The Space

Come and enjoy a unique residence designed by a well-known architect and be situated in Center City.

This furnished room comes with 1 double bed ((with allergy and bed bug proof covers), linens, towels, semi-private or private bathroom, and internet (fastest consumer wireless available).

Guests of all walks of life have enjoyed staying in this particular room. For a major east coast U.S. city, the nighttime provide reasonable peace for sleeping. It varies from complete quietness to an occasional hum of city vehicles to the exciting roar of the entire city after winning a sports championship. It is relatively predictable with the day and the season. Some people enjoy it or wish to experience the city and its sounds. Please tell us your sleeping preferences. We can then help accommodate you and tailor your stay to your preferences.

The newest residence amenities include a queen sized sleeper sofa, breadmaker, sanitizing washing machine, sanitizing dryer, and the fastest wireless internet available. Other amenities include a full kitchen with a convection oven, convection microwave, toaster oven, toaster, mixer, tea kettles, coffeemaker, espresso maker, 50" high definition television, blu ray/dvd players, surround sound, irons, ironing boards, hair dryers, and more. Other sleeping options which can be made available include pack n plays (for 2 year olds and younger), king sized memory foam toppings, and more.

A full hearty breakfast is included and available anytime before 11am. You are welcome to enjoy at anytime a wide variety of coffees, espressos, and teas.

For unique multiday or group stay, you are welcome to contact me for unique reservation packages.

Even if you are not staying overnight, the residence is an excellent place to host a private catered dinner party or other types of celebrations for up to 10 to 30 persons.

The Neighborhood

With a 1 to 30 minute leisurely stroll, you can: 1) reach downtown Philadelphia and all its major tourist sites, 2) enter the Philadelphia Convention Center (~8-12 minutes), and 3) visit many excellent restaurants and shops with local and national flavor.

Getting around

Many forms of public transportation are conveniently very close to the residence: 1. cabs (come regularly and frequently on one of the nearby streets) 2. subway lines for Philadelphia (SEPTA) and New Jersey (PATCO) (within 1-4 blocks), 3. many public bus lines (SEPTA) (within 1-3 blocks), and 4. interstate buses (Greyhound, etc.) (10 minute walk). In snow, sleet, rain, or sun, you can either walk outside or in nearby sheltered paths to the Avenue of the Arts, Broad Street subway (to the sporting complex), the Rittenhouse Square area, City Hall, business district, and Convention Center.

  • I spent two enjoyable nights at this property in Center City. The host was friendly and quite helpful. The bedroom was comfortable and featured a large table that made it easy to do work. The site is close to Reading Terminal Market and an easy walk to many Philadelphia attractions. I would stay there again in a heart beat.

  • The host was friendly and accommodating, and the room was great. Very clean, spacious, and in a great neighborhood close to the historic sights. A bit pricey however after adding on the taxes he asked to pay separately in person and an additional $20 per night to use the garage (my own choice). Overall highly recommended but be sure to take into account the additional $ when booking.

    I am glad to have hosted Cameron for the brief Philadelphia portion of his adventure. Cameron was friendly. The check-in went easily and he left the room in a clean condition. He paid for the rental room taxes ($11.47) and the private, completely enclosed parking space ($19 actually) promptly. Thank you again to Cameron for doing so. Paying the taxes helps keep the rental room legal. In contrast to what Cameron wrote, I believe the spring room and its rental charges are a superb deal, considering what Cameron received and the downtown Philadelphia hotel rates (average ~$200-$250 per night + $31-$38.75 in taxes; lowest ~$180 per night) and parking rates (average ~$25 to park with other vehicles; as high as $55 for valet) for the same days Cameron stayed. A hearty, full breakfast was included. I offered Cameron several excellent parking options and help in finding the best parking. Even though Cameron declined the lower cost, convenient parking, he made a smart decision. For only $19, Cameron: 1) parked in less than 1 minute and 2) had the entirely private, completely enclosed, and very spacious for his vehicle parking space all to himself and his vehicle. 3) Importantly, the space gave Cameron peace of mind, since his vehicle was not stolen, keyed, or damaged in other manners (Only last year, 15 premium bicycles ($20,000 total) mostly owned by police officers and just ridden for charity were stolen in downtown Philadelphia. The bicycles were lifted out of an enclosed, but open top storage area by ladder and trucked away.) 4) Cameron was able to immediately continue his adventure after Philadelphia. 5) Even with a very brief stay and time, Cameron was able to walk to and experience the nearby, famous Philadelphia historical sites and restaurants. By being able to walk and not having to take public transportation, Cameron saved money and time, which he instead spent at actual historical sites and restaurants. Cameron is welcome to come and stay again.

  • Patrick was an excellent host. The house was very clean and tidy, the bed was comfortable, and the breakfast selection was vast. He also gave a lovely driving tour of the city, which was a great way to see several sights on a short trip. I wish I could have stayed longer, and would gladly recommend the place to friends.

  • I had a very good time here! The room is very cosy and the apartment is great, just perfect to stroll around the city. You will get everything you need for a perfect stay (including breakfast and access to the kitchen 24/7).

    Patrick is a great host, and will provide with a lot of information about the city and he's very supportive for any of your needs.

    I really recommend his place if you want to have a pleasant and easy stay in Philly!

  • The room is perfectly located a few minutes outside the main city center and in walking distance of all major sites. The bed is comfortable and there is a choice of pillows and blankets. The bathroom was indicated as semi-private, but I think I used it mainly on my own, which was very nice. The breakfast buffet is really extensive with fresh fruits, bagels and a tremendous choice of cereals. Patrick is a very nice host, giving tips on sight seeing and restaurants. He was also very considerate. Since it was very cold when I visited, he organized an additional blanket for me. There is also a living room that you can use. Patrick likes to chat a bit, which is nice, especially when you are alone in town.

  • Patrick was a great host. He took great care to make my stay very comfortable. He took his time to tell me about the city and recommended places to visit. The house was clean and nice and the room was comfortable. Patrick was also very considerate. I arrived a few hours before the check-in time and he let me stay in the apartment, saving me from wandering the streets of Phily on a cold and wet day!

  • Great location, the room was fine -- clean, well cared for, good bed, nice shower. More of a b and b, with several guests at a time. Many choices in the well supplied breakfast room. I was surprised to be asked after making the airbnb arrangement to pay a hotel tax. Patrick notified me of it it before I got there, and I agreed to pay it, but I don't get why he didn't include it in the advertised price. It was still a good deal, however.

  • Patrick is a very thorough and thoughtful host. I've stayed at other Air B&B's but never got this much attention or amenities. My stay was perfect.

  • This was my second and perhaps last stay with Patrick---only because I rented an apt in Philly. I did tell him that whenever I have company in the city, I will have them stay with him!

    As always, Patrick was the perfect host. We had enjoyable conversations and as with a previous stay in his lovely, extremely clean and orderly home, he helped me find my way around Philly.

    If any traveler to Philly is looking for great and reasonable accommodations, be sure to contact Patrick!
