About this listing
1-2 guests for 3-14 nights. Cozy room w/private bath in historic upper nw DC neighborhood. FIOS wifi, parking, metro accessible, express bus accessible, snacks, coffee-tea-Deer Park spring water, bed & bath linens, essentials, and community pool.
Small but cozy private guest room with private bath inside a 1937 3-storey colonial style single-family home located in the charming historic neighborhood of Takoma in upper north-west or "uptown" Washington, DC.
Our guest room with private bath is available for one to two guests, for 3 nights- 2 week (14-night) stays. We have 1 guest room and 1 guest bath. We do not have multiple guest rooms from which to choose. This means that you are the only guest(s) in our home.
This is a budget friendly rental. We cannot offer any additional discounts.
Our place is priced for the budget traveller in mind.
If you require a luxury hotel-style home. If you're looking for a host who can be your personal concierge/assistant, and personal chef. Or if you require a 100% private house/apt/condo/flat rental, or a property within a few blocks of the National Mall and/or Smithsonian Museums - please continue your search. Our place is *not* the right place for you.
As our description and rate suggest, this is a budget friendly private guest room with private bath. We emphasize this in an attempt to make sure that those we host have realistic expectations.
This is also a shared home arrangement. You will be sharing the property with the host-owners. Both the guest room and guest bath are private and non-shared spaces. Meaning they're only used by our guests. However you ARE sharing the communal spaces with the homeowners.
So if you're a very private person; if you don't like to share living quarters; if you don't enjoy the experience of meeting new people; if you don't care for domestic pets; if you require silence; or if you're painfully shy - our home is not the right space for you. Again, we offer this information and repeat it so that those we host will be a good fit for our private guest room with private bath in a shared home setting.
To avoid confusion, the 1 bath specified in this listing is the non-shared private full guest bath. No one, including your hosts, uses the guest bath during your stay. It is 100% private and solely yours. We have our own bath in the master bedroom which is a private space, and not shared with guests.

Other Things to Note
Washington, DC hotels, B&B's and even the hostels are expensive. We offer a clean guest room with clean private guest bath, with a lot of nice amenities at a budget friendly rate in a quiet safe historic upper north west DC neighborhood. We are always tending to both housekeeping and outdoor yard maintenance but we do live in our home with our pets. Please keep this in mind so that your expectations are reasonable for what we offer. We are not a hotel with a staff working 24/7. We are an affordable hotel alternative.
Welcome! Thank you for being our guests. We look forward to meeting you.
If we overlooked something please let us know. We will do our best to make you feel welcomed and comfortable.
When making a reservation please include your estimated arrival time (please see our check-in/check-out times on our homepage). Giving estimated check-in and check-out time information is the responsibility of the guest. If you do not tell us we may or may not be home when you arrive.
Why do we require your estimated arrival time? Because someone needs to be home for check-in. Why do we require check-out time in advance? We request your check-out time because another Airbnb guest may be arriving that same day. Or it may be our housekeeper's day to tend to our home.
Our check-in time is 4 pm through 1 am. We work traditional Monday-Friday hours, as well as frequently work Saturday and/or have classes on Saturday/Sunday. When making a reservation request with less than 2 weeks from your check-in date, and you would like to check-in BEFORE 4 pm, please confirm that we can arrange to be at our home PRIOR to 4 pm. Under normal circumstances we need a few weeks' notice to alter our schedules to accommodate yours but please msg us and we'll see if a special check-in time can be arranged.
When making a reservation with less than 72 hours between booking and check-in, we may not be available for regular check-in time due to prior engagements, or not having enough time to alter our own schedules. Also, when booking short notice or during a holiday, our housekeeper probably will not be available but we will do our best to make sure our home is ready for your check-in.
We request current valid photo id (driver's license, passport, visa, government employee id card) from all of our guests when they check-in. Those without id; or those whose name or likeness is extremely different from that of their Airbnb profile we will not be able to host. When using a nickname which is not derived from your given name/legal name on your id's, please let us know this before your arrival. Thank you for your cooperation.
Sightseeing with luggage? We have a list of safe storage lockers, where you can leave your luggage. We also have a list of luggage friendly places where you can hang out before we're able to meet you for check-in. If you would like this information please request and we will email the details to you. Also, if you've reserveda tour of the White House or Capitol building you may wish to have this info because of the extremely strict visitor entry requirements for these locations. Please call them or review their webpage. In both instances, food, bottled water, beverages, nail clippers, bottle openers, Swiss army knives, hair products, perfumes (spray of any kind), lotions etc....are all forbidden. Bags of any size are forbidden at the White House. That's right - no women's purses, fanny packs, backpacks, shopping bags etc....are permitted inside the White House. Only bags of a certain size are permitted inside the National Capitol. Double check rules about bag size measurements, cell/mobile phones, cameras, prescription medications, wallets, and car/house keys by reviewing their websites, emailing or calling visitor info office for the White House and Capitol. As of June 2015 the rules about photography inside the White House during the tour changed and photos without flash are now permitted.
When booking with more than 2 weeks notice from check-in, if you require an earlier check-in time please make your special request when you book. Thanks!
If you like, House Rules can be emailed to you. There will also be a hard copy in the guest room to look over.
A heads up on a few issues we've encountered:
Guests accidentally (or on purpose) leaving with our personal property. So it's important for all of our guests to understand that our personal property, including items which our guests borrow (eg., house key, metro cards, picnic basket, yoga mats, biking helmets, umbrellas, robes, slippers, bed & bath linens, bed pillows etc...) should be returned if/when removed from the home. If you realize after you've already departed that you have something of ours, please have the maturity to contact us so that we can arrange its return.
Another major issue has been our house door being left unlocked, or only the door knob lock being engaged and not the dead-bolt. There are two locks on the main house door, as well as, our back door. Both the door knob lock and the dead-bolt must be engaged when you leave our home. Please lock both locks regardless if you think we are in the house. If you are unsure how to use a traditional American house key/door lock, just let us know and we'll demonstrate.
The house door should always be locked (both locks) whenever you leave our home regardless if you think we're home. The only time we permit the door(s) to be unlocked is if you are hanging out on the front porch, or are in the back yard (for the kitchen door which faces the back yard to be unlocked). All other times, please keep the house doors locked.
We also would like to make sure that guests realize this is a shared home setting. You are renting a private guest room and private guest bath. This is not an entire house/apartment/condo rental. You are sharing our house with us, the host/homeowners. We also have pets who we treat with dignity and respect.
Your guest room and guest bath are private. Guests may use the furniture in the guest room. Guests may also use the closet IN the guest room. The etagere outside the guest bath has supplies which guests are welcomed to use. The etagere outside the guest bath also has toiletries and hair/skincare products, and first aid items, disposable rain ponchos etc... which the guests are free to use. Please help yourself.
Shared spaces are the dining & living rooms, front porch, foyer & interior stairwell, and back yard.
Other spaces are NOT shared and guests should not explore. NO ENTRY areas are as follows:
Master bed room
Larry's home office
Bar in dining room
China cabinet in dining room
All closets in our home except the closet in the guest room (guests are free to use the guest room closet). The guest room closet IS for guest use. The furniture in the guest room IS for guest use. Thanks!
Although our home is not 100% completely renovated - please respect our house, our pets, and our time.
Please look over our Airbnb homepage along with our amenity list so that you will know exactly what the room rate includes.
For instance, we do NOT permit cooking inside our home except by microwave. We DO allow our guests to use our barbeque grill. Grilling supplies are complimentary but food & beverages are the guest's responsibility. We do offer use of our spices, and ingredients like cooking oil, butter, and when we have them - supplies like paper plates, skewers for shish kabobs, bbq sauce etc....
Because the kitchen is so small It is difficult for more than 1 person to be in the space at any one time. We are usually preparing dinner and then cleaning up between 7:30-9:30 pm (sometimes a little later depending on when we arrive home from work). I like to make this known so that if you do wish to prepare your own dinner, please try to do so either before or after this time frame. OR if you need a specific time within that time frame - just let us know, on some nights we can be flexible. Thank you for your understanding. :-)
Because we've experienced damage to our bed linens we have to request that our guests please not place luggage on the bed. No luggage on the bed. This is because bags which have been checked at the airport and luggage (especially those with wheels) often become dirty and this filth will transfer to the bed linens.
For your convenience, there is a wooden butler; small green folding table/stool; natural wood IKEA bench, and black IKEA folding chair (the folding chair is behind the bookshelf) - all of these items may be used for your luggage.
Due to personally experiencing damage to our bed linens caused in a variety of ways, in addition to requesting that luggage not be placed on the bed, we also request that full meals be eaten in the dining or living room - not in the guest room. Snacks are fine but please no full meals. We also request that our guests please not use do-it-yourself hair color while they're our guest. Professionally applied hair coloring is totally fine, but we've twice experienced bed linen and bath towel damage from hair coloring home kits. Thank you for your cooperation.
Please place bed or bath linens which need to be laundered in the wicker hamper outside the guest bath door. Thank you.
No visitors without our pre-approval. Time of their visit has to be when one of us is home. No overnight guests other than those on your Airbnb reservation. If you permit persons to visit at our home, other than those on your Airbnb reservation, when we are not on the property; or you allow them to sleep over - we will ask that you immediately leave our property. Thank you for your cooperation.
No weapons including knives. Unless you work in law enforcement and are required to travel with a weapon - the only 'weapon' we permit inside our home is a Swiss Army knife. If you are law enforcement carrying a weapon we'd like to know prior to check-in what type of weapon and how you plan to store it while we host you. Thanks!
No recreational drugs. Except those with medical marijuana Rx are permitted to smoke outside. There's a dispensary within walking distance of our home: Takoma Wellness Center. Checkout Sticky Guide for reviews and info.
No cigarette smoking inside our home.
We do allow cigarette smoking on our porch and at our back yard picnic table. Please use the ash trays. Medical marijuana is the same set up; outside only and please use ashtrays.
We are usually available Tuesday-Friday mornings to offer lifts to our guests to the following places:
1) Takoma Metro Station (red line with easy access to yellow-green lines).
2) Silver Spring Metro Station (red line w/ easy access to MD bus routes to FDA/White Oak Campus, NIH-Walter Reed in Bethesda, Kensington, and Rockville).

When using perishable items from the refrigerator like cheese-milk-cream-butter etc..., please return them to the refrigerator. Please refill cold spring water bottles with Deer Park spring water and return to the fridge so that others have access to cold drinking water. Sometimes we will have lemonade or iced tea, please return the pitcher to the fridge. Do not leave cold items out to get warm. Do not leave perishables out to spoil. Thank you.
We do not charge a housekeeping fee. Please clean up after yourself. Do not leave dirty dishes, glasses, flatware etc...in the guest room, on the dining room table, outside on the porch or picnic table in the backyard, or in the living room. Please wash what you use. Allowing dishes, glasses etc...to air dry in the dish rack is fine.
If you break or damage something please have the maturity to discuss the situation with us. Please do not leave damaged and broken items in the guest room, or hidden in the trash, or shoved under furniture. We broke a wine glass while washing it at our Hong Kong Airbnb rental. We notified our host, apologized and left $10 cash for her to replace it. This is how we would like to handle any damage to our personal items or property. However, if you do not discuss the situation with us and/or attempt to hide the damage we will file an accident report with Airbnb and it will be deducted from your room deposit. Thank you for your understanding and cooperation.

We look forward to meeting you! :-)

The Larry ans Paulette place is perfect, we are been close to The city (15min on bus) and The house is very quiet. Paulette is a perfect hotess for us, she help us for our trip (find The good hotel, good place...) is very a rare pearl and a beautiful woman. We are very glad to met Larry and Paulette.
Paulette and Larry were wonderful hosts. They made us feel very comfortable at their house and they were very helpful, too. Room and bathroom were both clean. Room was equipped with everything you may need.
Nearest metro station Takoma is in convenient walking distance (~20min).
Larry and Paulette are WONDERFUL hosts. Even though this is a shared arrangement with a private room, I always felt very welcome in the common areas and enjoyed nice conversation with both of them. My room was air conditioned (yeah!), clean and very cute with robes in the closet to use. If you like to sleep with some ambient noise, this room is just perfect. There is a ceiling fan and also an ambient sound machine with options like thunder, babbling brook, white noise, ocean, etc. If you just want to come in and rest up, these hosts are respectful of that; And if you want to talk, they seem up for a chat too. Very interesting people who are well traveled. The neighborhood is very cute with brick houses and conveniently located for easy access to downtown D.C. or Takoma Park. Parking was not a problem and at this time no permit is required. Listing was exactly as described. Very enjoyable stay!
After living as a nomad for several weeks leading up to permanent residency, Paulette and Larry's lovely home was absurdly relaxing. The cool private bathroom with any amentity one could desire coupled with a quiet and comfortable bed was absolutely perfect. Add in some engaging conversation, great tips on the city, and a ride to the metro every morning -- what more could you want! Thank you Paulette and Larry!
Larry and Paulette are wonderful hosts !! If you want the best place to stay in DC, go to their place ! Paulette is so nice, helpful, friendly and easy going ! Larry is very king, calm, he was always there to advise us ! It was a real pleasure to stay there. We felt like home and you will fall in love with their animals especially for Blacky !! The house is comfortable with a positive atmosphere and very clean. Our bedroom and bathroom were perfect. The neighborhood is safe and there is a bus, 2 min by walk getting you to the subway station. It's really easy and fast to get to DC center. One of our best airbnb experiences ! Thank you again for everything!!!
This is a great listing. When you get to the downtown, the metro station is only 8 mins away from downtown, and the house is 5 mins away from the metro station by car or bus. The place is easily accessible, with public transportation as close as a few houses down the street.
The bedroom was extremely cosy, clean, neat, and the idea of a private guest bathroom makes it even better. Privacy is a must.
The hosts are wonderful. Paulette went out of her way to pick us up from the station and back when we were leaving. She left for us snacks, and water in the bedroom, helped us with what to see/do in DC, made us feel at home, was very nice and respectful.
All in all, listings even further than this one are more expensive and less practical. This is a great cost-effective listing that I will definitely go back to when I'm back in DC.
Thank you guys.
I had a great stay at Paulette's and Larry's place. Nice quiet room, comfortable bed, and clean bathroom for a good price. Paulette and Larry are both very down to earth and gracious people. Paulette went above and beyond. She is a thoughtful person. She gave me rides, offered snacks, provided me with directions when I did not even ask. I definitely recommend Paulette's and Larry's place to others!
