The Space

-Villa immersed in the green hills of Umbria at 2 miles from Narni, a splendid medieval village.
-Ideal for relaxing moments with friends and family, is surrounded by woods to stroll or picnic.
-divided in two floors: the ground floor comprises entrance, kitchen with wood-burning fireplace, sitting area and closet.
on the first floor there are 2 bedrooms, 1 with double bed, 1 with 2 single beds and bathroom with bath.
-Private parking place, garden.
-Pets allowed.
-The geographical location of the region Umbria and Lazio with short access paths (15-60 minutes): Rome, Perugia, Assisi, Spello, Perugia, Lake Trasimeno, Spoleto, Marmore waterfalls.

  • For the positive :
    The owner had kindly bought fruits + pizzas for us when we arrived.
    It is well situated, all is in walking distance : St. Peter's and the Vatican, Piazza Navona and Campo dei Fiori.
    The best way to discover Rome is on a bicycle (there is a bicycle rental 200 meters away for 12 Euros per day (except on Sundays – closed) The address is COLLALTI BICI Via del Pellegrino 82 (a real nice guy)
    The bed was good. We did not use the Wi-Fi.

    For the negative :
    Two bars very loud till the middle of the night just under the windows; you definitely need ear plugs (this only happened 1 night out of the 3 nights we stayed).
    The flat is very small (much smaller than you think out of the pictures). It's very old and in a bad state, and also unfortunately rather dirty. The bathroom is very small, and the shower was not convenient at all, and only 20 liters of hot water available.
    We can unfortunately not recommend this place.

    I'm sorry that your experience was not that good.
    The area is full of pubs and restaurants and living in the center of Rome is often a bit noisy but at the same time you have the comfort to be just two minutes walk from the night "movida" and thats why the location is usually very appreciated from young people.

    The pictures of the flat are from Air B&B photographer and there' s not any intention in let the flat appear bigger than it is.

    Also I wish to specify that the flat is in good condition and regularly cleaned before new guests are coming.

    So i Would rather say that the entrance of the building is very old -the building is actually of the Renaissance- Unfortunatly in a bad state because of some recent works done to the building.

    The condition of the building are not under my direct responsability so it was not possibile for me to garantee the cleanliness of that area.
    I will report the problem to the supervisor to make sure that it won't happen again.

  • Great stay at Giulianos, the apartment was clean and well equipped with everything we needed. The deck was nice for eating meals and relaxing. Giuliano provided a map with key spots marked out. There are 2 squares close by ideal for dinner or drinks. All of the main attractions are within 20min max walking distance so no need for public transport. Thanks so much for having us!!

  • Giuliano (email hidden). He welcomed us with fresh fruits, bread and drinks. He gave us all informations we needed.
    The location oft the appartment is perfect to discover Rome by foot! The appartment is small, but offers everything you need. We would come back, althought the shower is a little special and courtyard very small.
    We had some problems with the wifi. It was very slow sometimes. But alltogether we can recommend this flat!

  • We loved the flat!! super central we walked everywhere in no more that 20minutes - also close to lots of busses. Giuliano was super lovely, he waited mate for us to arrive- after midnight. And we arrived to fruit and wine. The bar across the street was loud but we bought ear plugs and it was fine.

  • My girlfriend and I stayed in Giuliano's apartment for 4 nights. We loved our time there. Giuliano met us there and he had lots of fruit and some bread (or white pizza) from one of the best bakeries in Rome waiting for us. We didn't see too much of Giuliano but he gave us a pretty good breakdown of the room and how everything worked. The shower was different than what we are used to, but I image it's quite normal for Rome. He also left a great map of local places and some great restaurant recommendations. This apartment is amazing! For two people it was the perfect size. A surprisingly well equipped kitchen, a very comfortable bed and even a nice little porch made it quite nice to hang out at the apartment if we needed a break from touring around. Most importantly the location is amazing. From the colosseum and Vatican City we were a 15 minute walk (max). Basically the best location I could think of as everything in the whole city is walking distance, we didn't take public transit except getting to and from the train station (also it is located on the main bus line that leaves the train station that leaves every five minutes so it is extremely easy to get to). Cannot recommend enough. If we return to Rome we definitely hope that we have the pleasure of staying (website hidden) location! Campo di fiori is great!

  • Loved how central to everything this place is. It's 15 minutes walking from so many great places.

    Yes, for Americans the shower takes some getting used to, but by the end it seemed normal. Just think of it as a shower that happens Also to have a toilet in the middle of it.

    The internet worked fine for us. Having it close to the window helped. Its just like cell service. Sometimes it works and sometimes it doesn't.

    This place was great because it was so close to everything. Across the river is St Peters, across the street and up is the Pantheon. It's very central. Loved it.

  • Guiliano (email hidden)e apartment was very easy to get to, only a minute from the bus stop. It's a 7 minute walk to the Pantheon, 10 to Vatican City, and 15 to the Trevi Fountain. The space was clean, and the bed was very comfortable. He provided fresh fruit and foccacia which was much appreciated after a 6 hour train ride.
    We stayed in the space over the weekend, and found that the bar/music club across the street was very loud late in to the night (not so much on Sunday). It was cool enough that we were able to close the front window, but it still only muffled the loud music. The water heater is also small (20L I think he said), which was not an issue for me, but my friend was used to long, hot showers and she found herself running out of hot water.
    Overall, we had a great stay in Rome.

  • Positive: We had a great holiday in Rome and in part it is due to the fact that Giuliano's appartment is well situated and generally comfortable. The little terrace in the picture is nice and the neighbourhood is lovely. We could reach most important sights by foot. Giuliano has a friendly, welcoming attitude and we loved that. He had left pizza and fruit for us since we arrived at lunch time. Thank you so much for the gesture Giuliano!
    Not so positive: the following aspects are mentioned with all respect to Giuliano and because we believed they can be easily fixed and would make the next visitor's experience much better. Once we started to settle down we realised the floors were not properly cleaned, surfaces not dusted, cups were dirty and the coffee machine leaked. I also have to mention that the bathroom is not the most comfortable, water from the shower spills out.

  • Soluzione davvero ottimale per vivere Roma come si deve!
    La casa è in zona centralissima e a pochi minuti (senza eufemismi) di cammino da ogni luogo di rilievo.
    Punto di appoggio ottimale per la visita della città ma sicuramente anche comodo per prepararsi qualcosa da sè (ma non ho usato mai la cucina).
    Giuliano è squisitamente disponibile e paziente (sono arrivato con parecchio ritardo in città, quindi lo ringrazio ulteriormente).
    La casa è dotata di ogni comfort .
    Unico appunto è la soluzione della doccia. il box coincide con il bagno e potrebbe creare qualche disagio, anche se a me non è pesato affatto
    Raccomandato!
