Fashionable B&B: Large apartment with 3 sleeping areas and large common areas....up to 12 guests. Spacious for 6 guests but can hold up to 12 if crowded. Average groups are 7 to 9.
I have neighbor, a block away, that might hold another guest & a friend a few bocks away that could hold 1, 2, 3, or 4 more.....in one lovely large room and a bathroom alongside. Both hosts are experienced in B&B. Please inquire. All are welcome to congregate at my place.

Nestled on a quiet, friendly, safe block in the historic Hamilton Heights section of Northern Manhattan, the home is a fashionable 3 family Townhouse where the top floor and roof deck is for guests only.
The Townhouse sits nearly "next-door" to two (2) of the city's major subway lines, which quickly take you to all of the city's attractions.
City buses are at the end of the block in both directions and a taxi company is at the end of the block. At check-in I enjoy directing guests to transportation and to the city's best attractions based upon my own and my past guest's opinions.
All rooms are private:
* The smaller bedroom is for up to 2 guests only, and has a queen-size bed.
* The larger bedroom holds up to 5 guests and has a double bed and three singles. (3rd one placed only if needed)
* The front suite consists of the Living Room with a sleeping alcove which has a bunk-bed (bottom double, single top) with a curtain for privacy. The large-deep living-room sofa sectionals comfortably sleep 2 also, for a total of up to 5 in this front area....but crowded.
We provide many healthful breakfast foods for you to prepare in our gorgeous kitchen: FREE.
* Hot & cold cereals (oatmeal, cream of wheat, boxed cereals),
* Eggs, breakfast meats and various breads, muffins, Jellies/Jams
* A variety of fresh FRUITS and fresh fruit JUICES
* Choice of various types of Coffee's and Teas,
* Pastries (On vacation... maybe bypass the diet?)

I very much enjoy hosting visitors to New York. Thus I am continually improving the space to make it very special for travelers. I have an interior design/architecture background and my place is the crowning glory of years of work.
If you have questions about the available amenities, feel free to ask or make suggestions. I am open to ideas for making my place one that everyone loves, and I have made several improvements as a result of guest's suggestions!
Smoking allowed on the roof deck, in bathroom with fan-operating or outside on the front-entrance benches.
The apartment is owned and hosted by me, Bob. I live just below the guest unit and I am a minor New York City historian. At times, I have given private tours around Upper Manhattan or the entire island of Manhattan, to enrich the experience of my guests - please inquire if you would like such a tour. Minor charge, but I can only carry 4 adult guests.
Guests have the full private apartment and roof deck. They enter with a combination to the front door, so keys are not required.
Interaction with Guests
The upstairs apartment gives you total privacy except for minor cleaning and restocking of foods by owner.
The neighborhood is one of the most historic areas in the entire city. I am an area historian and enjoy giving driving tours to guests.
There are a number of excellent restaurants and bars within walking distance and plenty of places to order food to be delivered. Menus in the apartment.
"Restaurant Row" is an area about 5 minutes away by subway and has some 15 excellent restaurants/bars from which to choose.
Subways and buses are all very close-by. I am pleased to provide maps and directions to any location.
* The "C" train is 3 short-blocks east and travels straight down Central-Park-West (Museum of Natural History, Lincoln Center, etc., and stays on Manhattan's West Side all the way to Ground ZERO, the Staten Island Ferry & the Statue of Liberty. The unique "High Line" is very popular also and is only 2 blocks west of the train-stop.
* The "1" train is 3 short-blocks west and travels down Broadway crossing into Central Midtown & Downtown (Times Square, Empire State Building, Museum of Modern Art, etc).
* City Buses are at each end of the block, traveling up and down all over the city.
* Taxi Service (Kennedy taxi-service) main office is at the end of the block. (phone number hidden).
ALL TRANSPORTATION IS 24 HOURS A DAY.
For your arrival, we are pleased to give you clear and easy directions to the Townhouse from all Airports, Train Stations or Bus terminals.
Other Things to Note
CHECK-IN TIME: 2 PM (1400), however if no guests have been occupying the apartment the previous evening, then you may occupy the apartment any time after 6AM. Even if guests are checking-out same day, you may leave your bags any time after 6AM and move in later, and even use the facilities to prepare for your day unless the place is crowded and others are using the facilities - then you would have to wait your turn.
CHECK-OUT TIME: 10-11AM, however if no other guests are checking-into the room that day, then you may stay as late as 6 PM (1800). If new guests are checking-in, you may leave your packed bags in the special area by the front entrance and return later for them, and you may even use the facilities later unless the place is crowded and others are using the facilities - then you would have to wait your turn.

Overall our experience was a positive one, both with the unit and with Bob as a host.
Contact: Bob was responsive and flexible regarding check-in. When we arrived, he provided a full walk-through of the place, and also gave us some wonderful tips to explore the city. He is an architect, and is very passionate about the unit and neighborhood. He also has instructions in most places in case some of the guests miss the initial walk-through. He also has a large map with where he has had guests from - and he seems to have a lot of happy customers!
Kitchen: well stocked with food and cooking equipment and basic seasoning.
Bedrooms: the beds did their job, and the couch comfortably slept two people. Bob provides separate keys to lock each of the bedrooms for added security.
Bathrooms: There is one half-bathroom next to the full bath. The bathrooms served their purpose, and were very well stocked with toiletries and towels. While there is a washer/dryer, Bob explained to us when we arrived that the dryer wasn't working - which didn't impact us since we didn't need it. It's completely understandable to have repairs, and I only mention because it's worth double-checking with Bob if you are depending on it.
Deck: it was wonderful to go outside, chat, and look at the open sky. This is an excellent feature of the unit.

Bob is a very nice person and was great with his communication with me. I booked this stay about one year ago since I knew how popular New York stays would be. When I looked at the pictures he has posted of his place looked perfect and spacious which was very important for me since I had a group of 11, 6 adults and 5 children. When we first arrived to the place I right away knew I had made a mistake and this would not be good for us to stay in. The place is small compared to what I was expecting. The place is also not very clean at all. And the smell of moth balls was quite prominent. There is no elevator and we had to take all of our luggage up a very narrow stair case. The surrounding area also did not feel safe. My husband went out to find dinner around and he came back stating we would not be going out that evening because he didn't feel comfortable walking around with our family. Needless to say that very night we booked a hotel in midtown and left the next morning to our hotel. I did speak to Bob about wanting to leave early and he was very nice and said it would not be a problem. I have to reiterate Bob is a great host he is very kind and knowledgeable. He also does have food available for you however some of the food is opened containers of food others have already used which I did not feel comfortable eating. I do have a very high standard of cleanliness so this place may be ok with others. I also needed more space with my children and there was no bathtub to give my 10 month old a bath so I was stuck bathing her in sink. Again this likely would work for those not traveling with kids.
I rarely get negative reviews since I am very concerned about satisfying my guests.... so I am shocked by this one. I'm proud that 99% of my reviews are (email hidden)is one shows that you can't satisfy all of the people all of the time.
My place is professionally cleaned between each set of guests and there are no moth balls. I spend extra money buying only healthful food & drinks. The only foods not replaced between guests are condiments (mustard, ketchup, etc.).
The neighborhood is very safe and the neighbors are friendy. A beautiful, expensive and the most energy-efficient apartment building in Manhattan is being built at the end of the block and the street & sidewalk are partially blocked-off, so perhaps this is why it felt unsafe.
Most hosts charge a cancellation fee but I charge nothing since I want my guests to be totally satisfied, so cancelling their stay cost me money, but there are things more important than money!!
My listing has some 46 pictures and extensive description of the apartments' details, so I canot imagine that this guest didn't know there was no bathtub.
She claims it was small, however, at 1100 sq ft. plus a 500 sq. ft. roof deck, it is unusually large for a NYC apartment. It is an expensively restored historic townhouse and most most people enjoy its charm... narrow staircase and all.
I will continue hosting awesome guests, knowing that one bad fruit in the basket is not uncommon.
Bob was a delight to speak with but was out of town the weekend my friends and I stayed here. Fortunately, Ian was a very gracious and helpful host. The garbage disposal was broken when we got there and Ian quickly replaced it for us. There were 9 of us and we slept comfortably. This place is very spacious with an awesome roof deck. The pictures are spot on and we couldn't have been happier with our choice. Thanks Bob and Ian!
Most welcoming and gracious host you can think of, as he drove us from Penn Station to the apartment, picking us up 1 minute after agreed meeting point of 1500 EST. Drove us up to the place and gave a good narrative storytelling on New York and the neighborhood. Allegedly the first Norwegians residing there, and we highly recommend more to follow, as Harlem is a quick metro run from the center of some 30 minutes.
I booked this place to host a small independent film crew and cast for a week. Bob was pleasant, prompt and really helpful in assisting our crew. I didn't actually stay at the house, but everyone raved about his kindness, his knowledge bank and his willingness to help out and share his lovely home. The roof deck was a great spot to hang out, and it's in an awesome location. Thanks Bob!
It was great trip in NYC. Bob is nice and thoughtful, and the house is closed to several subway station. The house is a little bit old and opposite a cemetery, but that not bother me. Uptown is a little bit expensive but that is a part of New York.
English is not his 1st language...He meant to say house is CLOSE to subways.
House built in 1882 but modernized in popular style. I always tell the amazing history of area when folks check-in. Geo. Washington fought the "Battle of the Heights" in the hill across the street in the great historical landscaped cemetery.
Yes, Manhattan is not inexpensive.

About the Host, Robert Bob
Although born and raised on a farm in Midwest US, I lived in the Caribbean during my young adulthood. Years later, I returned to a great Ivy-League University to complete my college education - but more importantly - to see if I could expand my understanding of this puzzling, culturally diverse, world we live in. I concentrated in Urban & Africana Studies + Architectural History & Design.
Touring Harlem when writing my senior thesis on "Harlem's Past, Present and Future", I found my connection with its diverse people and historic Architecture. I moved here after graduation in 1990.
Experiencing this variety of cultures has created a desire to not-only understand but to eventually write about various cultures of the world and I've traveled rather extensively throughout the Americas, the Caribbean, Europe and South Asia. However the limits of time and money have made me realize that another fascinating way of accomplishing this is:
"Running a great B&B, brings the whole world to ME...getting paid for it too, makes me a BENEFITEE" :)
All joking aside, it is a rare treat to host the great variety of the world's peoples. I hope to continue it as long as I can experience the gift of learning while giving-back valued service.
