Small but cozy private guest room with private bath inside a 1937 3-storey colonial style single-family home located in the charming historic neighborhood of Takoma in upper north-west or "uptown" Washington, DC. The guest room with private bath is available for one to two guests, for 3 up to 14 night stays. We have 1 guest room and 1 guest bath. We do not have multiple guest rooms from which to choose. This means that you are the only guest(s) in our home.
This is a budget friendly rental. Because our place is already a very good value - we cannot offer a lower price. Everyone is charged the same rate. It would be extremely unfair for us to offer different prices to our guests. Please do not request a discount.
Our place is priced for the budget traveller in mind. If you require luxuriously appointed rooms; a host who can be your personal concierge/assistant, or personal chef. Or if you require an 100% private house/apartment/condo/flat rental, or a property within a few blocks of the National Mall and/or Smithsonian Museums - please continue your search. Our place is *not* the right place for you. As our description and rate suggest, this is a budget friendly private guest room with private bath. We emphasize this in an attempt to make sure that those we host have realistic expectations.
This is also a shared home arrangement. You will be sharing the property with the host-owners. Both the guest room and guest bath are private and non-shared spaces. Meaning they're only used by our guests. However you ARE sharing the communal spaces with the homeowners. If you're a private person; if you don't like to share; if you don't enjoy the experience of meeting new people; if you're painfully shy - our home is not the right place for you. Again, we offer this information and repeat it so that those we host will be a good fit for our private guest room with private bath in a shared home setting.
To avoid confusion, the 1 bath specified in this listing is the non-shared private full guest bath. No one, including your hosts, uses the guest bath during your stay. It is 100% private and solely yours. We have our own bath in the master bedroom which is a private space, and not shared with guests.

Our guest room w/ private bath is available for stays of 4 to 14 nights. We can host 1 or 2 guests - we can not accommodate more than 2 people. We consider children people. So please do not ask if your child can sleep on the floor. We do not permit guests to sleep anywhere but in the queen size bed which is appropriate for 2 people (adult or child). We can accommodate up to 2 guests and no more than 2. Thank you.
If you have a complete Airbnb profile with at least 2 positive reviews (as a guest or host) and an in-focus photo showing your face with at least 2 id's verified (1 verified ID must be driver's license or passport) - feel free to book our private guest room with private guest bath. Our calendar is current through August 31st so if the dates of your stay are noted as 'available' then they are available and you do not need to check with us. We have instant book to make the booking process easy.
Reservation requests from those who've not completed the verification process OR do not have a driver's license or passport verified - can not be accepted.
If you are new to Airbnb and do not yet have any reviews for hosting, or as a guest, but you HAVE been verified by Airbnb (see our requirements for our guests above) we will consider hosting you. Please message us and tell us what brings you to Washington. Your profile bio should tell us the rest.
We prefer hosting those who have already used Airbnb in a shared home setting, or have themselves hosted. If you've not been a guest in a shared home setting either through Airbnb, or at a European Pensione - please tell us why you would like to stay with us. Thank you. :-)
All transactions are processed through Airbnb. We do ***not*** conduct transactions outside of Airbnb under any circumstances.
We both work traditional business hours. Our check-in/out times are posted on our homepage, as well as, in 'House Rules'.
Guests have access to front porch, foyer, living and dining rooms, kitchen* for preparing light meals (non-cooked-microwave is ok), stairwell to second floor, private guest room and private guest bath and back yard. All other rooms and areas are private. As previously explained, we have our own bath room which is a private space.
*Our home is 75% renovated. We do not work on the interior of our house when we have guests. Our kitchen is one of the last remaining places we have yet to renovate. The kitchen cabinets are original to the 1937 house. Sometimes antique or "vintage" is not charming. :)
The kitchen is tiny (it's called a "galley" kitchen). And it is. We do not have a dishwasher or a stove top. Our oven is a small convection oven. We usually eat at home and cook dinner between 7:30-9 pm. It is difficult for more than 1 person to be in the kitchen at any one time. This means our current kitchen space is not appropriate for sharing at this time.
This is also why "kitchen" is crossed-off on our amenity list. You may use for uncooked meals like sandwiches or salads. You may also use or microwave. Our charcoal barbeque is also available for our guests to use. Charcoal briquettes and other grilling tools are complimentary to our guests. Thank you.
As of April 2015, our porch. front and back yards are in transition due to an unusually cold winter, colder-than-normal spring, and our landscaper's backlog. We hope to have our outdoor spaces completely restored and springtime ready by Sunday, May 3, 2015. We apologize for any inconvenience.
Interaction with Guests
It's karmic. (-: You get what you give. :-) We are friendly but non-intrusive. We are considerate but not personal assistants. We care about our guests but are not your mother or father. (-: :-) Thanks!
We are in an historic Washington neighborhood on the border of northern Brightwood and Takoma is the DC section (Maryland side is Takoma PARK). We are within walking/biking distance of Takoma/Takoma Park business district. However, 99% of anywhere you need to go, or would like to visit within Washington, DC is easily accessible by MetroRail (train) or MetroBus. If you don't care to walk/bike/drive to Takoma's shopping/dining catch the bus stop on our corner will take you there in 6 minutes. To midtown DC, catch the bus 2 blocks away, and be there in 15 minutes. To downtown DC, take the train or bus and reach your destination within 15-30 minutes.

We are adjacent to the mansions along 16th Street which also means gorgeous Rock Creek Park is extremely convenient to our home. We cannot offer you a mansion, but we can offer the beauty of Rock Creek Park. :-)

August 1-9: For the Citi-Open Tennis Tournament at The FitzGerald Tennis Center in Rock Creek Park, we're exactly 1 mile from this event. It's a 15-20 minute walk, or a 5-10 minute bike. Or catch any 16th Street bus and arrive in about 5 minutes, or a very short drive.
Our neighborhood Walk Score is a healthy 89. Our home is a very easy walk (1 mile from our front door to the station - terrain is flat and easy with sidewalks all the way) or bike to/from Takoma Metro Station (red line) and easily accessible to several reliable bus routes including 2 express lines.
Because the express bus routes have limited stops, when taking the bus, we recommend the express lines for the fastest way to travel to midtown and downtown Washington. For some areas of downtown DC, taking MetroRail (train) is quicker.
However, the train is not always the fastest mode of transport. It depends on which part of downtown you're headed. Feel free to ask us about best travel itinerary using Washington area public transportation.
Bikes are permitted on Metro trains, Metro Buses as well as buses in northern Virginia and Maryland (suburban Washington areas).
We have 2 adult size helmets for our guests to borrow. Sorry we cannot lend our bikes to our guests. There are several bike rental companies, as well as, Capitol Bikeshare.
For info about bike rentals, inquire with us or do an online search.
For info about Washington, DC's metro system search wmata or Washington Metro Area Transit Authority. Our neighborhood station is Takoma (red line).
If you will be visiting DC with a smart phone, do an online search for a DC metro app.
If you will *not* have a smart phone during your visit, please let us know, we will make sure to have paper maps, bus schedules and train info to better help you.
Washington, DC is small city but it's an international city being the capital of the U.S. So of course traditional taxis are available at all hours. Other 24/7 all-hours all-week-long car service options are Uber and Lyft. For Uber and Lyft you'll need a smartphone app to request these services. Look for promotional codes for discounts and specials frequently offered by Uber and Lyft.
If you have a car we offer free safe parking available at all times day or night - no visitor or zone parking permit is required. This is a rarity in Washington and even in the suburbs. You will always find parking on our block. If not directly in front of our home, then only a few houses away.
Please be aware. After almost 5 years of hosting we experienced our first possible crime. It was cosmetic damage to a guest's car which may have occurred while she was parked in front of our house. We mention this in order to be 100% transparent about guest experiences, and our neighborhood. Our neighborhood is a very low crime area. This includes personal property and vehicle crimes, like vandalism, car break-ins, and auto theft. However, there are unfortunately bad people everywhere.
~We leave for work at about 8:30 am. On most mornings Tues-Fri we can drop you off at one of the following locations:
1) Takoma metro station (red line with easy access to green/yellow lines)
2) Silver Spring Metro or downtown SS area
3) Tenleytown (red line)/American University
4) Lincoln Memorial @ DC side of Memorial Bridge (other side is Arlington Cemetery)
~There are a variety of bus routes within a few houses of ours, to 1, 2, and 4 blocks from our home. Express routes to downtown DC, Nat'l Mall and downtown Silver Spring (2 blocks away in either direction) run every 8 mins.
Other bus routes every 10 minutes along 16th Street during non-rush hour times. Routes along 14th St run every 15 minutes during rush hour and every 25 mins during non-rush. To/from Takoma metro station bus route stop is on our corner just a few houses away.
You can travel anywhere in DC from our home to other areas of NW or to NE, SW and parts of SE (south-east area NORTH of the Anacostia River) in 30 minutes or less. To downtown, DC area near the White House/McPherson Square/World bank/IMF public transportation trip time is 20-25 minutes. To Union Station/Library of Congress/Nat'l Capitol bldg/Senate offices trip time is about 12 minutes. To AU/Tenleytown 20 minutes or less. To Smithsonian Air & Space Museum, American Art, Nat'l Portrait Gallery, American History, and National Gallery of Art - trip times are less than 20 minutes, with a 2-15 minute walk depending on your destination. To Bethesda/NIH/Walter Reed 30 minutes or less (less than 10 minutes if we drop you off in Friendship Heights).
Please see our 'House Rules' for basic Washington, DC parking, and rules of the road which may be different here than other cities.
Other Things to Note
Washington, DC hotels, B&B's and even the hostels are expensive. We offer a clean guest room with clean private guest bath, with a lot of nice amenities at a very budget friendly rate in a quiet safe historic upper north west DC neighborhood. Please keep this in mind so that your expectations are reasonable for what we have to offer. We are NOT a hotel. We are NOT a B&B. We ARE extremely affordable, even by Airbnb rates, and we offer a lot of thoughtful extras at a good value. Our rates compared with other Washington, DC Airbnb hosts are competitive and in most instances, we offer more.
This gives you extra money to spend on booze, Potomac boat cruise, Segway tour, sushi, soft shell crabs, hookahing, yoga workshops, concerts, day trips, or whatever suits your fancy. :-)
Hi, When making a reservation please include your estimated arrival time (please see our check-in/check-out times on our homepage). Giving us your estimated check-in and check-out times is the responsibility of the guest.
Why do we require your estimated arrival time? Because someone needs to be home for check-in. Why do we require check-out time in advance? We request your check-out time because another Airbnb guest may be arriving that same day. Or it may be our housekeeper's day to tend to our home.
Hello! :-) We didn't used to have House Rules. However, after experiencing vastly different ideas of what R-E-S-P-E-C-T means we decided to create a list. Hopefully this makes everyone aware of what they can expect and what we expect as well.
DIRECTIONS PLEASE?: Of course. Just tell us your mode of travel to Washington. If driving, from where? If flying. Flight info. Along with flight arrival time, and of course which airport. Are you coming into Union Station? What is the arrival time of your bus, AMTRAK or MARC train? The appropriate directions specific to your itinerary will then be sent to you. If you're driving, we will also send Basic Driving & Parking Laws for DC, and the House Manual will be sent to all guests within 48 hours of your booking confirmation. If you do not receive this information, please let us know and we'll resend. Or review hard copies in the guest room. Thanks.
We've included parking and driving regulations because so many of our guests didn't know, for instance, they cannot park next to a fire hydrant, or they were confused by downtown/area meter parking.
We recommend doing a search for "Parking DC government" for the DC gov info page. OR see "Smooth Parking DC". For specific questions about parking at an event, or if online info is confusing, call the city toll free info line by dialing 311. If your question relates to parking in Rock Creek Park, National Mall, Memorials, Capitol complex, Senate Offices, parking during Cherry Blossom Festival, Inaugural festivities etc......call the National Park Service Washington, DC division and they'll be happy to answer your questions.
For ground transportation from airport servicing your flight, please go to the website for your airport to review options (shuttle-Uber-Lyft-taxi-bus-train). By MetroRail (train): Takoma station is about 25 minutes from DCA metro station. If arriving by national bus service, OR Amtrak, OR MARC commuter train - your final destination should be DC's Union Station. Takoma metro station is approximately 12 minutes by MetroRail from Union Station. Please go to the website for Union Station for ground transportation information. Or go to wmata for information about DC's public transportation system.
Luggage is permitted on all Washington Metro trains and buses. You will receive our address AFTER you confirm your reservation. For DC metro info go do a search for DC's metro system @ wmata. Use TRIP PLANNER on Metro's website if you plan to use public transportation, or ask us for the easiest travel itinerary, or least expensive.
The rules we have we believe are common sense things like................ Please have valid current PHOTO ID for check-in: We require all guests 16 years and older to show valid non-expired photo ID when checking-in. If your name or photo likeness is greatly different than your Airbnb profile, we will not be able to host you.
ESTIMATED ARRIVAL TIME: Please give us this information at the time of booking. We work regular business hours and have busy schedules even on the weekends. If your arrival time should change by 30 minutes, or more (earlier or later than what was arranged) - please contact us and let us know you'll be checking-in at a different time.
For example, if you are stuck at customs, your bus was delayed, your flight is early, you decided to not use public transportation and instead are hired Uber or the airport shuttle, have decided to stop for dinner or to visit friends etc.... all of these scenarios will more-than-likely change your estimated arrival time. Please let us know your NEW ETA. Thanks!
SECURITY: Unless you're hanging out on the front porch - guests are required to lock the house door at ALL times (both the dead-bolt and knob lock) are to be engaged/locked - AT ALL TIMES (except when you're outside on the front porch). THE HOUSE KEY: Please remember to keep our house key with you at all times. If you are locked out, it may take us a while to get home to let you in. DELAYED LUGGAGE?: If you have the unpleasant experience of delayed or lost luggage you will have to arrange a time to be at our home to sign for your bags. Your hosts are NOT responsible for personal items of guests left on our unsecured front porch. And most, if not all, airlines will NOT leave your luggage without signature of receipt. MAIL: Please do not have your mail sent to our home address. Please send 'General Delivery' (known in Europe as 'Poste Restante') to 1 of 3 convenient post offices near our home, or another closer to your job-school-new home. If you need post office address, just request before your arrive. WHAT YOU SHOULD NOT EXPECT FROM YOUR HOSTS: While we are very happy to be Airbnb hosts, we are NOT personal shoppers, personal assistants, personal chefs, baby sitters, or valets. We are kind considerate non-intrusive hosts of a budget lodging. If you require a personal assistant we recommend you hire a TaskRabbit. OR that you stay at a luxury hotel where you'll have a concierge at your disposal at all hours of the day and night. Please do NOT ask us to cook, or shop for you, nor to borrow money from us. HOWEVER, if you encounter a problem, are stuck somewhere, are hurt, or injured, if you're lost etc....we will help in any way possible. Please call/text/email us any time of the day or night and we'll quickly respond. We believe it IS our duty as a host to assist our guests in emergency or unusual circumstances. Thanks!
I FORGOT SOMETHING IN THE GUEST ROOM/AT YOUR HOUSE. CAN YOU MAIL IT TO ME?: Yes of course. However, hosts are NOT responsible to pay for postage if a guest should leave something behind. There are 3 options:

3) We will donate the item(s) to charity.

PRIVATE GUEST ROOM w/ PRIVATE GUEST BATH in a SHARED HOME SETTING: This is a SHARED home setting. You are renting a private guest room with private bath, with shared community areas like living and dining rooms, front porch and backyard. You are sharing the home with the home-owner/hosts. You are NOT renting a whole house-condo-flat. If you do not care to share spaces with strangers/domestic animals then please rent an entire house/whole flat/apartment property which will give you 100% privacy. Thank you.
LOCATION: After almost 5 years of hosting we've discovered we have to remind surprised guests that we are located in uptown Washington, DC and we are NOT downtown. As explained a few times on our homepage, our home is located in the upper north-west quadrant of DC at the northern Brightwood border - where the neighborhood of Takoma begins. If unfamiliar with the layout of Washington, DC - then we'd recommend looking online for a DC map which shows the 4 quadrants. We are in the upper-north west quadrant. We are exactly 1 mile/1.6km south-west of Takoma metro station. Again, we are NOT located in downtown Washington. If you wish to stay in downtown Washington, then you'll have a rent a place located in downtown Washington.
HOME LAYOUT: We've also had to remind a few surprised guests that that our home is NOT handicap accessible and is multi-level with steps between the first and second floors (where the guest room and bath are both located - please review our photos). Our home is NOT a good fit for those with foot-knee-leg-hip issues because there are about 15 steps between the first and second floors. There are also 4-5 exterior porch steps to our front door. We repeatedly explain this on our homepage and show the layout of our home through our photos as well. Thank you.
PARKING: And a reminder that the same goes as if you were a guest parking your car at the Ritz Paris, Chateau Marmont, or the Mezzatorre Resort & Spa - we, your hosts, are not liable for damage to or theft of guest vehicles. Our neighborhood is very safe but unfortunately there are bad people everywhere.
Your hosts also cannot be held liable for things like public transportation delays, road work and construction, parking tickets, moving violations, not getting the job you wanted, not getting the apartment you wanted, relationship break-ups, getting a flat tire, a pebble hitting your windshield and causing damage, law enforcement closing off streets without warning, not being permitted to board an AMTRAK train or enter the White House because you forgot your photo id, power outages, rain storms, and blizzards, etc.....We are empathetic to life's problems and do not wish them upon our guests. So please be mature and do not place undue blame on us if you encounter an unpleasant situation while visiting Washington. We will try to help in any way possible whenever we can.
This is stated on our homepage but we'll mention it again: Our home is NOT 100% renovated and we do NOT work on the interior of our home while hosting guests. Many Airbnb hosts in Washington, DC all over the city are slowly renovating their homes. It's not unusual, as least, not in DC.
This information is also stated on our homepage but because a few guests were surprised - we'll say it again: Yes! We have pets. :-) While they do NOT hang out in the guest room if you are highly allergic (2 short-haired cats & 1 Amazon parrot), you should stay with another host. Please do NOT book our place and then try to make us feel badly because we have pets. If you do NOT like domestic animals, or are afraid of domestic animals PLEASE STAY WITH A NON-PET HOST. And NO we can not permit more pets. Our sincere apologies but we can NOT accommodate those travelling with their furry friends. Thanks!
CHECK-IN/OUT: When you make your reservation please include your estimated check-in time (1 hour window is appreciated), as well as, estimated check-out time (30 minute window). When booking several weeks/months in advance of your arrival date, it's okay to give us this information closer to your travel dates. However, if you require a special check-in/out time this will need to be arranged in advance of your stay. We appreciate special requests be made at least 2-weeks before your travel dates so that we can alter our own schedules. We work traditional hours, and spring-summer 2015 have weekend classes and sometimes work on Saturday.
As explained on our homepage, when booking with less than 72 hours between booking and check-in, we may not be available at 4 pm due to our already arranged work schedules, or prior commitments. When making a last minute booking we will do what we can to accommodate your schedule but cannot guarantee our ability to do so.
It is the responsibility of the guest to tell us when they plan to check-in and check-out. If you do not inform us of your arrival time, someone may or may not be home to greet you. Thank you.
Directions to our home?: Yes of course. Where are you driving from? Which airport are you flying in to? Or is your point of arrival Washington DC's Union Station? Please tell us where from, or how you're arriving, the time you plan to arrive and we will send the appropriate directions specific to your travel itinerary. Thanks!
2015 Spring/Summer Check-in/out Times:
CHECK-IN 4 PM - 1 AM ALL WEEK LONG
CHECK-OUT by 10 AM ALL WEEK LONG
SHOPPING?: Yes! Please do. :-)There are a lot of shopping options within walking distance of our home. There are luxury retailers 15 minutes away by bus; 10 minutes by car. Because oddly enough being a personal shopper has been expected of us by several of our past guests. We feel the need to emphasize that we are no longer able to make special purchases for our guests. So if you do not care for what we offer, and/or you have a particular preference for pillow type, soap, shampoo, spring water, over-the-counter medicine, snack or food item etc.....You should consider travelling with your favorite thing(s), or purchase when you arrive. We are within walking distance of a discount retailer, chain drug store (apothecary) and a traditional chain supermarket. We're within 15 minutes by public transportation/8 minute drive of high-end luxury retailers and specialty food markets and wine shops. So all your shopping needs are close by and are within walking distance, or metro accessible.
BORROWED PROPERTY: When you check-out, our house key, SmarTrip card(s), umbrella, picnic basket, biking helmets etc...and anything else you borrowed from us will need to be returned. If not returned on the day you check-out, there will be a charge for the item(s) replacement. Thank you for your understanding and cooperation.
If you do nor receive our House Manual, basic driving/parking rules for DC, and Address & Directions to our home, as well as our, phone number - please let us know and we'll resend. Or if you prefer, there will be hard copies of all this information in the guest room for you to review.

Larry and Paulette's place is good value for money, they are super friendly and helpful. The room has everything you need and it really is easy accessible.
Paulette and Larry's home was a great for my stay in DC. The snacks and fruit that was left for us was a lovely touch and made us feel very welcome. The room is as described - small, clean and tidy. Transport is easily accessible. Paulette went to a lot of effect to make our stay comfortable which was much appreciated.
Good experience, hosts are very welcoming and responsive, and very communicative. Lots of extra touches to make you feel comfortable. I stayed in the room with my husband, and for two people, we found it a little bit tight, but still cozy and comfortable. Quiet neighborhood.
Larry and Paulette are very welcoming hosts. They offer snacks (which are actually really great if you sightsee around the National Mall all day) and Paulette drove us to Takoma station on our way back to NY, which saved us a walk with a great deal of luggage. Also because of the private bathroom you feel like there is more privacy than in common (unshared bathroons) airbnb's.
Larry and Paulette were wonderful hosts and extremely accommodating. They welcomed us into their home, had a lovely table set for our use, plus a shelf in the refrigerator for us. We had a private room with all necessary comforts (plus snacks), our own bathroom that was fully stocked and there were breakfast items available every morning. We were very comfortable and greatly enjoyed their company. They went above and beyond the call of duty when I sprained my knee during a tour downtown, by getting supplies for me and taking me to a clinic to receive care, even waiting there with me through the whole thing. Paulette was wonderful about giving us rides into town and she wrote down oodles of information for our use. Our visit to Washington was thoroughly enjoyable and I highly recommend them as airbnb hosts.
FABULOUS! From the first moment of contact to the last, my experience with Larry and Paulette was fantastic. They were lovely about date changes, a late (and then even later) arrival, providing assistance at every turn. Paulette truly, TRULY has the heart for hospitality.
The room came with snacks, spring water, even a bottle of wine. I wished more than ever to be a breakfast person, as every morning the table was set for me, with coffee and fresh fruit available for my use.
The amazing thing is that, with all this, I still had my privacy and solitude, which I had been so craving.
I go to DC often and will cross my fingers that I can stay here again. What a lovely experience. (I had rented a car, so can't say anything about public transportation from here. It is a ways out, but that was completely fine for me.) Thank you, Larry and Paulette!
We enjoyed staying at Larry and Paulette's when we were on a 4-day work trip to DC! We thoroughly appreciate the snacks, drinks and breakfast options provided for us -- it goes to show their hospitable hearts for their guests! The room is comfortably-sized for two (though we had minimal luggage), and the well-equipped private bath is just directly opposite the room, super convenient! We didn't get to spend much time in the house as we were busy at work all-day but even when we got back late after 11pm each day, we were still able to find parking spots along their street. It's a short drive to Columbia Heights and even the downtown areas didn't feel far at all. Will certainly recommend Larry and Paulette as hosts!

City, beach or country? All of it. Both my wife and I are city people who find ourselves becoming more attracted to rustic beach regions and villages with mountain lakes.
