Do you desire to be near nature but you want all the luxuries of the 21st Century? Everything is less than few minutes away! If so, then this is the right place for you! Quiet and convenient... perfect for family getaways. Sorry NO PETS. Located next to the National Forest in the popular, heavily wooded Lake Village complex. This roomy, recently remodeled 3 bedroom, 2 bath townhouse with 2 car garage home has it ALL!!! There is a Thermal Remote Control Fireplace, WIFI, HDTV, DirectTV, hardwood floors, granite countertops, stainless steel appliances, and marble master bathroom with steam shower. It also includes access to the Lake Village Club House that features a POOL TABLE, PING PONG, TENNIS COURTS, POOL and HOT TUB. Sorry NO PETS. On the first floor is the garage, BR 1 has a trundle full bed with twin under, BR 2 has a trundle twin bed with a twin under, there is a full bathroom in the hallway. On the second floor is the kitchen and living room along with the master bedroom that has a king bed and an amazing bathroom with a steam shower. In the living room there is a futon.

The place was as described. It was an ideal location as it was close to Safeway, heavenly resort, and the casinos. There is extra paperwork that needs to be done prior to the stay, but Brandon will send it to you about a couple days beforehand so don't worry.

A group of friends from college reunited over the weekend at loved staying in this house! It was close to Stateline and made it easy to get around of the weekend. Would love to stay here again!

Brandon was nice, but I found out when we neared our arrival that this is not actually Brandon's place. He is an employee of a property management company. While overall the house was nice and met our basic needs, I don't think it fits in as a typical AirBNB rental if you are looking for a personal experience. This place very much belongs on VRBO or something like that because it's more generic, no photos/art or personal touches, not even the typical welcome letter! I use AirBNB because I want a personal connection and want to feel like the host is sharing their home with me. Also, the process was more cumbersome: I had to deal with multiple people to physically sign a contract remotely (not the AirBNB norm), check in, get access to the pool/hot tub, etc. that was in the complex and not very easy to find, especially at night, in the dark. This place also does not sleep more than 9 and honestly it's a misleading listing because there is only room for 6 people in beds plus the two couches. There are two (uncomfortable) trundle beds they count that fill the entire bedrooms, as well as a futon that has a hole in it, so is quite uncomfortable. The WiFi was so slow we couldn't even stream non-HD content on the TV. The hot tub/pool closed at 3:30 PM due to repairs and several light switches weren't connected to overhead lights or were burned out. The location was fairly convenient to the slopes and allowed for walking in nature nearby the rental. Overall we had a good time and the house met our basic needs, but I would not rent from this place again.

Hello and thanks for your stay. I am not an employee. I own my company. I rent over 90 properties in lake tahoe on airbnb. Therefore I cannot be in every place at every second. Airbnb is expanding and now have full home rental offerings instead of how airbnb first started which was an owner living in their property and renting out a room or space in their place for an airbnb renter. There are a lot of options on airbnb when it comes to wanting to rent your own place with no owner there or renting a property that is currently being lived in by the owner. i prefer to rent a house with no on else cohabitating it at the same time as myself and my guests. Each renter gets a welcome airbnb message from me, along with a contract that is specific to the property they are staying in because each property is unique and different than the next, and then i send you a check in letter with lock box code, wifi code, parking info, etc. sorry you feel you didnt get a personal touch with a letter in the house, i thought all my emailed and airbnb correspondence showed my personal attention. i have brought the trundle beds and futon to the owner's attention along with your other concerns so they property is updated and upgraded for the next airbnb renter. please contact me next time you want to book and i will give you a discount for your troubles with this one. thanks, brandon

I'm going to have to write this in two parts: (1) Brandon was great - very responsive, friendly and made things as easy as he could. 5 stars for Brandon. (2) The property itself was badly represented in the description (to echo some of the comments made here). The location is good - close to casinos and skiing and the common area of the house is nice, but to be clear - this house does not sleep 10. While there are 3 bedrooms - one of them is a single bed, with an additional mattress underneath. There is another couch that as seen better days - that folds out flat - that is supposed to sleep two people I am guessing. Also one of the pillows in the bedroom seems not to have been washed.

Great little cabin. Fire place nook was a great place to spend time with friends, with ample room a group of 8-9. Extra paperwork to lease was a bit inconvenient, but we didn't have any problems. Brandon was very responsive.

This was my first Airbnb experience and it was rather disappointing. It seems the fault was largely with the property owner, rather than Brandon (who seems to simply be a booking agent), so this review is largely directly at the property and property owner. From the outset, things did not go well. I emailed the signed lease three times to two different email addresses (I replied to the owner's airbnb address and then also emailed the owner's address listed in the lease), but did not get a response until I sent a fourth email, copying Brandon. As a result, we did not get the entry code and instructions until the day of our booking, after some in our group had already started driving to Lake Tahoe - not a position a guest should ever be put in. I did also try calling the only number I had the day before, but Brandon was out of the office that day, so did not get a response to my message until the next day. I was hoping that everything would go smoothly after that but unfortunately it didn't. We arrived late on Friday night, only to find the gas fireplace wasn't working, and that many dishes were dirty (they had a film of grease on them). I called the emergency number listed on the lease agreement, and no one answered. I then left a message and was hoping for a call back. No one ever called back, not even the next day, or at any point during our stay. The first night, we spent a decent amount of time hand washing all the dishes so that we could cook and eat our dinner. The next day we figured out that the reason the fireplace wasn't working was due to its remote having dead batteries, so we bought the property some new ones. There were a few other disappointing aspects of the property. Most significantly, although it is advertised as having beds for 9 people, 4 of those sleeping spots were on the 2 couches in the lounge, instead of beds in bedrooms. This should be stated more clearly. Furthermore, although the two main bedrooms were decent, the third bedroom (with one single bed) was rather dingy and lacking compared to the other bedrooms. On a more minor note, bring a knife sharpener or your own knifes as the kitchen knives are all blunt. Another thing people should note is that the communal hot tub is far away from the house (you have to drive) and it shuts at 10pm. I would still consider staying at another property that Brandon manages, but would recommend others avoid this house, unless the price drops significantly enough to match the level of service and amenities you get (or unless the service and amenities improve). We did make the most of our time, and enjoyed Lake Tahoe itself, but the property and service should have really been a lot better when these kinds of prices are being...

This place was great. Check in was quick and easy. Location was phenomenal! We were between the state line casinos, and Zepher Cove. The place was beautiful, with vaulted ceilings, cable, and ample parking. I would definitely and hopefully will stay here again in the future.

Hello and thanks for booking. Before you check in, I wanted to send you this message so both you, your guest and all of us are on the same page. In the past month, there have been numerous problems with renters not abiding by the contract rules and policies. All the concerns are common sense but for some reason the issues have mounted up in the last several weeks and I wanted to give you a need to know message so we can avoid any problems during your stay:

First off, communication is key, you can contact me via phone call, text, email, and airbnb messaging. There are easily 4 ways to reach me at anytime. Also on the contract there is emergency and office numbers, so there is never a reason why you cannot be in contact.

Check in time is 4pm
Check out time is 10am

These times need to be adhered by unless we have given you written consent to check in or out at a different time. The reason for this is because we are not a hotel, we are vacation rentals homes. Our housekeepers and cleaning companies have to keep a tight schedule to be able to clean all the homes to have them ready by 4pm for the next airbnb renter. It normally takes 5-6 hours to clean a property and that is why check outs are 10am and check ins are 4pm. If no one is checking out the day you are checking in and no one is checking in the day you are checking out, we can of course try and accommodate your requests, but we will not know until less than 24 hours before that time do to bookings coming in last minute.

If you are going to request a late check out you must do so no later than 5pm the night before checkout. We cannot reschedule anyone late in the evening for the following day. Please note that we do our best to accommodate your request but cannot guarantee an early check-in or late checkout due to cleaning and inspection scheduling.

Trash Disposal :
Your rental payment covers a normal cleaning, and not so you can leave it a giant mess. If you have excess trash it is your responsibility to remove it from all bedrooms, bathrooms, kitchen, etc. and dispose of it yourself. If you leave the house filthy with garbage overflowing you will be charged an additional fee. racoons and seagulls they are not a myth, they are alive and well in florida, for your safety and the animals safety please throw away garbage properly in the and replace lids on garbage bins. Thanks

Exterior/Outside Yard :
Please make sure all garbage is picked up on the outside of the property. We have been finding cigarette butts left all over, beer caps, cans, and bottles, etc. There will be an additional charge for garbage and trash left out around the property. If cigarettes, cigarette butts are found you are in danger of losing your security damage deposit as all the vacation rentals are non smoking. We have also been finding left over drug residue and paraphernalia. This will cause an immediate forfeiture of your deposit.

HOT TUBS/POOLS :
There has been a growing trend to leave the hot tubs and pools left dirty, murky, and with a bad smell to the point where no one consciously would want to step a foot in them. Please make sure there is nothing poured into them, we are finding beer cans floating in them. Please wash your bodies off, free of sand and lotions before entering the water. Please make sure to put hot tub covers back on when done. There is a $150 dollar fee for having to drain a hot tub, refill, and add chemicals last minute to have it ready for the next renter.

Noise :
This has been a growing concern. Basic common sense. No loud outdoor noise of any kind or loud noise coming from inside the house that will disturb neighbors. We are getting phone calls from neighbors and authorities about noise late at night and early in the morning. First offense is a warning and second offense is termination of the rental and you will have to leave. If we or the authorities are called to the property there is a $150 charge. Noise ordinance is 10pm to 7am in all of Tahoe and Florida home.

Damage to the property :
Accidents happen. We know that. If anything happens during your stay please contact immediately. We take before and after pictures before every renter check in and after check out. We also take video with a go pro camera. We have been hit hard lately with stained carpets and linens, along with torn sheets, scuffed up hard surface floors and walls. (We recommend to have your shoes off in the house to prevent staining to the carpet.) All of our houses are "No shoes in the house" There has been a lot of red wine spills on the carpet so please be careful with liquids that can stain. There is a minimum $150 charge to call a carpet cleaner to come out and clean stains.

MAXIMUM OCCUPANCY
Every vacation rental in Lake Tahoe is permitted and given a maximum occupancy number. This is a county rule that we must follow and inforce. These properties are not "party houses" or "crash houses ". There are properties that sleep from 1 adult up to 18 adults currently in the inventory. When you first contact me and tell me how many people are in your group that is the number of people that I am expecting. If your number grows or decreases I need to be notified. More times than not, if you go over your original group size in number I can find you another property that will fit your group. Each property you see on my listings will have the max number of how many people can be in the house at one time. If you are planning on renting a couple or more properties in Lake Tahoe, or are meeting up with friends and are planning on inviting people over to your vacation rental you must contact me to see if the property is allowed to have that many people on its grounds. Going over the amount of people allowed in the property can make you lose partial or your full deposit. The max occupancy is for the entire time you are staying in the house, at any time you may NOT have over that amount.

Parking:
The same as occupancy, you may not at any time during your stay have over the amount of cars permitted. This is again a county rule and we inforce this. There is no street parking at any time. (Loading and unloading are ok)

FIRE/FIREWORKS
At this time and forseeable future, no outdoor fires, firepits, gas or electric are allowed. No fireworks of any kind also. This region has been in a drought for some time now and officials and authorities have banned them. Your deposit is in jeopardy, you will be fined and possibly ticketed or arrested for the offense. Fireworks, open fires, fire pits even in metal containers, are illegal in all of Tahoe all year round.

By following these simple and basic procedures you allow us to keep our rental rates, cleaning fees, security/damage deposits as low as possible while also guaranteeing an enjoyable time for you during your present stay and for all future guests.
