☆☆ THE SPACE ☆☆
ANEW was designed for groups who want more than a place to sleep. Set within two manicured wooded acres in Kenmore, the estate gives large groups room to spread out across layered indoor and outdoor spaces while staying connected as a group. Mornings begin slowly, with coffee outside, movement in the fitness studio, or quiet time by the stream. Days unfold in Seattle, on the water, or in Woodinville. Evenings return to the warmth of the sauna, the firelight, and the sound of the water moving through the land.

☆☆ SPA + WELLNESS ☆☆
The Finnish dry sauna is the heart of the property and one of the most memorable spaces on the estate. Positioned to overlook the blooming rhododendrons and the creek below, it is the kind of place that naturally gives you perspective. Sit, breathe, sweat, soften, and let the noise of the day fall away. Two cold plunges and an outdoor shower complete the contrast circuit outside.

The hot tub on the cabin deck and cushioned loungers make for long evenings and unhurried conversation and star gazing.

The primary suite in the main house offers a large circular soaking tub and a private steam shower for guests who want a quieter recovery experience. The river rock shower in the cabin offers a foot reflexology experience. A dedicated fitness studio with two Tonal machines, a power plate and yoga mats rounds out the wellness offering for guests who want to move.

☆☆ BEDROOMS + BATHROOMS ☆☆
Five bedrooms in the main house and a self-contained guest cottage with additional sleeping for five, giving groups of up to 17 space to settle in without feeling on top of each other.

Main house: Bedroom 1 offers a king bed with an en-suite shower, closet, and direct outdoor access. Bedroom 2 is the primary suite with a king bed, large circular soaking tub, steam shower, double vanity, and walk-in closet. Bedroom 3 is a twin bunk room. Bedroom 4 has a queen bed and access to a shared full bath with a separate tub, shower, and vanity. Bedroom 5 is a four-person bunk room with a walk-in closet, built-in desk, and shared full bath.

Guest cottage: The lower level is a boutique open-plan space with a queen bed, propane fireplace, full kitchen, seating area, and a private bath with river rock shower. The upper loft has three twin beds across two drape-divided sleeping areas, well suited for kids or teens, and also houses two massage tables for in-property wellness bookings. We are happy to book in-home spa treatments such as massage and pedicures.

☆☆ KITCHEN + DINING ☆☆
Two full kitchens mean no one is ever waiting. The main house kitchen is chef-ready and built for everything from slow group breakfasts to private chef dinners and catered celebrations. The open-concept layout connects directly to the dining room and family room, with glass doors that open to the outdoor spaces for seamless indoor and outdoor flow. The dining area accommodates up to 14 guests with additional dining options upstairs in the flex space with seating for 20.

The cottage kitchen gives a second group independent cooking capability, adding flexibility for multi-family stays or guests who want a quieter morning.

Outside, the dedicated outdoor dining area with cast iron fire pit and cushioned seating makes every evening meal an occasion. We are happy to arrange a Private Chef to cook for you during your stay.

ANEW was built for the kind of time together that does not happen in a hotel. Inside, the open-concept living area with wood-burning fireplace anchors the main house. A library lounge with velvet sofa and tufted ottoman offers a quieter space for reading or conversation. A projector and flex space accommodate movie nights or group dining for up to 20 guests. Ping pong, cards, and Twister are on hand for rainy afternoons.

Outside, two fire-lit gathering areas anchor the grounds. The cast iron propane fire pit near the outdoor dining area has oversized lounge seating designed for long nights. The wood-burning fire pit at the stream and sandy beach creates a more intimate setting surrounded by the sound of the water. The sandy beach area also has a flat space for volleyball or badminton, and the full outdoor game collection covers everything from bocce ball to cornhole.

The grounds are one of the most memorable things about ANEW. Set within two manicured wooded acres, the property features native foliage, lush seasonal plantings, towering trees, blossoming rhododendrons, and Japanese maples throughout.

The private stream winds through the land and opens to a sandy beach. At dawn and dusk, guests often see deer, rabbits, and eagles moving through the grounds.
