Spacious 200 sqm (2,150 sq ft) ground-floor apartment, ideal for large families, groups, and multi-generational travelers who want to stay together in the heart of Rome. Set in a historic building with concierge service, it offers step-free access, wide doorways, and an accessible bathroom. Overlooking a quiet inner courtyard, it provides privacy and a peaceful stay. Welcoming guests from around the world since 2009, just minutes from the Colosseum.

The space
This apartment is designed for guests traveling together who value real space, comfort, and a central location, without giving up accessibility. With approximately 200 sqm (2,150 sq ft), it is located on the ground floor of a historic Roman building with concierge service, just a 5-minute walk from the Colosseum and the archaeological area.

After entering the main gate, you reach a typical Roman inner courtyard, quiet and protected from street noise. The ground-floor setting and internal exposure make the apartment peaceful, cooler during summer months, and easy to access, with no stairs or elevators. It is especially appreciated by families, groups, senior guests, and travelers with reduced mobility.

This is not a luxury or designer apartment. It is a practical, functional home meant to be lived in. Natural light is not its main feature, but this is balanced by generous spaces, good artificial lighting, and a generally cooler indoor temperature compared to upper floors. The real value lies in comfort, ease of movement, and the ability to stay together.

The heart of the home is the large living area, perfect for breakfast, shared meals, or relaxing in the evening. The dining table comfortably seats up to 12 guests, making it ideal for large families, groups of friends, or multi-generational trips.
The open-plan kitchen, overlooking the living room, is fully equipped with induction cooktop, refrigerator, microwave, dishwasher, and a complete set of cookware, dishes, glasses, and cutlery.

The apartment offers 6 bedrooms: four doubles, one single, and one twin room. All bedrooms are equipped with a TV, allowing each guest to enjoy personal downtime. There are 4 bathrooms, conveniently arranged for group use; one is fully accessible, with a roll-in shower and adequate maneuvering space.

One of the apartment’s key strengths is its true accessibility. The entire home is on one level, step-free, with wide doors and spaces suitable for wheelchair use—an uncommon feature in Rome’s historic center.

The property is equipped with all required safety devices and is fully licensed and authorized by the Municipality of Rome, offering peace of mind to guests who value reliability and transparency.

For year-round comfort, the apartment features air conditioning in every room, fast Wi-Fi, and heating during winter. Its internal position ensures a quiet and restful environment, even at night.

Within minutes on foot, guests can reach the Colosseum, Roman Forum, Palatine Hill, and the entire archaeological area. Metro Line A and B stations are easily accessible, providing convenient connections throughout the city. The neighborhood offers restaurants, cafés, local shops, and services suitable for longer stays.

Since 2009, we have welcomed guests from all over the world. Over time, this home has been shaped by listening to the real needs of group travelers, with a focus on practicality, accessibility, and simplicity. It doesn’t aim to impress—it aims to work well, and for many guests, that is exactly what makes the difference.

Guest access
Guests have exclusive access to the entire apartment.
The entrance is located on the ground floor, with no steps, and is easily reached through the building’s quiet inner courtyard.
There are no shared areas with other guests. All spaces are on one single level and are easily accessible, including for guests with reduced mobility.

Other things to note
The apartment is located on the ground floor and faces a quiet inner courtyard. This position ensures peace and quiet, easy access, and cooler indoor temperatures, especially during the summer months. Natural light is more limited compared to apartments on higher floors.

The home was created by combining two originally separate apartments and therefore features two internal entrances, one for each wing, both available for guests’ use. Access to the building itself is always through a single main entrance.

In one area of the apartment, a bedroom is accessed by passing through another bedroom. This is something to keep in mind when booking, particularly for larger groups or if greater privacy between guests is important.

The property is a private home, not a hotel, and is designed to offer space, comfort, and practicality rather than hotel-style services or luxury finishes.
The rental is fully compliant with local regulations and officially authorized by the City of Rome.

Neighborhood highlights

The apartment is located on Via Labicana, in a central, historic, and notably safe area of Rome, just a short walk from the Colosseum, the Roman Forum, and the main archaeological sites. This is a well-established neighborhood, home to local residents, families, and professionals, and frequented daily by visitors from around the world.

The area is well lit, orderly, and lively throughout the day and evening, contributing to a strong sense of safety and comfort, even for guests traveling with children, seniors, or in larger groups. The constant presence of residents, shops, restaurants, hotels, and public transportation makes the neighborhood feel secure and easy to navigate.

Via Labicana is widely considered a reliable and convenient location in the historic center of Rome. It is easy to orient yourself, free from isolated streets, and less chaotic than some other central tourist areas.

The neighborhood offers a wide selection of restaurants, traditional trattorias, pizzerias, cafés, and bars, along with supermarkets, bakeries, pharmacies, and local shops — all within walking distance. This allows guests to move around comfortably and confidently without needing to venture into unfamiliar areas.

From a cultural standpoint, the location is ideal for guests who enjoy exploring Rome on foot in a relaxed and safe environment. In addition to the Colosseum, areas such as the Caelian Hill, San Clemente, and the Lateran are easily reachable on foot.

Despite being in the very heart of the city, the apartment faces a quiet internal courtyard, ensuring peace, privacy, and an added sense of security away from street traffic.

The area is also extremely well connected and safe to travel, with Metro Line B (Colosseo) and Metro Line A (Manzoni) both within walking distance, as well as multiple bus lines. Reaching Termini Station, the Vatican, Trastevere, and other major destinations is straightforward and stress-free.

This is an ideal location for guests who want to experience Rome while feeling comfortable, confident, and secure, with history, great food, efficient transportation, and a true Roman neighborhood right outside the door.

My work: I am an expert
Speaks English and Italian
Hi there! My name is Salvatore Rinaldi, born in Rome in 1974, i am a roman "doc". I am a former cook/chef, i studied this "art" at the Italian Chef Academy of Rome where i received my certificate of "Chef/Cook" and i used to work in one of the most prestigious restaurant of Rome, "Il San Lorenzo" where i refined the art of italian, and roman in particular, cuisine. This is why i would love to please my guests with my cuisine during their stay; carbonara pasta, amatriciana, the famous "cacio & pepe" (cheese and pepper)..and then hand made bread, pizza, focaccia..and then cheese, fish and the best wine to accompany their dinner.. So please do not hesitate to contact me whether you wish to have a cook at home while you here! I am married and a proud dad of two wonderful girls and since i was young i had a passion for jewels, old coins and precious stones and minerals so i completed my studies at the International Gemological Institute of Antwerp where i received my certificate of Gemologist. My two girls were the reason of the choice i made several years ago: i left the restaurant where i used to work and i started my new career as forensic gemologist and numismatic at the Court Criminal Division of Rome, where i work as a consultant expert. Finally in 2009 i inaugurated "Comfy at the Coliseum", your vacation home away from home, in the centre of Rome where i will be happy to accommodate you all with my professionalism and my vocation for hospitality, with an eye for disability and accessibility of spaces, in order to give everybody the possibility to enjoy their stay and the beauty and history of the Eternal City because my motto is: "The right to enjoy Rome belongs to everybody".
