The Estates are only minutes away from the beach where you can enjoy swimming, surfing, snorkeling, or just plain relaxing on the miles of pristine sandy beaches. Waikiki and its many attractions are about an hour and a half away.
Within the Estates are five sparkling pools and four regulation tennis courts. You will find your condo spacious and well equipped - a full size kitchen, stove, refrigerator, dishwasher, microwave, washer/dryer, and cable TV (full kitchen not applicable if you are renting only the lock out private studio).

KEEP YOUR DISTANCE AND RESPECT THESE AMAZING CREATURES. DO NOT TOUCH THEM, HARASS THEM OR FEED THEM. ENJOY THEIR PRESENCE FROM A DISTANCE.
Kohola (Humpback Whales)
Humpback whales visit the waters along Turtle Bay Resort beginning each year in November and can be seen through April, with the peak of the season being from January to March. Turtle Bay Resort is located in the Hawaiian Islands Humpback Whale National Marine Sanctuary which encompasses approximately 1,218 square nautical miles of coastal and ocean waters around the main Hawaiian Islands. Turtle Bay is pleased to work with the Hawaiian Islands Humpback Whale National Marine Sanctuary, which protects the winter breeding, calving and nursing range of the largest remaining population of the endangered humpback whale.
Honu (Sea Turtle)
The two types of sea turtles most frequently observed at Turtle Bay are the green sea turtle and the hawksbill sea turtle. The green sea turtle is listed as a threatened species under federal and state law. Hawaiian green sea turtles have shown a good population recovery in recent years, although they are still plagued with a papilloma virus that causes disfiguring tumors. Hawksbill sea turtles are sighted much less frequently than the greens. Honu are spotted on every kayak tour. After all it isn't called Turtle Bay for nothing.
‘Ilio-holo-i-ka-uaua (Monk Seal)
Hawaiian monk seals are among the most critically endangered mammals in the world. Only about 1,200 seals are alive today. There is a small and growing population of seals in the main Hawaiian Islands and a 2005 survey observed 76 seals here. Monk seals frequently haul-out on our shorelines to rest and molt. They may look sick, but they are usually perfectly healthy. Beaches at Turtle Bay are isolated from large human populations and are a favorite haul-out location for these critically endangered Hawaiian Monk Seals. Turtle Bay Resort takes extra precausions to make sure these wonderfull animals are left alone and are treated with respect.
Whales and dolphins are highly perceptive of their surrounding environment. Dolphins are often found playing with inanimate objects, both in captivity and in the wild. They have frequently been seen using plastic bags, pieces of seaweed or any other debris as objects to toss around, drag off one’s pectoral fins or flukes, and exchange with other members. Such observations are suggestive of playing games similar to our version of “tag” or “catch”. Play in animals is a way of learning or practicing important life skills.
The bus comes to the gate entrance and goes to all the near by beaches!

PLEASE NOTE: IF ANY OF THE DIRECTIONS ARE UNCLEAR YOU WILL NEED TO TEXT OR CALL ONE OF THE HOSTS DAYS PRIOR, DO NOT WAIT UNTIL THE DAY OF TO CLARIFY. AS HOSTS ARE NOT ONSITE. THEY ARE ON ISLAND MOST OF THE YEAR BUT TO AVOID ISSUES FOLLOW THE DIRECTIONS. PARKING AT THIS UNIT IS OFFSITE AT THE RESORT PUBLIC PARKING. YOU CAN USE THE FOB KEY TO ENTER AND EXIT TO DROP OFF BUT OVER NIGHT PARKING IS AT THE OVERFLOW LOT JUST OUTSIDE THE CONDOS. WE KEEP THE PRICE LOW A THIS IS A SECONDARY UNIT NEXT TO THE PRIMARY UNIT WHICH IS ALLOTTED THE ONLY ONSITE PASS DUE TO CONDO RULES.

RENTAL RULES AND REGULATIONS
Turtle Bay, Kuilima Estates East

1. CHECK-IN TIME IS AFTER 3 P.M. AND CHECK-OUT IS 10 A.M. No Early Check-ins.
2. This is a NON SMOKING unit.
3. Pets are not permitted in rental units under any conditions(URL HIDDEN)4. Sand is to be removed prior to entering the unit. There is a shower at the pool or toweling off is suffice.
5. No noise after 10 pm as per city rules. So we ask your refrain from parties and noise past this time(URL HIDDEN)6. No excessive drinking on premise. Casual drinking for 21 older only. Under age drinking will waive your right of stay and forfeit your rental costs.
7. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $400 is required. This must be received upon booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (5) days of departure, provided the following provisions are met.
a.No damage is done to unit or its contents, beyond normal wear and tear.
b.Charges are incurred due to contraband, pets or collection of rents or services rendered during the stay (AKA SUBLET IS NOT ALLOWED).
c.All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
d.All keys (including FOB key) are left on the kitchen counter and unit is left locked (ALL DOORS).
e.All charges accrued during the stay are paid upon arrival. No payments are accepted during or after stay.
f.No linens, towels, beach equipment or any other equipment are to be lost or damaged.
g.No Early check-in or late check-out (unless agreed upon weeks prior).
h.Parking passes are to be gotten at the Resident managers office.
i.The renter wills his deposit and cost of stay if needed to be evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Kuilima Estates(URL HIDDEN)
j.No evidence of smoking in the unit is observed, such as tobacco odor should be found or loss of deposit and stay will be incurred.
1.PAYMENT - An advance payment equal to 50% of the rental rate is required at booking. The advance payment will be applied toward the unit rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Your Name. Credit card are excepted by authorized rental agents ( (SENSITIVE CONTENTS HIDDEN), AIR BNB and others)The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date.
2.CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the 50% rental payment and 50% of damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
3.MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to six (6) persons in full unit, (4) in loft and (2) in studio lock out. An additional charge or $20.00 per person per night for guests in addition to four (4) will be assessed.
4.INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. If towels are lost you will be charged and this goes for all items in the unit.
5.NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
6.RATE CHANGES - Rates subject to change without notice. But once booked your rate is honored. If a rate hike is or discount is offered after booking we will not pro rate cost of booking.
7.FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
8.WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
9.PARKING PASSES - Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. They can be gotten from the resident managers office day of check in. If on a weekend please park in unit 72 or guest stall across from unit, depending which are free at the time of arrival
10.Air-conditioning is not provided: we can provide a wall unit for $15 dollars per day if request.
FORCE MAJURE POLICY - No refunds will be given unless a National Emergency or Mandatory evacuation is given by prior to arrival by Civil defense, FIMA or other Goverment agency. No refunds will be given if stay is interrupted by inclement weather (No exceptions). In the case of Terrorism AKA “Act of God” during stay a pro rate of days will be refunded from date of incident, only if the guest decides to leave/abandon the property prior to last day of booking/stay.
