- All cooking supplies incl. pots, pans, dishes, glasses, wine glasses, knives, silverware, bottle opener, and other cooking tools; appliances include toaster, coffeemaker, stove; snacks include locally made coffee (with filters), cookies, fruit, tea, etc.
- Miscellaneous: All bed linens plus optional blow-up mattress with pillows and linens for extra guest or children, tourist info and maps of New Orleans, plenty of books, tissues, Ipod dock

- Uptown in a lovely, shady, SAFE residential neighborhood
- Ten-minute drive from downtown and the French Quarter
- Two blocks from Carrollton streetcar, which you can ride all the way downtown (a scenic 40-minute trip along St. Charles)
- Two blocks from Palmer Park (features a popular art market once a month)
- Three blocks from a grocery store and Walgreens.
- Three blocks from the popular Panola Cafe
- Very close to universities: Tulane & Loyola (5-minute drive or 20-minute walk)
- An area sadly lacking in hotels; a great opportunity for those who don't want the headache/noise/parking and safety issues of staying downtown

Our studio is a converted garage that is attached to our house by a door we never open. We do not live in it when it's not being rented out, meaning it's clean and fresh and doesn't have that "lived in" feel. We recently furnished it so everything is new new new.

Within walking distance, you have all at that Oak Street has to offer (RESTAURANTS: Chiba, Cowbell, Breads on Oak, Rue de la Course, Oak Street Cafe, Jacque Imo's, Truburger; BARS: Oak, The Maple Leaf).

Also within walking distance is the fantastic Boucherie and several ethnic options: Mexican, Lebanese, Spanish, and Thai.

Check out the bands playing at The Maple Leaf and Carrollton Station; both are within walking distance.

Please be advised that the price differs during holidays and certain festivals such as Mardi Gras, Jazzfest, and Essence Fest. We keep our calendar updated with price so it will be reflected when you choose your dates. Also, we're willing to offer a lower price for longer stays during the summer.

For stays longer than a week, we can arrange a 'laundry day' where you can use our washer/dryer once a week at no extra cost. Additionally, we have housekeepers who come to clean every two weeks.

  • Annie and Max's place is exactly as stated. It's a great location and is nice and spacious. Definitely worth checking out if you're you'll be in NOLA for a stay.

  • Delightful host. Great accommodations. Clean and comfy. Nice bedding. Great wifi. My second night there, Annie stopped by and brought a fresh baguette, strawberry jam and pecans from her outing that day to the farmer's market! An unexpected and lovely treat. I will stay here again.

  • Annie & Max were great hosts - always available if we needed anything (cabs/advice on where to go) and we arrived to a fridge stocked with beer - huge bonus!
    The place was perfect for what my friend and I were looking for - safe neighbourhood, easy access to public transport to French Quarter (tram stop is a 1 min walk away and takes 40mims to get to Canal St) and decent nearby restaurants if we wanted to stay in the neighbourhood.
    All toiletries you could need were provided, the bed was super-comfy and we enjoyed having a tv when we spent an evening indoors cooking.
    We're already trying to fit another New Orleans trip into our three month US trip and the first place we'd look to stay is Max & Annie's.

  • What a wonderful little spot! I only met Annie and her delicious little pug once but she made herself available to me via phone for a seamless check-in and check-out, and was also a text message away if needed. The apartment is spacious, clean, comfortable, and beautifully decorated. If you wanted to cook you actually could (this never happens in most rentals) as your hosts provide you with a full range top and oven, cooking/serving dishes, cutting boards, oil/spices and the fridge is stocked with some beverages to help you get settled as you come in from traveling. Yes, the bathroom is small but it is clean and bright and again, your hosts provide you with quite a bit in the way of amenities. The working fireplace and fresh flowers everywhere also make for a really nice touch. The neighborhood is quiet with a ton of lush greenery and quaint architecture.

    Admittedly, especially with the streetcar construction work going on, this location is far (45-75 minutes) from the hub-hub of the French Quarter and I probably wouldn't stay here if that's where you wanted to spend most of your time. Alternatively, you could take a cab (15 minutes) to and from the more touristy areas, but at $20 each trip and a 15-20 minute wait (simply hailing a cab in this area is virtually impossible) this mode of travel may not be in the cards for some visitors. The weather was mild enough where I found myself walking about 1-2 miles (35 minutes to whatever commercially-located bar/restaurant I was headed), and then cabbing it further into the city once I had a few drinks in me... If you could somehow bike the 2-5 mile distance between this apartment and wherever it is you wanted to go in the general eastern direction, then this setup might be ideal. Basically, if I were interviewing at Tulane or somewhere nearby and needed an Uptown/Carollton headquarters, this would be it - HANDS DOWN. The apartment is stunning and the family is truly hospitable.

  • The location was so convenient. The streetcar on Carrollton was 2 blocks away so we could ride down to the French Quarter easily and enjoy looking at the beautiful homes during the ride. The Walgreens and Fresh Market were a 4 block walk. We felt safe walking in the neighborhood. The entrance is private, there is off street parking, wireless connection worked well, the bed was comfortable and the room very clean. The bathroom is small. I didn't cook much but the kitchen was fine and the refrigerator stocked with beer, water, and soda was welcomed. I met both Annie & Max. They couldn't be nicer and were respectful of our privacy.

  • A wonderful, fully equipped apartment in a quiet and safe neighborhood. Loved the fireplace, very comfortable bed, and pristine condition of the apartment. Perfect location near public transportation and walking distance to great restaurants and bars. Annie and Max even checked-in with us several times to make sure everything was comfortable and to our expectations. Highly recommended.

  • Had a great time at Annie & Max's! Room has plenty of space but still feels cozy, kitchen setup is great, and the location is super convenient for streetcars and Tulane exploration. A substantial streetcar ride to get into the FQ and all that, but it's scenic and totally enjoyable all the way.

  • Annie and Max's place was great! It was exactly like it shows in the pictures. I loved the fireplace that was both gas and wood so no kindling required.
    The location was perfect. A local grocery store and pharmacy was within walking distance and the street car was just up the road. It was so easy to get to the many tourist spots.
    Annie and Max are friendly and accommodating. They held my bags for me since I had a late flight out after check-out so that I could enjoy my last day there. My only wish was that I had longer time to enjoy the place. I'm psyched that my first Airbnb experience was so positive.

  • Great stay - felt like a local for my three nights in New Orleans. Very clean and appointed in a generous, thoughtful, and comfortable way. Great bed! Very quiet, which was a real treat. Very easy check-in and out. Definitely recommend.
