The Sun Room is the perfect place for your morning cup of coffee or tea. If you really want to get the summer feel, just lift up the garage door and it's like you're sitting at your own private cafe.
You'll notice immediately that there is no other space like this in all of Ohio City; a loft-style warehouse suite nestled in a historical residential community with excellent access to all the sites, sounds, restaurants, breweries, activities, and sports attractions you could imagine in the downtown, or Ohio City/Tremont areas.
The moment you step into your suite you'll sense a peaceful, welcoming ambiance. And to make your arrival more special, we provide complimentary fruit, bagels (or croissants), fresh OJ, bottled water, and a variety of coffees, ready for brewing in our Keurig coffee maker!
Although the building is an 85 year old brick warehouse, the suite has all new construction on the interior. It is open, spacious, clean, comfortable, and is perfect for that business trip or special get-away for the weekend.
For your safety, we have inter-connected smoke detectors, CO detector in the bedroom, fire extinguisher in the kitchen, first aid kit, and emergency exit placard with phone numbers for emergency situations.
We provide plush towels, bathtub/shower w/ shampoo, body wash, conditioner, and a hair dryer in the bathroom. The bathroom floor is steam cleaned and fixtures are sanitized between each guest. The bedroom has a walk-in closet w/ lots of space and an iron and ironing board for your use.
There are ample spaces for street parking in front of the building as well as a private front door entry to the space. Guests can also request use of our attached garage for their stay for an additional fee, which also provides a private entrance to the suite. The garage parking and back yard are shared with the owners of the building.
In addition to access to the suite, guests will have access to the open warehouse section that includes a table tennis table, a fenced-in back yard with a koi pond, fire pit, an option for private parking in the garage, and a secure place for your bikes.
The basement and upper floors are off limits.
Interaction with Guests
Interaction with the guests is limited. We will introduce ourselves to you upon arrival, give you a tour of the suite and property, give you information about Ohio City and Restaurant locations, hand you the key and the front door access code, and answer any questions you may have.
If you desire to use the fire pit, we will start the fire and make sure you have wood for burning. You'll have to provide your own marshmallows, Reeses Cups, Hershey bars, and Gram Crackers for your Smores, however.
Julie and I also live in the building, so if there are any problems or questions we are immediately available.
Ohio City is a great place to live and visit! Other than times away for continued education, I have lived here since 1978. What a transformation witnessed over these 36 years. It has gone from a run down, crime infested environment, to an exciting mixture of cultures, venues, and experiences.
W. 25th St. and Lorain Ave. were once full of closed boarded up buildings where the average person would not venture to walk after dark. Today they are a constant motion of activity; restaurants, West Side Market, free concerts at Market Square, coffee shops, breweries, athletics at St. Ignatius High School, retail shops!
Scattered throughout our community are bike paths, urban gardens, and unique shops, like glass blowing at the "Bubble," personalized monogram bats from "Johnnyville Slugger," and micro breweries, where you'll find the finest brew ever!
Come and experience renovated landmark homes, eclectic coffee shops, museums, libraries, historical churches, Lake Erie, Edgewater Park, golfing at one of the Metro Park golf courses, the beautiful Cuyahoga River, Downtown Cleveland, Horseshoe Casino, the Indians and Browns stadiums, the Cavaliers Arena, Tower City Mall, and so much more.
On-site garage parking is available with your stay for an extra fee. Access to downtown by car is extremely easy and fast, with plenty of parking for all the various venues in Cleveland. Taxis are available and dependable, and bus routes run regularly to downtown Public Square and beyond.
The Rapid Transit rail system has a stop conveniently located a short walk away (W. 25th St. and Lorain Ave, by the West Side Market) with stops at Cleveland Hopkins Airport (CLE) and downtown Tower City.
Cleveland has become a very bike friendly city with marked bike lanes for safe riding. So be sure to bring your bikes! it is a great way to tour the city. Most everything is accessible by bike, and if it's too far away, bikes are permitted on public transportation (bicycle rentals are available from local bike shops and rental stations nearby).
Other Things to Note
This suite comfortably accommodates one or two people. The layout is an open warehouse type, with only one bedroom. If you understand these limitations and desire to have extra overnight guests stay with you, we can provide up to two memory foam twin beds with sheets, blankets, and pillows. There will be an extra $25 charge each night for an extra guest. No more than TWO additional guests will be permitted! The guest making the reservation for The Forty-O-Five Place is responsible for including the TOTAL number of people staying when they make their reservation. We cannot accept extra people once the reservation is approved and made.
A business office area is provided with internet/Wi-Fi and printer access.
A minimum of three days advance notice, prior to arrival date, must be made by potential guests.
We have a folder listing many of the venues located around Cleveland for guests to visit, as well as a listing of links to various places to visit on the computer.
There are still various projects that are on-going in and around the building, but I will always keep my guests' comfort in mind when there are times when my projects include the use of loud equipment.
We encourage our guests to enjoy their stay with us, but please respect the carpet and furnishings in the suite. Parties will not be permitted, nor will the suite be used for other financial ventures, or commercial enterprises, without explicit approval from the Hosts. Additional overnight guests, other than the number indicated when making reservations, will not be permitted. A $50 penalty/person for each night the extra guests occupy the suite will be charged. Also, since this is an urban environment, if you use the outdoor fire pit, respect our neighbors by keeping the noise level down after 10pm.
We do NOT permit pets. If it is absolutely necessary for you to bring your pet, we can discuss it in advance. If you're permitted in bringing your pet, I will have to add an extra charge of $50 to cover the extra cleaning.
This suite is a NON-smoking suite. Smokers may smoke in the back yard (which is a very nice place), but if there is any odor of smoking in the building, a $100.00 charge will be added to your fee.
