You have full access to the lower level of the house as I live on the upper level. All stated bedrooms and bathroom, laundry, kitchenette is on the lower level with lockable entry. There are 2 bedrooms with additional beds in the living areas.

Within biking/walking distance to Waipa mountain bike carpark and tracks, Geothermal Park, Waiariki Institute of Technology, Golf Course,Rotorua Stadium.
New beds and linen/ towels provided. Laundry facilities.
2 minutes to bike tracks.
There is a bus stop less than 1Km away.
Ample parking available.Easy access to mountainbiking, hot pools, Redwood/ Blue Lake/parks.
7 minutes downtown.

Any spillages or vomit in any area of the apartment will result in extra cleaning charges. Any extra cleaning or repairs required caused by guest or their visitors allowing any rubbish refuse to be left inside or around the property.
No smoking inside or outside the property.
We had a great stay at Helen's in Rotorua! The apartment is large and very tidy and clean! It was equipped with everything we needed. Both Helen and Peter were great hosts and we appreciate the tips they gave us about the area. We hope to be back!

We had a very relaxing and comfortable stay . Helen who away helping with the birth of a grandchild had her friend , Peter , welcome us and that he did . He had chilled minted water waiting for us , fresh milk in the refrigerator , and a delicious bowl of freshly picked fruit which we devoured over our 3 day stay. He acquainted us with the spacious apartment and directed us to some must see sights such as the Redwood Forest .
The neighborhood is quiet yet within a 5 minute drive to the city centre and the garden is lovely.
We particularly enjoyed being able to watch Maouri TV . What a bonus !

My wife and I stayed with our young family (3yr and 1yr). We were very happy and had plenty of space to spread out. This is a very clean and comfortable place to stay and Helen's is a very welcoming host. You have the bottom of the house to yourself - Helen is around and very willing if you need anything, but also gives you space to enjoy your time in Rotorua. We were there mainly to mountain bike and Helen's is close enough that you can ride to the trails in about 10 minutes.
On the down side: The layout of the apartment is a little unusual and whilst it could 12, it would be very crowded. There is only a single (ensuite) bathroom and seating for four people at the table.
We'd be happy to stay there again.
Helen's place was very clean and comfortable! The perfect place to rest my head after a long day of exploring New Zealand!
A peaceful and tidy place that we enjoyed staying in for our two days in Rotorua. We were three generations travelling together, 4 adults and 2 kids. The only things we missed was a larger dining table, as it got crowded to eat a good breakfast or dinner with all six of us, but we managed. Helen was very helpful with tourist advice and even discount cards. It was very easy to communicate with Helen before arrival.
