Tyn & Marty's is the quintessential old-Florida summer cottage, sited on a large corner lot in the Waterfront District.
Lovely wood floors in the lviing area, in the bedrooms and in the hallway. The bathroom has a tile floor.
Large windows with blinds in the living room and bedrooms allow you to let as much light (or as little) as you'd like. Most furnishings are rattan or wicker. There are two entry doors, one from the front of the house into the living room and the second directly into the kitchen from the wooden deck. Five ceiling fans (plus a new in 2011 Central Air/Heat unit). The bedrooms are located at one end of the house, away from the living area and kitchen. Each bedroom has a queen bed, a closet, a ceiling fan, a dresser and two windows. One bedroom has a stackable washer/dryer in the closet.
Relax in this clean, quiet and relaxing cottage in a convenient location with easy access to ehe area's wonderful activities. Centrally located to Gulfport, St Pete Beach and downtown St Petersburg, with Tampa's activities just 15 minutes further. Tyn & Marty's is walking distance to the excellent shops and restaurants and only a few minutes from a marina, nature park, fishing pier, library, theater, dolphin-watching cruises, golf, the beach and more!
Pillows, towels and linens are provided as are kitchen basics. Keypad entry on the front door. Everything you need and nothing you don't! Public transportation nearby. Easy entry to Pinellas Bike Trail and very walkable neighborhood. Tennis courts and dog park several blocks away.

The closest beach is a five-minute walk away. The house is located in the Waterfront District and you have two parking spaces off the street. No worries about parking during special events such as 4th of July Fireworks which you'll be able to watch from the comfort of the front yard. A car isn't required but it is recommended, especially if you're here for more than a few days. The surroundings areas have a lot to offer. Tyn & Marty's has free wireless Internet access. Linens are included - bath and kitchen towels and sheets. The house is not wheelchair accessible. Pets are allowed, generally they must be over 1 year old, housebroken, not extremely large and not aggressive personalities. All pets are subject to prior approval. The house is in a quiet neighborhood. Keypad entry. 21 yrs or older. Yard is NOT fenced. No views.
Guests have access to the entire house.

PETS - PETS are permitted in rental units only with prior approval. $60 per pet fee per week applies. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The property owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.
DAMAGE/RESERVATION DEPOSIT - A security deposit of $250 is required. This must be received at least 90 days prior to your arrival (when your balance is due). The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
·No damage is done to unit or its contents, beyond normal wear and tear.
·No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
·All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
·All keys are left under the front door mat, or in the key drop box at the office, and the house is left locked.
·All charges accrued during the stay are paid prior to departure.
·No linens are lost or damaged.
·NO early check-in or late checkout.
·The renter is not evicted by the owner, (or representative of the owner), or by local law enforcement.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons. An additional charge or $10.00 per person per night for guests in addition to six (6) will be assessed and must be arranged for, and paid, in advance. Any guests in excess of the maximum number of guests specified above, for any reason or for any length of time, MUST have our written permission. Having parties in our home or anywhere else on the property is forbidden. No RVs or campers may be used anywhere on the property. Violation of this provision will cause forfeiture of your entire security deposit.
MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the units, but we provide extra beach towels for your use.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – Parking is available in the driveway and on the street. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
WASTE WATER SYSTEMS & TOILETS – We test all toilets prior to your arrival to ensure they are in working order. Sewer systems in Gulfport are fragile; feminine hygiene products and large amounts of tissue tend to block the toilets. In the event your party creates an overflowing toilet than you cannot unblock with a plunger at the house, you will need to call a plumber at your expense. The number for a plumber can be found in your property guide. If you leave the house with a blocked toilet and we find that anything other than toilet paper has been flushed and clogged the system, you could be charged damages of up to two hundred dollars ($200).
TRASH – When you leave your rental, please remove all trash. Place all trash in the trashcans. Trash pickup days are Tuesdays and Fridays. If trash pickup occurs during your booking, please put the trashcans out the evening before pickup day. If you don’t put the cans out during your stay you may exceed the capacity of the cans. PLEASE DO NOT PUT GLASS, MAGAZINES OR CARDBOARD in the recycle bins. Never leave trash outside the cans; animals will scatter it. Please leave condiments for guests who will follow and feel free to leave other food items that you feel future guests would be comfortable using.
TELEPHONE – Connie & Marty’s has unlimited long-distance within the United States and Canada.
EMERGENCIES – You will be provided with an emergency cell number in your booking agreement. Numbers for plumbers, electricians, cable and phone are provided in the guest book in the home in the event you are unable to reach us for your emergency.
GAS GRILLS – are provided as an accommodation. Please remember to turn the gas OFF when you are finished. We do not clean grills or maintain propane tanks. If you run out, you can get a refill, with a tank exchange, at Publix at 22nd Ave S and Pasadena Ave. We will not refill the canisters for you. Also, we entrust guests to be responsible for cleaning the grill, and brining in all dishes and utensils, after they have used them.
LINENS – Please do not use laundry detergent containing bleach on ANY of our sheets or towels. We ask you not to take the bath towels of the property for any reason. Please launder the beach towels if you use them and place them back in the closet. If you have a messy spill or other clean-up during your stay, we do provide a bag of “rag towels” in each property. Please look for them UPON YOUR ARRIVAL before you have a need for them!
ELECTRICAL ISSUES/CABLE/INTERNET – Florida is famous for fierce rainstorms. We get occasional power outages. There is an emergency information sheet in the house handbook that provides the phone number for Progress Energy. Please contact them to report or learn the status of the outage. Sometimes a circuit breaker will trip. If you have a partial outage, you may be able to reset it yourself. The breaker box is on the back of the house, outside the sliding patio doors. You will be looking for one or more levers that are slightly out of alignment with the others, or tripped to the “off” position already. You may need to click the breaker firmly to the OFF position and then click it firmly back to the ON position. It should click into place. If this does not restore power, please call us. These power outages, or sometimes nothing at all, may interrupt the high-speed Internet service provided by Brighthouse. The router is located in the laundry room. To reset it, unplug the router’s power cord from the wall, unplug the blue network cable from the router and then reinsert both. (Please make a note of the proper insertion point for the network cable before you detach.)
ADJUSTMENTS – Please check your home carefully when you arrive. If you should discover any problems with the house, please report it to us immediately. We do not generally issue refunds for any condition beyond our control, such as power outages, water or plumbing system breakdowns, TV cable blackouts, appliance malfunctions and the like, and in no event will we issue a refund for a problem we had no opportunity to resolve. We maintain our homes in the best possible operating condition and if a problem should occur we would make every effort to rectify the situation and, if necessary move you to another home. If you decide to leave earlier than your departure date, there is no refund.
ABOUT THE CLEANING FEE – the cleaning fee covers light cleaning. It includes: laundry of sheets and towels, dusting, sweeping and mopping, refrigerators, mirrors & cleaning bathrooms. It does NOT include such items, for example, as cleaning drip pans & stovetop spills, cleaning coffee pots, washing dirty dishes, cleaning your leftover food out of the refrigerator, oven spills or taking the trash out. In short, you are expected to clean up after yourself. Typically new guests are arriving the same day you are departing. If an arriving guest is delayed because we are still cleaning your mess, we will deduct an additional fee from your security deposit.
HURRICANE OR STORM POLICY – No refunds will be given unless:
·The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
·A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
·The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
oAny unused portion of rent from a guest currently registered;
oAny unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
oAny advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (website hidden) or (email hidden) for details and to purchase.

The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Then we received a tin of the best handmade Christmas cookies ever that were enjoyed by us and our extended family.
I love this little unassuming house in this quaint and quiet neighborhood. Like stepping back in time about 50 years...In this little out of the way community in the middle of St. Petersburg- crazy cool! The beds were comfortable as was the cooling/air/heater..everything we needed for a lovely relaxing vacation.
The listing was exactly as portrayed. So cute!! Everything we needed was provided. Loved that it was close to the Art District of Gulfport but far enough away to be quite.
The house is super cute and had everything we needed! It's a 3 minute walk to a quiet strip of restaurants and shops with a beachy hippy atmosphere. I would strongly recommend this place to others.
