The area is very quiet and with lots of shops and restaurants, and a supermarket very near. It's located just in front of the police station, so it's very safe, especially when coming back home late after a night out.
Near all the main touristic attractions, it's just a 10 minutes walk from the Duomo, and a 5 minutes walk to Piazza San Marco, which has all the bus stops you will need to go to such places as Fiesole, or Piazzale Michelangelo.
For the people who come with a car, there is a parking lot 5 minutes from the house, that costs 20 euros per night.

Luca was very reliable answerin(website hidden)s, was on time when we arrived, helping when we needed a warmer blanket or umbrella...so from this point of view there is nothing to complain.
But wee have to cornfirm other people's reviews here about how the flat looks on the pictures and how in reality. The flat looks way cosier (special tea in the kitchen...everything nicely arranged ect) than it really was.
The 'kitchen' (which is only a small corner) looks very neat and nice on the pictures, in reality it is not at all white and poorly equipped, also there is no welcoming tea/ details ect at all.
The bathroom is very simple, the hot water not running stable.
The flat wasn't very clean, the additional cleaing fee doesn't seem justified.
Also Luca offers a full flat but the pictures don't show clearly that you actually just have two rooms, bathroom and 'kitchen' in his flat, as the hallway is part of his flat. It isn't dramatic, as there are two doors that can be locked from the hallway (his flat, the flat for rent), but we felt a bit cheaten, as it's just a difference if you choose a (more expensive full flat) and get something in between a full flat and a shared accomodation. For two people it was ok, but if you booked the flat for 4 people (and it therefore is again more expensive) you might think to have a flat with two rooms and a hallway in between...and will be deceived. I don't see how you could use the flat as two couples at this price...and for students it might be a bit too expensive?
This was disappointing, because after all we didn't choose the cheapest place to rent. If Luca would charge less it would be ok, we don't mind to live simple. But we chose a more expensive version because we wanted to do something good to ourselves and from this point of view the flat was disappointing.

I am sorry you found the apartment not as cosy as in the pictures, but that is your opinion and another person's opinion among 55 reviews that say that the apartment is super cosy and nice, so I'm pretty sure you are a bit confused. The apartment has actually been repainted, all the walls are of a warm yellow color and there is nothing not cosy in the apartment, I'm not sure what you were looking for... the picture of the kitchen are from more than 2 years ago, so obviously not all the details are the same, and no one ever said that there was going to be a welcoming tea. The description of the apartment says clearly that there is a "small kitchen with an electric stove", so you probably didn't read it very carefully, but it has pretty much everything you need. And when you guys got here I told you multiple times that if you needed something extra for the kitchen, to just ask, since I live next door and I could have provided for everything... but you said that you weren't going to eat at home probably, maybe "just some spaghetti", and I gave you everything you needed to make spaghetti, so also on this point I don't get what you're talking about.
The kitchen is not "white"??? No, it's not white, because it's been repainted actually with nice rustic/country decorations that make it look really nice.

Yes that's exactly what an apartment is, and the price you paid is very cheap for that kind of apartment, maybe next time you should stay in a hostel if you want to spend less. It is a HUGE apartment, with a HUGE living room, a BIG bedroom, and a BIG bathroom, where dozens of couples that have spent amazing time without finding anything to complain about. There is nothing shared about the apartment. You have your own door that can be locked, and I have my own door that I lock. Other people usually consider a plus the fact that I live across the hallway, because I helped many guests with advice on restaurants and attractions in Florence.
"You will be deceived"...? Watch your words in the first place. In the second place I had groups up to 6 people in the apartment, and their reviews are there for everyone to see. "This price"??? Two couples would spend 30 euros per person, each night, less than a hostel. For a full apartment. Again, what are you talking about? Also you should talk about your personal experience and nothing else. It's sad that you were disappointed, but I really suggest that next time you stay in a hostel, or you get only a room.
We've spent 3 nights in this historic apartment. It's very big, furnished by cool nice old stuff: mirrors, paintings, table etc. Luca lived in separate apartment, but next door, so we could always ask anything we wanted. It was a pleasure to meet such open and respectful host in such wonderful city with alive night life.
Luca's apartment is in a easy to access location, being just a short walk from the main train station and also the Duomo/centre of Florence.
We didn't book our train to Florence until the morning and even though Luca was in the USA he was very flexible and accommodation. Was great to have wifi as well!
Cute apartment in a non-touristy part of town! Close to the central markets and good eating. Lovely host and very helpful.

My parents stayed in Luca's apartment for their first Air B'nB experience in June. Luca was friendly and very helpful, always available by text message if ever they needed his help. Contrary to what one other reviewer has said, they said that the main double bed was very comfortable. They enjoyed having plenty space for their own use. They felt very safe in the area around the apartment. A great introduction to Florence, thank you Luca!

- On paper, the facts of the appartment are all right. There is a lot of space. You share the entrance hall with Luca.
- Location: Good, walking distance to centre, be aware that you cannot enter the area with a car during certain times
- Pictures vs. Reality? Well, we were disappointed! The appartment would need a significant refurbishment to match the pictures.Most details are missing.
- Elegant? No, rustic.
- Bed: Hope your partner is not moving a lot during sleeping (you will move as well), otherwise there is also a sofabed
Overall: 2 stars, not that we disliked our stay - with your description and pictures you've risen expectations that the appartment could not keep in a price range of a 4*-Hotel.
Luca is a super host: communicative, helpful, knowledgeable and kind. Flat is very well located, is bright and has a beautiful sitting room, with some great details!
Luca and his apartment were great! He called when our train was running late to make sure we weren't lost. He greeted us at the door and showed us around the apartment and gave us helpful tips on the area as well as restaraunt recommentations. Even though he was going to be out of town for the weekend he let us know to text or call him with any questions. The place was really cute, clean and in walking distance to everything! I would recommend this apartment to anyone headed to Florence.
