KYOBU Karasuma Gojo is our beautifully renovated Machiya-style house. Conveniently located a 10-min walk from Kyoto Station and 3-min from Gojo subway station, it's the perfect spot to navigate to anywhere in the city.
Our house was renovated and decorated to keep the Japanese spirit of its original architecture while providing all the comforts of a modern home, including free WiFi, streaming services, washer & dryer, A/C and more.
We are sure that it will meet your highest expectations.
The space

KYOBU Karasuma Gojo is the first of five houses designed for our KYOBU series and you will have it entirely for yourself.

*About kitchen facilities, we provide pans, pots, plates, cutlery, glasses, cups, fridge, microwave, coffee maker and kettle
ATTENTION: We do NOT provide any seasonings due to sanitary reasons.
2nd Floor: Loft with tatami mat bedroom (space for 3 futons).
★Authentic and comfortable stay★
While the house keeps a nostalgic Japanese vibe through the use of natural wood, paper windows and other traditional elements, it incorporates modern concepts and offers a comfortable stay (49.87 sq. m. or 537 sq. ft.) for couples, families and groups up to 5 people.
Tall ceilings, bright lighting and comfortable beds ensure a rejuvenating stay.
If you want a more authentic Japanese experience, you can also opt to sleep on the futons (see Guest Access).

In the morning, gather everyone around the spacious dining table to have breakfast then head outside to explore the city. When you come back home from a long day of walking, relax with a soak in the gorgeous bathtub, complete with a view of the garden, enjoying the stillness and serenity of a quiet night in Kyoto.
Comfort, rest and new experiences, that’s what a stay in one of our houses is all about!
Guest access
Guests have access to all areas in the house. HOWEVER, in case of 2 or less guests we take the liberty of closing the futons.
ATTENTION: Inform us during the reservation process or at least 2 days in advance if you are planning on coming alone (1 guest) or with another person (2 guests) and would like to sleep on the futons.
Please beware that an extra fee might be charged for such cases.

1) -= Check-in =-
We use a self-check in system for our house. Once we confirm your reservation, we explain via a message how to check in. Basically, all you have to do is input the passcode we sent you in the electronic keypad on the front door.
ATTENTION: Once inside the house, we request that you take copies of your passports and fill in a registration form in accordance with a municipal law from Kyoto City.
2) -= Check-in time =-
Check-in starts at 3:00 p.m. and you may arrive at the house any time after 3:00 p.m..
ATTENTION: Be mindful of your surroundings and try to keep your excitement down before arriving. The neighborhood where the house is located is very quiet, especially at night, and other people live in the area.
3) -= Check-out =-
In order to maintain an excellent experience for all of our guests, CHECK OUT must be completed by no later than 11:00 a.m.. Starting at that time our cleaning staff will begin preparing the house for the next guest.
ATTENTION: You may leave your luggage in the house for a maximum of 2 hours after check-out. HOWEVER, you must inform us beforehand so that we can inform our cleaning staff.
4) -= Early Check-in =-
An early check-in can be very hard to offer since our cleaning staff needs plenty of time to make the house sparkling clean just the way we envisioned to fulfill our guests’ expectations. Please contact us beforehand to see if we can arrange for an early check-in completely free of charge.
5) -= Luggage Drop-off=-
Contact us beforehand if you simply wish to leave your luggage inside the house before the defined check-in time.
Luggage drop-off is much simpler than an early check-in, but we still need to inform our cleaning staff therefore please contact us in advance.
6) -= Late Check-out =-
A late check-out is as hard as an early check-in because, as explained before, our cleaning staff not only must start preparing the house as soon as possible, but also their schedule is set by the time we accept your reservation. Please contact us as soon as possible in the event that something extraordinary happens requiring more time.
7) -= Accommodation Tax =-
Since October 1, 2018, every accommodation facility located in Kyoto City must collect the Accommodation Tax from each of its guests.
Basically, every guest is levied 200 JPY per night of stay if the accommodation fee is less than 20,000 JPY per person. In case the accommodation fee is more than 20,000 JPY and less than 50,000 JPY per person, then the tax is 500 JPY per person. Lastly, if the accommodation fee is more than 50,000 JPY per person, then the tax is 1,000 JPY.
ATTENTION: This tax is already included in the price of our houses.
8) -= Garbage =-
There are 2 trash bins in the house. One for recyclable items, such as cans, pet bottles and glass bottles, and another for regular trash, such as food, paper and plastic.
ATTENTION: We collect the garbage after the check-out but if you wish we can also collect the garbage during your stay. Just send us a message through Airbnb by 3:00 p.m. one day before you would like the pick-up and leave the trash inside the house by the entrance.
ATTENTION X2: Don’t leave the trash outside the house at any time of the day.
9) -= Parking space =-
Unfortunately, our house doesn’t have a parking space for cars or bikes. Please use the paid parking lot situated a few minutes walking distance from the house.
10) -= Pets =-
Although we love animals, no pets are allowed in our house, no matter how cute they are.
11) -= Parties and Events =-
Our house cannot be used for parties or similar events because the noise has the potential to disturb the neighbors. Come to our bar at Hotel Material Fuchomae if you want to meet new people and have a great time! You get a complementary drink if you show us your reservation info!
12) -= Smoking =-
Smoking is not allowed in our house. We apologize for the inconvenience, but please go outside when you want to have a smoke.

A 2-minute walk distance from our house, this famous Buddhist Temple is a massive structure constructed entirely in wood.

Most people don’t know, but Kyoto has a new aquarium surrounded by a beautiful park where people gather to play with their children or simply relax in the lawn. Kyoto Aquarium even has a dolphin shows. You should definitely check it out!

Our house is only 2 subway stops from Kyoto’s downtown area where you can find everything that you are looking for: from mementos and traditional gifts to high-end brand shops, such as Gucci and Louis Vuitton, not to mention restaurants, bars, karaoke parlors, and much more. T
