Easily accessible to Village of East Aurora. King size bedroom also has twin bed and full size bedroom. Jack and Jill bathroom. There is Single size bed in the form of a comfy sleeping couch in the living room. You will have private access to all living spaces (kitchen, living room, bathroom, laundry, outdoor patio Room darkening shades on bedroom windows. Peaceful and quiet. There is a door in the bathroom that separates the half bath from the tub area.
The lower level is a separate Airbnb listing with its own private rear entrance. There is no shared space between the two except for the driveway and yard. Each has their own outdoor living space on their respective levels ( patio on lower, deck on upper which is over the patio).
Most guests on the lower level do not spend much time there and all of them go through the same rigorous profile verification process that you did in order to enjoy the benefits of this community.
That being said, you may hear some muted noises from the lower level so mutual respect has worked really well with previous guests : )
Please make yourself at home and feel free to use everything in the kitchen and bathroom with some basic pantry items (cooking oil, spices, flour,condiments) to cook with and personal care items provided in case you forgot or need anything.
I work during the day, and am out much of the time so you may or may not see me while you are here. I am available via text or phone to help you with any suggestions for local sights.

Off street parking for one car.
Comfortably nice and updated home. There are lots of large windows to view trees, wildlife and let in plenty of natural light.
Deck off living room with outdoor living space is furnished with seating for your relaxation and enjoyment. There is an
over-sized golden-retriever/black standard poodle mix dog who occasionally resides on the premises. So although we strive to keep things clean, this is not a hotel.
If it is winter and you would like to park in the garage, please inquire as this may be available.

I have a kayak tour and lesson business so you will probably see me between trips that launch just around the corner. Available by cell phone 24/7 for assistance, suggestions or directions. I have enjoyed living in this pedestrian friendly town since 1988 and love that virtually anything you need is less than a five minute drive away. I can help you find many different parks and running trails.
Minimal car traffic on very quiet cul de sac. Watch for deer! Up to 11 of them have been seen at one time on our street and they do not always yield to cars. Slow down, stop, take pictures! You may even see our Albino deer who loves to pose!

Less than one mile and less than a 5 minute drive to the center of pedestrian and bicycle friendly Village of East Aurora. Home to the original Louis Tiffany stained glass windows at Baker memorial Methodist churchHistoric Roycroft Inn, Explore and More Children's Museum, Ghost Walks, President Millard Filmore's original law office, three town parks, one of which has a large community swimming pool with children's wading pool, multiple shops, art galleries, restaurants and movie theater. Check out the East Aurora Chamber of Commerce site and be amazed at how much there is to do locally without having to leave village/town limits!
You will be amazed and your kids wont be bored as the older ones will be able to get around themselves to the many ice cream stands and fast food restaurants finding plenty of things to do. Fall through Springtime there is even a covered outdoor ice rink with public skating!

It is home to a dozen or more locally owned restaurants with original character (Italian, Chinese, Thai, American, Mexican etc.), famous Buffalo favorites like Might Taco and Jim's Steakout, and several standard chains such as Pizza Hut, Tim Horton's (coffee lovers favorite), McDonald's and Yotality. Art Galleries, Vidlers (an historic old-fashioned five and dime) as well as many other opportunities to browse shops and boutiques along historic Main Street are waiting for your visit. Vera Bradley? Alex and Annie? We have that too. Home of the National Historic Landmark status Roycroft Campus where Elbert Hubbard founded the Arts and Crafts Movement at the turn of the 20th century and the Original Site of President Millard Filmore's law office. If you are looking for a really great gym with all kinds of equipment and classes, you can get a one day pass at EAFitness less than a 1/2 mile away for $13. If you are staying for more than one night and want to take advantage of this, I will take $13 off of your two or more night's stay! Just let me know and I will send you a price alteration after your reservation has been accepted. Only one free pass per person per accepted reservation.
There is a strict no smoking policy.
Occupancy is not to exceed number of registered guests. Neighborhood (Village Code) quiet hours are 10pm to 8am. Parties or entertaining other than several dinner guests is not permitted without prior discussion.
Infants (under one year of age) staying with parents are free and are not counted as "extra guests" when it comes to the pricing, but are counted towards to the maximum guest number. I have a nice little Graco portable crib if you would like me to have it set up for you upon arrival. If you have any questions regarding this, please ask.
The flat is the entire main level of the home. The garage is for the owners use only. As hosts, we would like you to share a little bit about yourselves and the nature of your trip prior to accepting your reservation request.
Please ask for assistance before using the indoor fireplace.
Although the house has its charm it is old and in need of some TLC. The bathroom is very small and awkward. My issue was more with the Host. The host is only concerned with making money and should not be in this business
House built in 1980. New upstairs kitchen (granite, stainless steel, bamboo floors, lighting fixtures, extra cabinets put in) 2011. Living room, master bedroom crown molding, 2012. New Family Room, 2012, Brand new kitchen lower level 2015. New shutters, 2015. Updated bathrooms upper 2009, lower 2012. Hardwood floors and tile throughout 2008. Bathroom is a Jack and Jill. It has access from the main hallway to a toilet and sink and there is a door that separates the shower area which can be accessed from the master bedroom. This is the upper level bathroom and this means someone can be using one half of it with complete privacy from somebody using the other half. One person on each side at a time. No double vanity. Yes, small. About as small as the one at the Airport Marriott in Los Angeles.
TLC? My snowplow driver this past winter smashed my garage door so the trim is a little banged up and I would love new siding on my house. I am sure there are other things that need TLC as well. Us single mom's do the best we can. My listing clearly states "I am not a hotel".
In the middle of Suzan's stay, there was a communication snafu and I unfortunately missed one of her messages. I only wish it had been resent or followed up by a phone call from her as I would have made every effort to make sure she was satisfied with her stay.
Regardless, I am happy she had the chance to share my three bedroom two bath home with her sons and their wives while attending a wedding. The week she was here she seemed to enjoy her stay. I would be happy to host her and her family again.
Suzanne was a pleasure throughout the entire booking process and her home was beautiful! This was our second time coming here and we will be back every time we head down for a football game. She was so sweet and even left us a tray of cookies! If you are looking for a cozy, all inclusive place that's close to amenities and highways look no further!
Suzanne was so hospitable!! She truly made us feel welcome. We were in East Aurora for my father-in law's 90th birthday and we could not fit everyone into the family home so I found Suzanne's beautiful home on Airbnb. I couldn't have been happier and it was the ideal setting. It is set in a quiet residential neighborhood within walking distance of the downtown. I would highly recommend it.
Extremely comfortable, spacious accommodations with the most pleasing, up-to-date amenities including the best linens, mattresses and pillows for a great night’s sleep. Immaculate with great attention to detail.
Suzanne was great communicating with me leading up to the trip. The flat was beautiful and had more than enough room for our group of five. The lights in the bathroom weren't working when we arrived, but we were told about the problem before check in and it was fixed within an hour :) We had a really great experience and would certainly rent from Suzanne again the next time we visit the area!
