Very fine basement bedroom in a carpeted, self-contained apartment with all the comforts of home! Completely furnished and extra storage. Full bath, to be shared if both rooms are occupied, plenty of towels and new laundry facilities. Convenient kitchen equipped with full-size frig, micro and gas stove, and use of an extra frig in garage if needed. Bedroom has larger than normal egress windows with west light, warm in winter, cool in summer.
No discreet entrance for any of the rooms, but each has plenty of privacy, as well as living room between. Inviting, artistic space inside and outside the house. There are patios on two sides for relaxing and enjoying my big park-like yard.
When you arrive, you can expect the room and any shared space to be thoroughly cleaned and to be maintained. I want guests to feel at home, and to rest at ease that their surroundings are safe and healthy. I am not compulsive, but I do keep my home pleasantly clean!
Lovely older neighborhood, excellent location, minutes from downtown and the foothills, a few blocks from RTD bus stop and the W light rail. A few minutes to major shopping, restaurants, grocery and cultural venues: West Colfax, Lodo, Belmar, Highlands, Golden, Downtown. Great for a ski trip, business, NREL, visits to several nearby colleges, or sightseeing year round.

Interaction with Guests
I interact as much as folks like. Usually, I am around to chat if desired, maybe share a meal upstairs, or just catch up on details.
I use the laundry in the basement once a week on the average, but try to keep that to times when it won't disturb privacy. The arrangement is part roommate/part semi-private apartment.
No smoking inside, but outside patios may be used with care for smoking.
Quiet after 10 p.m. No loud music or entertainment. No drugs. Use of rental space confined to basement. Use of laundry room with prior permission from owner. I only use the laundry and some storage in the basement, so the rest of the space is reserved for any guests who are staying. Off street parking in the drive. A mellow cat, Elliot, is outside most of the time in the warm months and loves people. I am not a true cat person, but we get along well ;-) and he loves guests!
Anne is a great host, very diligent and thoughtful. She was always helpful, whether by recommending good places to eat, suggesting fun activities, or just making sure everything was alright. And there's nothing better than having a pot of coffee waiting in the morning! The house and yard are beautiful, and located in a great spot. I would definitely recommend it.
Anne was a kind and gracious host, and the room was very comfortable. However, she seemed to be bothered when I had a guest stay in my room with me for the weekend. She indicated to me that noise and mess were not an issue; she simply said that she would have liked it if I had asked her about it beforehand. This made me feel somewhat uncomfortable. I felt that I should have been able to keep what I did in the room private so long as I was not causing a mess or disturbing the other tenants.

I am sorry if you did not like my request to know when you invited guests. It was also uncomfortable for me to have to ask at the time.
Since the room was rented for one person, and your intention was not mentioned, I did not expect additional guests. I am fine with having visitors; it is helpful and considerate to discuss ahead of time, since I shared my kitchen and living space.
Matt was not charged extra and I tried to respect his and his guest's needs and privacy. The visits were for an extended amount of time, one of which was over a holiday week. I have accommodated other such requests of guests, but with advance notice and most offer to compensate for the courtesy. I only made this request after his third guest's visit, when I was expecting other guests and wanted to avoid any complications.I realize now I should have stated it clearly from the beginning, but I did not expect it to be a problem.
Anne is a very welcoming and friendly host. Her home is beautiful and spacious with a country feel, very close to all amenities of the city. Five minute walk to the Safeway and train line, 10 min drive to downtown, open space parks and the front ranges of the mountains. It is a perfect location, quiet, and you have a lot of space to yourself. Anne is extremely accommodating and flexible to what ever your needs may be! I recommend her to anyone visiting Denver and will return again the next time I am in Denver!

I don't think I can live without good friends, fresh air and exercise, peace and quiet, beauty in art and nature, and good books. Great films are a plus.
My garden is one of my favorite spots, and the nearby lake and open space. Walks keep me active close to home. Although home and family are here in Colorado, I often travel to visit friends in New Mexico, Kansas and Texas. I love Italy, Hawaii, and Chile. I'm a third generation Colorado native, so I know my beloved home state very well. I also have lived in Chile, Washington, Minnesota, California and Hawaii. My houseguests have come from all continents, and ten languages have been spoken in my house.
I am relaxed, patient and live a simple though full life. I enjoy people who are respectful, open-minded and genuinely interested in others and in the world around them. Having traveled a lot, in many conditions and locations, I know how much it means to have a peaceful place to rest when in transit.
