2 additional bedrooms and 1 shared bath, one floor down is available for you to rent if you decide you'd like extra sleeping space after you arrive. One bedroom has a double bed and the other a double and single. These rooms cost an extra $75. & $95. per night. More than one group of guests are never booked at one time so the rooms are always available.

Nestled on a quiet, friendly, safe block in the historic Hamilton Heights section of Northern Manhattan, the home is a fashionable 3 family Townhouse where the top floor and roof deck is for guests only.
The Townhouse sits nearly "next-door" to two (2) of the city's major subway lines, which quickly take you to most all of the city's attractions.
City buses are at the end of the block in both directions and a taxi company is at the end of the block. At check-in I enjoy directing guests to transportation and to the city's best attractions based upon my own and my past guest's opinions.
All rooms are private:
* The smaller bedroom is for up to 2 guests only, and has a queen-size bed.
* The larger bedroom holds up to 5 guests and has a double bed and three singles. (3rd one placed only if needed)
* The front suite consists of the Living Room with a sleeping alcove which has a bunk-bed (bottom double, single top) plus the large-deep sofa sectionals that comfortably sleep 2 (usually kids), for a total of up to 5.
We provide many healthful breakfast foods for you to prepare in our gorgeous kitchen: FREE.
* Hot & cold cereals (oatmeal, cream of wheat, boxed cereals),
* Eggs, breakfast meats and various breads, muffins, Jellies/Jams
* A variety of fresh FRUITS and fresh fruit JUICES
* Choice of various types of Coffee's and Teas,
* Pastries (On vacation... maybe bypass the diet?)

I very much enjoy hosting visitors to New York. Thus I am continually improving the space to make it very special for travelers. I have an interior design/architecture background and my place is the crowning glory of years of work.
If you have questions about the available amenities, feel free to ask or make suggestions. I am open to ideas for making my place one that everyone loves, and I have made several improvements as a result of guest's suggestions!

The apartment is owned and hosted by me, Bob. I live just below the guest unit and I am a minor New York City historian. At times, I have given private tours around Upper Manhattan or the entire island of Manhattan, to enrich the experience of my guests - please inquire if you would like such a tour. Minor charge, but I can only carry 4 adult guests.
Guests have the full private apartment and roof deck. They enter with a combination to the front door, so keys are not required.
Interaction with Guests
The upstairs apartment gives you total privacy except for minor cleaning and restocking of foods by owner.
The neighborhood is one of the most historic areas in the entire city. I am an area historian and enjoy giving driving tours to guests.
There are a number of excellent restaurants and bars within walking distance and planty of places to order food to be delivered. "Restaurant Row" is an area about 5 minutes away by subway and has some 15 excellent restaurants/bars.
Subways and buses are all very close-by. I am pleased to provide maps and directions to any location.
* The "C" train is 3 short-blocks east and travels straight down Central-Park-West (Museum of Natural History, Lincoln Center, etc., and stays on Manhattan's West Side all the way to Ground ZERO, the Staten Island Ferry & the Statue of Liberty.
* The "1" train is 3 short-blocks west and travels down Broadway crossing into Central Midtown & Downtown (Times Square, Empire State Building, Museum of Modern Art, etc).
* City Buses are at each end of the block, traveling up and down all over the city.
* Taxi Service (Kennedy taxi-service) main office is at the end of the block.
ALL TRANSPORTATION IS 24 HOURS A DAY.
For your arrival, we are pleased to give you clear and easy directions to the Townhouse from all Airports, Train Stations or Bus terminals.
Other Things to Note
CHECK-IN TIME: 1 PM (1300), however if no guests have been occupying the apartment the previous evening, then you may occupy the apartment any time after 6AM. Even if guests are checking-out same day, you may leave your bags any time after 6AM and move in later, and even use the facilities to prepare for your day unless the place is crowded and others are using the facilities - then you would have to wait your turn.
CHECK-OUT TIME: 10-11AM, however if no other guests are checking-into the room that day, then you may stay as late as 6 PM (1800). If new guests are checking-in, you may leave your packed bags in the special area by the front entrance and return later for them, and you may even use the facilities later unless the place is crowded and others are using the facilities - then you would have to wait your turn.
Our group of 10 had the most remarkable time in NYC and having the entire home at Bob's was such a big part of that experience! He was so willing to answer any questions and give us information. Having the home to come back to at night and the area to sit around and just relax in was so much better than being in separate hotel rooms and in the mornings he made sure the frig was stocked with anything we might want and all the coffee we could drink. Bob was such a gracious host. When we return to NYC we will definitely be booking with Bob! Many blessings to you, Bob!!!
Bob and his assistant Ian had the penthouse perfectly clean, stocked with food, and utterly welcoming for us. The description is on the money. This offering is roomy and an absolute gem. The neighborhood, though not glamorous, was nice enough. Our group was actually made up of ten students and me. We fit comfortably in the penthouse, to be sure. Again, the neighborhood might seem a bit sketchy to the outside observer or the untrained eye, but I felt quite comfortable, as did my ten students.
For my very first Airbnb experience, this was FABULOUS!
wir hatten einen fantastischen Aufenthalt in New York und das lag vorallen an Bob. Er hat uns vom Flughafen abgeholt und uns zum Penthouse gebracht. Der Kühlschrank war jeden Tag sehr, sehr gut gefüllt. Die Wohnung war für uns 6 Erwachsene groß genug und auf der Dachterrasse konnten wir auch noch ein Glas Wein im Abendrot genießen. Die Wohnung war sauber und es waren genügend Handtücher, Toilettenpapier und was alles noch gebraucht wurde reichlich vorhanden. Volle Punktzahl für Bob und seine Wohnung!!!! Gerne mal wieder!!
Wonderful apartment in a quiet neighborhood. The beds were very comfy and Bob was more than gracious. The location was close to metro and near good eats. We will definitely be returning!

I would highly recommend this apartment especially for larger travelling parties. Bob, our host, gave us a very warm welcome and made sure the cupboards were stocked with fruit, breakfast foods and juices. The apartment itself is lovely, there were 8 adults and we never felt cramped! The finishing touches are thoughtful and it really felt like a home from home. Bob was really helpful in explaining the subway and places nearby we might want to visit. The roof terrace is an especially nice touch and we made the most of the unseasonably warm weather! It's a 2 minute walk to the subway and if you hop on the express you can be in mid town in 15 minutes. A great base for a fantastic NY trip!
Bob is a very kind host. Helpful and attentive, always there but in a respectful and discrete way.
His place is warm and very well located, we felt very comfortable and easy to move through the city.

Although born and raised on a farm in Midwest US, I lived in the Caribbean during my young adulthood. Years later, I returned to a great Ivy-League University to complete my college education - but more importantly - to see if I could expand my understanding of this puzzling, culturally diverse, world we live in. I concentrated in Urban & Africana Studies + Architectural History & Design.
Touring Harlem when writing my senior thesis on "Harlem's Past, Present and Future", I found my connection with its diverse people and historic Architecture. I moved here after graduation in 1990.
Experiencing this variety of cultures has created a desire to not-only understand but to eventually write about various cultures of the world and I've traveled rather extensively throughout the Americas, the Caribbean, Europe and South Asia. However the limits of time and money have made me realize that another fascinating way of accomplishing this is:
"Running a great B&B, brings the whole world to ME...getting paid for it too, makes me a BENEFITEE" :)
All joking aside, it is a rare treat to host the great variety of the world's peoples. I hope to continue it as long as I can experience the gift of learning while giving-back valued service.
