The house is perfectly located for visitors on Don Gaspar Avenue within walking distance to the Plaza and the Railyard and half a block from the State Capitol rotunda.
The home is a territorial adobe set in a historical house built when Santa Fe was a part of Mexico in the mid 1800's and retains many original features. My family has lived in this property since 1952.
The Space: The unit measures approximately 1200 sq. ft. and can comfortably accommodate 4 people. The house is made of adobe and it is important to note that REAL adobe is cool in the Summer and warm in the Winter.
The unit comprises a large open plan living room, bedroom with a spacious en-suite bathroom with a full bath and a separate shower. The living room has a comfortable leather couch that converts to a queen size bed. For extra sleeping accommodation, there is an additional sofabed in the room adjacent to the living room and/or a single bed.
The kitchen has full amenities with a table for 4. There is another table for 4 in the living room by a large picture window, which can be used for dining as well as a work space.
The apartment is totally self-contained with a full bathroom and a full kitchen with access to three porches: one entrance/exit from the bedroom, one entrance/exit from the living room and another from the kitchen to the back porch. Parking is available for 2 or 3 cars near the front entrance on the property.
This unit is listed as a separate one for fewer people or can be combined with my other listing as an entire, whole house for larger parties or more space. (Please see my other listings on my profile page for more details.) This apartment is NOT available when the entire house is rented and visa versa. In other words this is a home with 2 units side by side separated by adjoining doors, which are opened when the whole first floor of the house is rented.
Interaction with Guests
The unit has a furnished back porch on our west side where people can enjoy food/drinks and hang out near the kitchen. One can also exit the unit from the front porch to watch the sunrise with a cup of coffee/tea in the morning in front of the mini-spa on our east side. There is a courtyard on our south side where one can socialize, relax under the shade of the trees, and/or lay in the sun with food/drinks as well.
As a native Santa Fean, I can provide any information on dining, shopping, local attractions, events and local history you may need. I can provide guided historical tours of downtown Santa Fe as well. Just ask me a.s.a.p, so I can plan for it ahead of time. I love to interact with my guests and would be happy to give you a tour around town.
Shopping, food are all within walking distance. The Railrunner and bus systems are nearby, but actually you don't need a car in this area. Don Gaspar Ave. is located in one of the best and most beautiful neighborhoods in old Santa Fe. It is also one of the safest places to live. Bandelier once resided in this house until he built a bigger one on Canyon Road. In the sixties, only families occupied the homes on this street, which was near schools, shopping, etc. Now the block is in a commercial district, which means it is near where the action is on weekdays and quiet on the weekends.
Other Things to Note
For light sleepers, noisy road traffic on Don Gaspar Ave. can be expected at times since we are located downtown center. We are located on a one-way street going south away from the Capitol, so early traffic takes another route, but some 5:00 after work traffic takes Don Gaspar. To be noted as well, if you have severe back problems, the bathroom sink is kind of low, as this is a historic house. There is a stool now under the sink counter for seating.

Our gentle Collie in the backyard has sadly passed away, so there is now furniture on the back porch next to the kitchen for people to, for example, enjoy eating outside. Just finished a courtyard with outside furniture on the south side as well.
We live in the apartment upstairs, so we will be close by, if you should need anything. Thank you, Virginia
PLEASE, NO SMOKING inside the apartment. Some people are allergic to the smoke smell that lingers after. Since there is absolutely NO SMOKING allowed only inside the house, please be aware of the dry climate in Santa Fe should you choose to smoke outside.
Since this unit is side-by-side to the other unit, quiet time after 10:00 pm is necessary.
When you arrive you may read the simple information sheet on location and sign a one page agreement.

Virginia's place was spacious and inviting. It is in a great location, close to the Plaza and everything Santa fe. parking was easy too. Highly recommend!!!

As someone else pointed out, the sink and shower are both very low. I'm 5'8", and even so felt like I was bending more than 90 degrees to use the sink. Not great if you have a bad back like I do. If you're shorter than me, then no worries. If you're taller, it might be an issue.
I am a light sleeper, and the street / road noise was irritating, for each morning at 6:45am the cars start driving by and it's hard to sleep or go back to sleep, since they come in about 2 minutes intervals, and then 1 minute intervals. The windows are historic I presume, and don't block the street noise very well.
Upon arrival, we found the unit wasn't a whole unit. Instead, it was split down the middle, and other guests are on the other side of the house, separated by adjoining doors/hallway. The first night, we hardly even noticed the other guest, but the guests who came on the second night of our stay were very loud. We went to bed at 11:00, but couldn't sleep due to the noise from the other guests. After 2 nice requests, and 1 very firm request then at 12:30am, the other guests finally quieted down.
I would suggest that there be some guest guidelines for the future -- such as "Quiet Time" after 10pm. I belong to a ski club, and we have such rules in our chalet, which makes helps everyone proactively aim to keep noise down and respect other guests.
The location was very close to town and extremely convenient.
The water was soft and we enjoyed the chocolates left for us, as well as some of the teas. It was a well appointed kitchen with plenty of dishes, utensils, and so on.
The bed was very comfortable, and the home was plenty big for the four of us.
Little patio outside the kitchen was just wonderful for our breakfast time each day.

You did pick a historical home downtown center with historical windows, bathrooms, etc. I will, however, take your suggestions to heart and take action to improve those things you mentioned. Since that was not clear to you, I will add the unit is split down the middle with a unit on the other side, separated by adjoining doors. The other unit has the bedroom in the back. By the way, I bought new doors, which they claimed would be sound proof, etc. Maybe putting in double doors will help. About the windows, yes, they are historic with the ropes and all. I had just tried to get an estimate for replacement of historic windows and so far haven't found anyone who can give me the same kind of window yet, which is required in the historical district. I will try to get soundproof glass and maybe double windows like they have in Europe. I did put a fan for now which produces white noise. About the sink in the bathroom, it is historical, so I will put a warning in the unit description on my listing page that it is kind of low for those with back problems. Also, "Quiet Time" after 10pm sounds like a good rule. I hadn't had any complaints about the neighbors, as Airbnb guests are mostly respectful. Now I will add that rule. Virginia welcomed us upon our arrival and gave us a tour of the place along with the history of the house and the area. The location of the house is great-- it's less than a half mile in any direction to most of the highlights of Santa Fe. That was our primary concern when finding a place in Santa Fe. We were there for such a short time, so we didn't want to be driving everywhere. Compared to other lodging options in town, we felt this place was a great value! We would recommend it to other guests.
Nice location, clean, and lots of space in the apartment. For larger people or those needing more room, the bed is only a double and the shower and sinks are both low, as the house is very old. Virginia was very nice and very helpful.
Thanks Matt, yes, this house was built in the 1800's and parts of it were remodeled in the 50's, so I try to preserve its historical value. By the way, the bed is a queen size bed. We had a very nice two-night say with Virginia and Eduard. The location is great for walking, the patio area is wonderful, and they made us feel very welcome and comfortable. A bonus: Virginia has a mini-spa on site & my husband and daughter had great massages!
