Tres mariposas offers views of jungle & mountains all around. Decks give you shade & sun options. Cooling river & ocean breezes float nicely. Affordable Peace & Quiet with Comfortable Quality & Art Decor Safe Neighborhood & Mgrs live nearby.
This is a Great Affordable Location in Sayulita; Easy access with wide views of Jungle & close ( 5 to 8 min walk ) to the Beaches. This is the upper level of a duplex near the river. We have a nice Large Bathroom with double sinks, located between 2 bedrooms and a deck that wraps around two sides for easy access to shade, sun & breezes. The Kitchen is fully stocked with pots & pans & gear to make your stay enjoyable.
Living room has couch, desk, chairs & room for Yoga or two extra guests if maximum of six needed. We have 5 ceiling fans and many portable fans as well. Unless the breezes stop ( late Aug to Oct can be warm ) the flow of air coming up the nearby river keeps one cool and often one can hear the ocean waves in the stillness of the night.
The decor is bright & " MEX-ZEN " Colorful! With lots of fish & parrots to keep you company and each room has an accent color wall of Lemon, Sky-Blue, Avocado or Melon - There are seashells & wall art that create an intriguing ambiance of Joy!
Being a short walk from the Town Plaza, we usually have a quieter neighborhood than most. Once in awhile a Cantina or the Ehido Center will host a party - but things are very mellow and the music of the culture gives a nice soundtrack for your vacation. We have some bicycles for you to use as well.
Restaurants abound in this tiny town: over 50 to choose from! Bus stop to travel to/from Puerto Vallarta is fairly close as well

It has a Deck that covers half of the area and the cooling river & ocean breezes come right along nicely for your pleasure. We have 4 ceiling fans – one in each bedroom and two in the living-dining area – as well as several portable Fans that can offer relief in the hot periods of summer. It is decorated in a style we like to call “MEXI-ZEN” a blend between colorful Mexican with an open “MAX-FLEX-USE” ( maximum flexible use) style so that the living room rug can be rolled out for Yoga class or to allow an extra guest or two. The living area feels open and uncluttered for your use and enjoyment. This 2010 Constructed home has a kitchen – fully stocked with Refrigerator, Stove-Oven, Dishes, Pots & Pans, Coffee Maker, Toaster, Microwave, Blender and more. The Bathroom is especially wonderful – with two nice sinks and lots of space: with Large tiled shower and open roomy area for mirrors and multiple users. Bedrooms are simple, clean and elegant with 2 fans each – and a 6 drawer open storage area plus two lamps and end tables for each bed and person for their nightly reading enjoyment. There is also usually FREE WI-FI from our arrangements next door and a Table with 4 chairs on the deck plus a built in desk with 4 other folding chairs for your own use and lifestyle arrangements … And some plants on the deck for more greenery and beautification.
Our Neighborhood area is safe, peaceful and usually quiet – but once in awhile there’s a party or wedding at the Ehido property across the street that can create a bit of a party fun atmosphere but 9 times out of 10 you will enjoy a really peaceful escape. We are fairly close to all the action and you can Easily walk or ride ( we have bicycles to share – provided you sign a liability release and deposit to not lose or damage the bike or yourself ) to town or beach areas. Generally the ride is @ 2 – 3 minutes by car or bike and walk is about 6 to 8 minutes to beach or town.
Interaction with Guests
As owner I won't be present - but our Mgrs, see below - are great hosts & can give you privacy or helpful suggestions & socializing as you need it.
It's the Real Mexico - Quaint & Culturally Rich in colors and sounds -Sometimes you will hear music from the Cantina - other times just the whisper of the palm trees in the wind. There are about 5 Foreign owned homes in a row & all are well maintained in this area with close teamwork
Yes, the Bus stop is not too far & runs to Puerto Vallarta almost every half hour - for only $2 - Also we have bikes & it's an easy 10 -15 min walk to just about anywhere in Sayulita
Other Things to Note
Halo & Arturo, Our Mgrs, are just great hosts - we get all kinds of compliments on their friendliness. They run a sushi business too & you will for sure get a chance to taste their terrific wares.
If you borrow or use our Bicycles, Hammock, or other special amenities ( Beach Chairs, Umbrellas, Mats etc ) we need you to post a Deposit with our Mgr so we can be sure nothing is lost or damaged. We prefer you smoke outside on deck or balcony - Pet Policy is a basic Liability Clause to protect others from bites/ scratch
Staying here was great! Nothing fancy but everything you need, comfortable, clean and friendly. Easy walk into town and to the beach.
Mark's place is cozy, secure and well located ! We had a really great time there enjoying the balcony and looking at the beautiful nature and people around. We have a nice view for sunrise ans sunset as well.
We were a group of 4 for 1 eek and we had enough space to feel comfortable. As said before, it's true that the Cantina near the appartment plays music all day as a background sound, but it is really okay.
You have to know that it is about 10 minutes of walk to the beach and about 5 to Sayulita's main place.
Our host was relax and cool and we had a nice welcome. We always felt secure and he gave us very good tips about the activities around.
The house was amazing we had an awesome time. The price was so good and the place was perfectly located! It was just a short walk (or golf cart ride) into town and to the beach and after hearing from other visitors in the area we realized that being just that far out insulated you from a lot of the noise that is inherent in the town. Gotta say though without Halo and Arturo (the downstairs neighbors/caretakers) we would have had a much different visit, they were amazing hosts and had personal connections with just about everything we wanted to do in town, it was like visiting and having ready made friends to give you all the guidance you need. I hesitate to recommend it too highly because I want it to be available when we go back! Loved it, had an amazing time!
We loved Mark's place! The neighborhood was just as he said, close enough to walk to town, and the beach. We did this every day we were there.
A cantina played Mexican music just down the street, and it was the perfect volume, loud enough for listening, but not overwhelming. We sat out on the deck in the evenings and listened to it while we had drinks. They stopped at 10:00 pm every night.
We felt very safe to walk at night, there were street lights and the people were very nice.
Halo and Altero were just downstairs and made us feel very welcome and comfortable. We felt like we could call on them if we needed to. We also felt that our stay was private.
Mark's place was very clean and smelled very fresh. We loved all the tiles and the large bathroom. The bed was comfortable and we slept great.
We ate at several little taco places in town, and there are many options for restaurants as well.
It was a fun place to stay and when we go to Mexico next year we will hopefully be able to book Mark's place again!
A great two bedroom 1 bath apartment that looks just like the pictures. The photos don't include the short dirt road to get there though (make sure you take the fork to the right and a left onto the street when coming into town, if driving). Mark lives out of town, but the couple living downstairs are there to help and answer any questions we had. They were around most of the time. It is a 10 minute walk to the beach and everything we needed or wanted was easily accessible. Thanks.
We only booked our stay the night before arrival, everything was ready and the apartment in perfect condition. The guys taking care of the place were very friendly and helped us immediately... The only negative about the apartment is the 10 minute walk to the center but that's really just a small negative point. Great Value and we will be back next time we visit beautiful Sayulita!! Thanks, Mark
