Thank you for your interest in our Airbnb guest room with 1 queen-size bed, 1 private bath, Takoma Metro station (red line) within walking distance, Metro bus routes a few houses-2 & 5 blocks from our door, free parking, community pool and easy access to Capital Bikeshare bicycles (kiosk is on our street, 1 block away).
Our location is convenient to downtown DC, Midcity/U Street Corridor, downtown Silver Spring, FDA White Oak, Friendship Heights/Chevy Chase/Microsoft East HQ, NIH/Walter Reed Military Hospital/Bethesda, Howard University, American University, Montgomery College, University of Maryland College Park, Catholic University, Embassy Row, Smithsonian National Zoo/Woodley Park, National Cathedral, Union Station, Library of Congress, National Capitol, Chinatown, Penn Quarter, National Mall, White House, World Bank, Adams Morgan/Dupont Circle/Mount Pleasant.
We are the sole owners of this single-family home in upper north west DC. Since we own and live on the property our Airbnb guest room rental is 100% legal according to property and room leasing laws and regulations of Washington, DC.

Small but cozy private guest room with private bath inside a 1937 three storey colonial style single-family home located in the charming historic neighborhood of Takoma in upper north-west or 'uptown' Washington, DC. We are convenient to but not located in downtown Washington, DC.
Our guest room with private bath is available for 1 or 2 guests. We cannot accommodate more than 2 people.
We have ONE guest room with ONE queen-size bed and ONE private guest bath. We show several photos of the SAME guest room and guest bath. We do *not* have multiple guest rooms from which to choose. Whenever we host, you will be the only guest(s) in our home.
This is a shared house arrangement offering one private guest room with one private guest bath, as well as common shared areas like living room, dining room and front porch.
The guest bath is completely private. No one, including your hosts, uses the guest bath during your stay. It is 100% private. We have our own bath in the master bedroom which is a private space and not shared with guests.
BOTH the guest bath and the guest room are on the SECOND floor. There are 0 steps from the second floor landing to enter either the guest bedroom or guest bath. However, there are 4 exterior porch steps to our front door. As well as 16 interior steps from our first floor to the second floor. We gladly assist our guests with their luggage.
Our home is non-smoking but we do permit smoking outside on our covered porch or at our backyard.

~We are 1 mile from Takoma metro station. It's a flat walk with sidewalks. Our neighborhood is extremely safe. Depending on your walking style, it's 15-30 minutes. Or catch the bus from our corner (5 houses away) to Takoma station. It's a quick bus trip, about 7 minutes. Or take Lyft, Uber or traditional taxi.

Please have a complete Airbnb profile with a clear photo of yourself as well as a brief bio. Reason for your visit and letting us know if this is your first time coming to DC is helpful and appreciated.
The person making the reservation must be the person who will be our guest or 1 of the 2 people we will be hosting. Airbnb does not permit 3rd party bookings (proxy reservations). This means we're unable to accommodate 3rd party bookings.
Other Things to Note:
We have 1 short-haired cat, Rocket. We've included a few photos of him in our gallery. Technically the guest room is off limits but he does occasionally sneak in.
We both work regular business hours. However, with enough notice we are usually able to offer greater flexibility regarding check-in/out. When making your reservation please give us your estimated arrival time along with the time you plan to check-out.
We offer a 10% discount to returning guests.
All transactions are processed through Airbnb. We do ***not*** conduct transactions outside of Airbnb under any circumstances. This is for your safety as well as ours.
Our calendar is current through March 2018.
Guests have access to our front porch, living room, dining room, private guest room and private guest bath. Details are in our House Manual which will be sent to you after your rsv is confirmed. We'll also explain during check-in.
Our home is 75% renovated. We do not work on the interior of our house when we have guests. Our kitchen is one of the last remaining places we have yet to update and it is a tiny 'galley' kitchen so it's not typically a shared space.
Interaction with guests
We have a traditional lock & key door so we always have to meet our guests on their arrival. You will receive a house key which is to be returned by your check-out date. If arriving by car we have a parking permit for you to borrow.
We're happy to share recommendations or travel advice - just ask. In the guest room you'll find a lot of current tourist information, travel guides, walking maps, biking maps, MetroRail maps, MetroBus paper schedules, sight-seeing discounts, restaurant menus and restaurant delivery menus too.
We are friendly but non-intrusive. Guests set the tone.
Other things to note
We have 'Instant Book' so it isn't necessary to message us for reservation approval. However, with your reservation it is necessary to tell us both your estimated arrival time (when you plan to check-in at our home this way someone will be home to greet you). As well as when you'll be checking-out to avoid scheduling conflicts. If you're unsure of your eta or your dates are several weeks or months away - please let us know as soon as conveniently possible. Thank you.
Also when booking with less than 1 week from your check-in date, and definitely whenever booking 72 hours or less from your check-in, it's best to message us first if you'd like to check-in prior to 7 pm (we work traditional business hours as well as frequently on weekends). We may also have guests departing on the same day as your arrival.
If you would like a late check-out (after 10 am), or would like to keep your luggage stored at our place to pick-up later, please make these requests when making your rsv. This way we can confirm late departures do not conflict with new incoming guests, or our own schedules for that day.
If you'd like our assistance for making reservations for a tour, restaurant or special event just let us know.
September through November & May through July, Friday-Monday, we offer pre-arranged day trips to George & Martha Washington's Mount Vernon Estate &/or GW's Whiskey Distillery. As well as trips to 3 regions of Virginia Wine Country for wine tastings & special events. We can accommodate 1-3 travellers. Prices vary depending on Mount Vernon tour type, if a special event is scheduled, region & number of wineries visited. Please message us for the details.
Although we do not yet have parking on our property available. We do have ample safe non-competitive street parking on our block. You will always be able to find parking, if not directly in front of our house, just a few doors away.
Please let us know if you will be arriving by car. We will have a visitor parking permit ready for your arrival.
If you have not already told us your approximate check-in AND check-out times, please do so. This is especially important if your arrival is less than 2 weeks away. Because we work traditional hours and sometimes work weekends, arrivals before 7 pm on any day must be be pre-approved.
If you require an early check-in I may be able to arrange meeting you between 1-2 pm during my lunch break. If your arrival date is less than 2 weeks away please request afternoon check-in or any arrival time before 7 pm before making your reservation. If there are 2 weeks or more before your travel dates feel free to book your dates.
Your approximate arrival time and time of check-out is helpful so that we can appropriately schedule our calendar and because we may already be hosting someone.
Also, please inform us of your approximate check-out time. If you'd like to check-out AFTER 10 am it is very important for us to know your plans to avoid scheduling conflicts. Thank you.
Our belief is that everyone should follow the 'Golden Rule.' So most of what follows are not rules as much as information we believe helpful pre-arrival. And also so that guests will know their hosts' values, personal philosophy and lifestyle.
It should be apparent that the Golden Rule includes treating others with respect and kindness regardless of their nationality, ancestry, skin color, eye shape, religious affiliation or atheism, sexual identity, socio-economic status, immigration status, accent or English proficiency, political party or none at all, nor education background. ~Peace~
Please note: The Airbnb profile used to book our guest room MUST be the profile of the guest, or one of the two guests we'll be hosting. If you are making a reservation for another adult aged person (18+) and you will not be their travel companion DO NOT make the reservation. It will be canceled. If unknown persons show up at our home, we will be unable to host and you will not be reimbursed. Proxy reservations are against Airbnb's rules. Thank you for your cooperation and understanding.
We require all of our guests have 1 government issued photo ID when checking-in. Reservations without proper id verification and/or in-focus face photo cannot be accepted. The ID should be the same name and physical representation of the person who booked the guest room. Thanks!
When you arrive, if we've overlooked something please immediately tell us. We will do our very best to quickly remedy the situation to make you feel welcomed and comfortable.
We do NOT have a curfew. Guests are free to come and go as they please.
Out of respect for our neighbors, when hanging out on our front porch, please be mindful of noise after 10 pm. Thanks.
Quiet time inside our home is observed from 11 pm to 7 am. Late night tv viewing, listening to music, Sky-pe-ing et al, is permitted.
You are responsible for our house key. It must be returned when you check out. If the house key is lost there is a $50 replacement charge.
If you borrow a 'SmarTrip' metro card(s) it must be returned by check-out. If the SmarTrip card is lost there is a $5 replacement fee per card.
Our visitor parking permit must be returned prior to or at check-out. If you accidentally leave with it you'll have to mail it with insured post to our house via USPS or UPS. If it is not returned within 5 business days there is a $50 replacement fee.
Please lock both locks on the main house door when you leave regardless if you believe we're inside the home.
Although our neighborhood is safe, the house door(s) should always be locked (both locks) whenever you leave our home regardless if you believe we're inside the property.
Your guest room and guest bath are private. Guests may use the furniture inside the guest room. Guests may also use the guest room closet. The spring water and snacks in the guest room are for guests.
Please feel free to turn on the guest room ceiling fan or open the side window above the radiator. If rain is in the forecast, please be aware that rain water can come through the window. Please do not open the window behind the bed. Thanks.
Shared spaces are the dining & living rooms, refrigerator/freezer, front porch, foyer & interior stairwell. Other rooms, closets and exterior spaces are private. Thank you.
For your convenience there is a luggage stand inside the guest room. Please do not place luggage on the bed.
If you'd like extra space in the guest room we can store your bags in the attic stairwell adjacent to the guest bath room.
Please assist us in keeping our home healthy and clean. We ask that our guests remove their shoes on the first floor foyer. Available to our guests are new slippers and flip flops. They are in the guest room closet. If you like, leave a pair in the foyer on the shoe rack.
There should not be any Wifi issues during your stay unless of course there's a storm or power outage. However, if you have a problem connecting to WiFi please inform us immediately. If it's late/early please text us.
If you're unsure how to operate the coffee maker just let us know and we'll demonstrate. Please make sure to turn the coffee maker OFF when you are finished. You must turn off the coffee maker manually.
A Continental Breakfast can be arranged each morning or for part of your stay. Breakfast would be a selection of breakfast pastries, cold and hot cereals, bread, jams and preserves, Nutella (or something similar), smoked salmon, smoked trout, capers, cucumbers, cream cheese, butter, fruit, quiche, Evolve breakfast burritos & breakfast sandwiches. The fee is $8 per breakfast/per person cash. Please request at time of booking and pay on the day you check-in.
You may use the large flatscreen tv in the living room - please make yourself at home. (There is not a tv inside the guest room.) You may also dvr shows to watch later. We have HBO, Showtime, Cinemax, FX, FXX, TCM, BBC, BBC America & Netflix. As well as all major U.S. networks, most popular 2nd tier U.S. networks, American & International news.
You may borrow our umbrellas. There should be a few in the guest room. If not, there's an umbrella stand next to the front door downstairs. There are 2 reusable rain ponchos on the lower shelf of the green table outside the guest bath. Please feel free to help yourself to umbrellas/ponchos but please return them.
No recreational drugs other than marijuana. Weed IS legal in Washington, DC. But please smoke outside on our porch or in our backyard. No smoking of any kind inside our home.
We do allow cigarette smoking OUTSIDE on our porch and at our back yard picnic table. Please use the ash trays.
If you break or damage something please have the maturity to discuss the situation with us. Thank you for your understanding and cooperation.
Due to security and legal reasons, please do not use our home address for postal delivery. There are 3 post offices within close proximity to our home which offer General Delivery free-of-charge. If you require these addresses just let us know.
In situations of delayed/lost luggage we DO permit use of our home address for delivery. However, you'll need to arrange to be at our home to personally sign for your luggage. The airline will not leave your bags on the porch. They always require a signature and unless one of us is working from home it will have to be yours.
Please only use the door locks on both the guest room door and the guest bath door when you are physically inside of either room. You must be inside those rooms when engaging the door knob locks. Thanks.
Please do not flush anything down the toilet other than the tissue paper that we provide. Thank you.
We respect our guests and their privacy. We do not enter the guest room unless there is an emergency.
We only enter the guest bath to freshen up during your stay. We do not use the guest bath when hosting. We have our own full bath in the master bedroom.
If staying with us for 5 nights or longer and would like additional housekeeping for the guest room & guest bath $25 paid in cash per service is required.
Laundry service is available at $3/per load. It includes detergent, softener, wash, dry & fold. Due to a previous guest damaging our washer (damage to washer/dryer is not covered by Airbnb's insurance promise), your hosts will wash & dry your clothes. If you'd like mesh laundry bags for delicates please request.
However, if you prefer to do your own laundry, or use a professional service, we can recommend a new very clean well managed 24-hour laundromat close to our home. We can also recommend 2 dry cleaners.
If you have a problem, or need assistance, please call/text us.
If there's an emergency please contact us no matter what time of the day, or evening. This includes if electricity goes out or Wifi isn't working.
If we have a weekend rental car on Friday, Saturday & Monday mornings we can offer rides to the following places:
