Description

The space

The studio is a newly built unit that on the outside looks like an authentic 1940's garage, and on the inside is a modern and quaint studio apartment. In the Summer months you can enjoy our backyard and swimming pool (with a great tube style water slide for those under 140 pounds!) The unit is detached from the main house and very well insulated. I think you'll see from our many wonderful reviews that guests love our poolside studio.

The studio is well equipped with all of the cooking utensils you will need, fridge, gas stove, microwave, toaster, etc... You will find basics like spices and oil, sugar, etc... There is a French Press coffee maker and tea fixins.

There is a queen bed and a sofa (sofa sleeps one person quite comfortably) in the studio. There is also a fold out full size foam mat available upon request.

Our home is located under large very old walnut trees, this brings shade and the occasional spider and bug.

The pool area & pool house is shared between myself and my family and other Airbnb guests who are staying in the house, but you will find that it is rarely used and you will most likely experience much privacy poolside.

** Please note that to access the bathroom you will be stepping outside of the apartment for literally one step. This is via the pool room, not the outdoors. The bathroom is only yours, not shared with any other guests.

*Confirmed guests PLEASE read your "Itinerary" once your stay is booked so you know how to check yourself in, where to park, etc. This property has self check in instructions.

There is a market 1 block away, Santa Rosa's Historic Railroad Square is a mere 8 block walk, and downtown Santa Rosa (RUSSIAN RIVER BREWERY) is a mile away- a 20 minute walk.

Our listings include a 12% local "hotel tax" for stays shorter than 30 days, this is included in the nightly price already- not added on later.

Guest access

Please park on the street in front of my house, not in the driveway. Please do not park in front of the yellow house.

Your studio has a full kitchen and bathroom (no bathtub, just a shower). You also have access to the shared pool room space, and the pool itself.

Please ask before inviting guests over to swim.

Interaction with guests

I don't interact much with studio guests, if we run into each other I'm happy to introduce and chat for a few moments, if we are both out by the pool that is fine! I am happy to be of assistance so you are free to message me anytime, I am right next door. You might see other Airbnb guests, me and my family, or my neighbors outside during pool season, but it's not heavily used.

The neighborhood

I love that my neighborhood is so close to Hwy 101 & Hwy 12, Historic Railroad Square and Downtown. Our street is very secluded and private, a tree lined old fashioned dead end neighborhood street that many locals don't know exists even though it's so close to town. I am friends with many of my neighbors and feel incredibly safe here, though you will notice that our 2 block surrounding area is semi industrial right before you get downtown.

Getting around

You are very close to Hwy 101 which runs North & South, Hwy 12 that runs East & West, and within walking distance to downtown Santa Rosa. Santa Rosa has Lyft & Uber services as well as public transportation and traditional taxi cabs. There is little wait for taxi services and there is a bus stop a block from my house, and the main bus terminal is a 20 minute walk. You can easily find wine tour info, many of the tour busses pick up at the Hyatt which is a 10 minute walk from here.


House Rules

THE DOG: The most important rule is do not let my dog out any side gates in the back yard! She is very excited and friendly and will run up to the gate when you arrive, you must enter rather quickly so she doesn't slip out! Her name is Olive. We no longer have a cat in the house.

NOISE: Please be respectful of other guests, myself, and our neighbors and keep it down after 10:00 PM and before 9:00 AM. Be especially aware of how much noise you make in the driveway since the 2 guest rooms inside the main house are right on the driveway.

This is a great place to stay and totally worth the value. The studio is roomier than it appears in photos, has great natural light, and is perfectly comfortable for multiple days for two adults. The full kitchen is a great asset for making a trip to Sonoma affordable. Justine is friendly and flexible, and we so appreciated her help when we had a mix-up with our dates. Highly recommend.

We loved staying in Justine's place! It was separated from the house so we had a lot of privacy. The bathroom is located adjacent to the guesthouse which was not a problem at all to us. Other reviews mentioned it was cold but there was a heater that was just perfect! Her home is beautiful inside and out! We loved the unique decor and the luscious landscape. We would definitely stay again! Thanks, Justine!

Justine's place was perfect for three of us to stay. Two of us slept in the bed and one stayed on the couch. We had to leave before we could use the pool, but I'd definitely stay here again. Olive, the dog, is adorable.
