

I highly recommend this to anyone staying in Kailua, Kona. The only negative experience we had was the nightly noise. The apartment we stayed in was in the front facing the ocean but also in the corner, next to the public access beach. There were nightly parties (not too bad), and early morning clean-up. Our windows were open because of the beautiful weather, great breeze, and ocean sounds. In spite of the morning noise, I would stay here again. It was a great, great value.

  • Everything went smooth with checking in, Lani was great with sharing some perks about the Big Island with me and the condo was great for my friend and I!
It's a bit dated, the dishwasher is broken, and there is no air-conditioning but at the end of the day, for two people, dishes aren't the end of the world, most rooms have a fan, and it wasn't as hot as I thought it would be without the air-conditioning. The lanai was out favourite spot, I would stay there again for that price for the lanai alone. You really are just a few feet away from the water, top floor, great view of surfers and the ocean. We saw whales, spinner dolphins, turtles, all from out lanai!
The bed was comfy and the condo itself has a good amount of space, open concept which we enjoyed.
The wifi was quite quick once you were all hooked up and having a TV with cable comes in handy when you've had a big day.
Our neighbourhood was nice, there is a little mart across from you with all the essentials, liquor, plus surprising extras. We are right next to a local's spot, which can get a bit loud combined with the waves, but it truly didn't bother us one bit.
We aren't exactly close to downtown but we did the walk a number of times and it's bearable.
I would stay there again for sure! This side of the island is perfectly beautiful and rarely ever rains, unlike the Hilo side. I would recommend it for sure!

  • Just got back from the Big Island of Hawaii. LOVED our time at this condo - almost like you are on a boat, with the surf and the ocean view right outside your front window. Great value for the price..make sure you bring along beach towels and be prepared to purchase food basics. Lani was easy to connect with and a wonderful host. The pool/bbq area was well cared for and clean. Beach chairs, umbrella, snorkel gear, boogie boards, and surfboards provided (brand new condition). Thanks so much Lani!

  • Lani's place at Banyan Tree was awesome! The view was fantastic and there's a great surf break right in front. All and all it was very convenient and great place. There are a few little things that could be updated but I would recommend it to anyone who wants to visit the Kona side of the big island.

  • Owners were very easy to work with. Building and unit was easy to find and access.

Ocean view is spectacular; everything it is advertised to be.

The unit itself is a bit older, but clean and the bed is comfortable.

I would suggest owners stock the kitchen a bit better with cooking essentials like salt and pepper, cooking oil for guests planning to cook in. Those types of things were lacking, but there were pots and pans, etc.

A little noisy at night with a local park/surf spot just down below, but tolerable for good sleepers.

All in all a very affordable way to enjoy an ocean front property!

  • Lani was so great with communication, everything went really smoothly! What an amazing apartment, the view was spectacular and the sunset right over the beach, wow!
The location was great, but definitely hire a car if you stay here as it's a few miles from downtown.
The apartment was really clean and well stocked (even snorkeling gear, surfboards and beach chairs were provided!)
I highly recommend a stay in Lani's apartment, I miss it already and will be back for sure!
    Mahalo Lani!

  • The view was incredible and location prime for exploring the area around Kona. The balcony was great for watching the sunset and the pool area was very nice as well. The condo sits next to a very popular surfer's beach, so we had fun watching the surfers every day from our balcony. The beach got rowdy at times and some fights broke out, which was quite disturbing. The bed was very comfortable and the hammock was nice to relax in. Other amenities were lacking (no AC or curtains made it quite hot in the afternoon, many of the appliances were on their last legs or broken, the couch was not very comfortable). But for the price, the experience overall was good.

  • The Important: Place was clean, no bugs, and comfortable mattress

The GREAT: Fantastic location on Ali'i Dr south of Kona. 4th floor end unit, with wrap around lanai, 180 degree ocean view. Waves crashing on rocks right below lanai. Sound of surf drowns out almost all other noise. Directly on one of the big Island's premier surfing spots (Banyans). Kick ass spa, never saw that many jets in one spa before. Small quiet complex. Great Price for location. Gets high rating for being clean, great location, and great price.

If the above is good enough for you, don't bother reading the rest of the review, because if you expect this location at this price and expect it to look like the Ritz. . .you will be sorely disappointed.

The Annoying: Internet was not wireless, which tethered you to living room and too much light to see screen in the afternoon. NO COMFORTABLE PLACE TO SIT. Sofa pillows slid forward off the sofa when I leaned back. Dining chairs and stools were all the very high kind that required resting feet on cross bar, very uncomfortable. Would have liked a decent table and chair to sit on at normal height.

Place was shy of a lot of simple amenities, paper towels, napkins, salt and pepper, dish washing sponge, etc. Owner was responsive when I called about it.

The Bad: rust on light fixture in bathroom and holes in wall from where towel rack used to be. No baseboard, lots of wood was chipped and cracked, refrigerator leaked onto floor off and on, kitchen counter tiles were chipped and cracked, no sink stopper in bathroom. Screen doors for lanai kept coming off the tracks, had great difficulty opening the doors to the lanai, some rust making them stick, washing machine made noise like a jet engine. Steady leak in bathroom sink entire time, but drowned out by the noise of the surf. Needs a lot of cosmetic work. Yes being that close to the ocean does degrade a lot of things quickly, but keeping up is called regular maintenance. Wish I would have known a lot of these things before I rented. Did speak with father of owner who said that entire unit was going to be remodeled soon. I hope so. It could be a really great place to stay.

For location and price, I would stay here again.

Aloha from beautiful Hawaii! I've been blessed to have spent most of my life on this amazing rock of paradise. My days are filled with surfing, paddling, and adventuring to new places. Every morning for the past few years, I was blessed to wake up to this spectacular view. Now I'm on the East side of the Island learning and exploring its lush beauties.
