The villa is all yours 🏡
Whatever the number of guests, you will always have exclusive and private use of the entire villa. The garden, swimming pool, veranda, professional kitchen, and all outdoor areas will never be shared with other guests or with the owners: the space is entirely yours, so you can enjoy maximum privacy and freedom.
How the rooms work 🛏️
All rooms have a private bathroom and a separate entrance. To manage the villa sustainably, the number of rooms available depends on the number of guests confirmed in the reservation:
1–2 guests → 1 master bedroom/double room
3–4 guests → 2 bedrooms
5–6 guests → 3 rooms
7–10 guests → 4 rooms

If your group prefers an accommodation arrangement other than the standard one (for example, 4 people who want to sleep in 4 separate rooms instead of 2 doubles), we can open additional rooms without any problem.
In this case, there is a surcharge of €30 per day for each extra room beyond those already included in your booking. Just let us know in advance, and we'll prepare the villa exactly as you want it. 😊
Other things to note
Life in Nature and the Wild Environment
The villa is located on sandy land, surrounded by Mediterranean scrub, a short walk from the sea. For this reason:
- Dust: As this is a windy, sandy area, dust can quickly accumulate on surfaces.
- Insects and biodiversity: It is common to encounter insects typical of the area, such as small spiders. We would like to point out that there are no poisonous or dangerous spiders. These little inhabitants are very active: cobwebs can appear even just a few hours after the house has been professionally cleaned. This is not a sign of poor hygiene, but of the vitality of the surrounding nature.
- Mosquitoes: Especially at sunset, the proximity to the sea attracts mosquitoes. We recommend enjoying the interior spaces during that time and not leaving doors or windows open with the lights on from dusk until morning.
Privacy and Freedom (Noise)
Since the villa is completely detached and has no neighboring houses, you will enjoy absolute freedom. There are no restrictions on noise or music, allowing you to enjoy your spaces and your vacation in complete peace of mind and privacy.
Respect for the Property and Cleanliness
We love our property and want every guest to find it in perfect condition. We therefore ask you to:
- Handle the furnishings and technological equipment with care.
- Recycling: It is mandatory to properly separate your trash according to the instructions provided.
- Check-out: We ask that you leave the kitchen and other areas in a presentable condition. Upon your departure, the house must be free of trash and must not be excessively dirty.
