Ocean Front condo overlooking famous Banyan's Surf Break. Located on Alii Dr Beach road just 3 miles for the heart of Kailua Kona Village. Ocean front pool and hot tub.

I enjoy meeting new people and love helping guide them to see all this amazing island has to offer.
Our complex is very small and quaint. Banyan Mart store is located across the street.
Banyan Tree is located 3 miles from the heart of Kailua Kona village. We are located on the trolley and Hale on bus route.
So you have an exciting vacation, and so the condo remains the same for each guest, we have the following rules that we ask is adhered to:
1. Check in is at 2:00 pm and check-out is at 10:00 am. Possible early check in.
2. It is customary in Hawaii to remove all footwear, before entering someone's home. Please leave all shoes, sandals, slippers etc., outside.
3. As a courtesy to others. Please stop all loud noises by 9pm.
4. NO smoking is allowed in the condo. There is a designated smoking area downstairs.
5. Absolutely no illegal drugs of any kind, are permitted in the condo or on the property.
6. Bikes, Surf Boards, Stand Up Paddle Boards, etc., should be kept on the Lanai (porch).
Hands down the worst AirBnb experience I've had to date. We received no communication from Lani whatsoever (apart from confirmation) despite multiple attempts at contacting her. Arrived in Kona and had no address. Attempted to contact her on the number provided and was put through to a manager of multiple condos who had no idea what AirBnb even was and kept asking me which of her many units I had reserved to which all I could say was "ocean front kondo in heart of kona".
To cut a long story short we were redirected to a resort management office who did their best to haphazardly to contact various managers who were overseas to see if they could squeeze us into another room at a different location 11minutes further out of town from where we originally had booked.
We nearly missed our booked scuba dive as a consequence, I wasted two hours stressfully running around Kona and calling various people from an international phone and to date I still haven't heard from Lani Metcalf.
Highly advise against booking with her.
Wow, amazing place w/ incredible view. Lani left us beach gear and a very clean place. Good communication and overall had a pleasant stay :)
Absolutely loved our stay at the Banyon Tree! We could not have asked for a better view. The unit was clean and equipped with everything we needed, including some things we weren't expecting like boogie boards and snorkel gear. The unit was clean and comfortable and the building itself was well-kept and quiet. The beach next door was busy but the noise was never as disruptive as other reviews made it out to be. I have already recommended this condo to friends and family and we would absolutely return on our next trip to Kona!
If you are reading this review and thinking about staying in this condo, DON'T. Save your money and look for something else! Here is a list of reasons why:
1.) This condo is the corner unit located on the fourth floor. Next to, and directly below the condo is a public walkway for beach access to the water. Also there is a small park with various tables. This is where the locals hang out EVERY day, 7 days a week, starting at 6:00 am and going until 2:00 am, sometimes longer. Lots of loud music, bongo drumming, arguing, shouting, bottle breaking etc.. I had to call the police twice because it got so loud we could not sleep.
2.) The condo is very old, worn, and in dire need of updating.
3.) The air conditioner for the condo, located on the patio, does not work. There are ceiling fans but it gets hot, hot, hot, even with the windows open 24-7.
4.) The refrigerator leaks water constantly onto the kitchen floor. The dishwasher is broken. The washing machine is located in the kitchen, inside a closet. When you open the closet door, the front panel to the washer falls off. Its not attached. However, don't bother using the washer. The minute it starts washing, it sounds like a jet plane taking off, 30 minutes of very loud noise.
5.) There are small red ants roaming in the living room and master bathroom.
6.) Every time we used the toilet in the hall bathroom, it runs until you manually fix it by lifting off the tank top. We stopped using it. Also, the bathroom door is broken and doesn't close properly.
7.) The elevator to get up to the condo, stopped working twice. We had to climb 4 flights of stairs in the hot heat. I guess this is a continuous problem. We were also given the wrong elevator code upon arriving and had to call the building manager.
8.) WiFi works great but we had to call the owner to get access.
In closing, I will say that the view from the living room is incredible! Watching the surfers each morning was great! We also saw turtles swimming, and the sunsets were wonderful. The condo is centrally located within minutes of everything.
The condo had an awesome view and is bigger than the pictures made it seem. It was a little older looking but the condition was good. Also it was well stocked with the essential surf and beach gear.
We would stay there again.
We stayed 2 weeks in this lovely condo, enjoying the view of the sunset, ocean and the talents of the surfers who practice all day long at Banyans. Saw a spinner dolphin and teams in traditional outrigger canoes going by.
Everything is positive here, nice layout, 2 bedrooms with full beds (king in the main bedroom, double in the second), 2 full bathrooms (1 en suite), full kitchen, covered lanai balcony, dining room, tv, etc..
I have read reviews that commented on the noise. There is noise, but the loudest noise is the surf, the next loudest is the traffic on the busy street, occasional trucks and garbage collection. One of the reasons we wanted an ocean front place was to hear the ocean, and we loved going to sleep to the sound of the waves. The park next door is where the surfers rest and eat, taking a break from the waves, and yes, they occasionally make some noise. But why come to Hawaii if you don't want to see (and hear) surfers? I figure these men are part of Hawaiian culture, and enjoyed talking to them.
We definitely recommend this condo, and if we come back, we will check to see if it is available before we go anywhere else. Mahalo, Lani.
My girlfriend and I just got back from a weeks stay at this condo. We were extremely pleased with the amazing view and wrap around lanai. Right on the beach and above a popular surf spot. We enjoyed watching the surfers and saw dolphins swimming more than a few times. The unit was also bigger than expected. It had 2 bedrooms and 2 bathrooms, when I originally thought it was a 1/1. I would definitely recommend this unit and would consider staying here again if we were to go back sometime.

I've been blessed to have spent most of my life on this amazing rock of paradise. My days are filled with surfing, paddling, and adventuring to new places. Every morning for the past few years, I was blessed to wake up to this spectacular view. Now I am spend half of my time on the west side and the other on East side of the Island learning and exploring its lush beauties.
