You have full access to the lower level of the house as I live on the upper level. All stated bedrooms and bathroom, laundry, kitchenette is on the lower level with lockable entry. There are 2 bedrooms with additional beds in the living areas.
Lock up garage space for bikes/bags.Safe off street parking.
2 minutes drive to mountain bike tracks.

I live on the same property but your living space is private and separate.
It is a quiet neighbourhood in a cul de sac within walking distance to shops, pizza restaurant and fish & chips, money machine, post box, convenience store.
Within biking/walking distance to Waipa mountain bike carpark and tracks, Geothermal Park, Waiariki Institute of Technology, Golf Course,Rotorua Stadium.
New beds and linen/ towels provided. Laundry facilities.
2 minutes to bike tracks.
2.1 km /18 minute walk to Te Puia Thermal Park.
There is a bus stop less than 1Km away.
Ample parking available.Easy access to mountainbiking, hot pools, Redwood/ Blue Lake/parks.
7 minutes downtown.

Excessive noise or disturbance. Please do not use washing machine after 10:pm.
Excessive mess or untidiness.

Any spillages or vomit in any area of the apartment will result in extra cleaning charges. Any extra cleaning or repairs required caused by guest or their visitors allowing any rubbish refuse to be left inside or around the property.
No smoking inside or outside the property.
From Nov 01, 2015 - Feb 29, 2016 the minimum stay is 2 nights.

This was a wonderful stay. Helen provided great directions to her house. She showed us the house and told us about nearby places to eat. There was a bowl of fresh fruit, a carton of milk for cereal or coffee, and some cereal packets for breakfast.
Helen had some coupons available and a book with brochures about restaurants and area activities. The kitchen had everything we needed to cook meals. The washer and dryer were very handy. For evening entertainment there was television and many books.
The house is set up so 12 people can stay, but the extra beds did not get in our way. The main beds in the bedrooms were very comfortable. I highly recommend this place!
Staying here had been a great joy and comfort. ..very spacious and extremely clean. Helen is most helpful with any information we need and the location of this hse is merely 5 mins drive fr TePuai geyser and Maori hangi meal attraction. Everything here is very self sufficient, fr kitchen, beddings to heaters
Helen was very welcoming. Nice place in a beautiful neighbourhood. Definitely a good and economic place to host a large group. Private and quiet. Not a party place, but thats what we like.
Helen was a fabulous host for our family of five. Large space with a great kitchen and clothes washing facilities. Absolutely spotless and well decorated. Helen had great advice for local attractions and best ways to clean tarnished jewellery after a mud/sulphur spa. It really felt like we were on a luxury holiday. Thanks Helen!

I live in a large house and enjoy hosting people from different places. I love to garden and live a healthy lifestyle in beautiful Rotorua. I enjoy our forest, beaches and eating out as well as cooking at home. I have 2 adult children who travel extensively. Hmmm 5 things I can't live without... My family, my home,friends, my health and my garden. I enjoy reading a wide variety of books, thrillers, inspirational books autobiographies anything that is recommended. I have travelled to Europe, US, Australia, Pacific Islands, UK, Myanmar, Thailand, Malaysia.
