You'll notice immediately that there is no other space like this in all of Ohio City; a loft-style warehouse suite nestled in a historical residential community with excellent access to all the sites, sounds, restaurants, breweries, activities, and sports attractions you could imagine in the downtown, or Ohio City/Tremont areas.
The moment you step into your suite you'll sense a peaceful, welcoming ambiance. And to make your arrival more special, we provide complimentary fruit, bagels (or croissants), fresh OJ, bottled water, and a variety of coffees, ready for brewing in our Keurig coffee maker!
Although the building is an 85 year old brick warehouse, the suite has all new construction on the interior. It is open, spacious, clean, comfortable, and is perfect for that business trip or special get-away for the weekend.
For your safety, we have inter-connected smoke detectors, CO detector in the bedroom, fire extinguisher in the kitchen, first aid kit, and emergency exit placard with phone numbers for emergency situations.
We provide plush towels, bathtub/shower w/ shampoo, body wash, conditioner, and a hair dryer in the bathroom, The bedroom has a walk-in closet w/ lots of space and an iron and ironing board for your use.
There are ample spaces for street parking in front of the building as well as a private front door entry to the space. Guests can also request use of our attached garage for their stay for an additional fee, which also provides a private entrance to the suite. The garage parking and back yard are shared with the owners of the building.
In addition to access to the suite, guests will have access to the open warehouse section that includes a table tennis table, a fenced-in back yard with a koi pond, fire pit, an option for private parking in the garage, and a secure place for your bikes.
The basement and upper floors are off limits.
Interaction with Guests
Interaction with the guests is limited. We will introduce ourselves to you upon arrival, give you a tour of the suite and property, give you information about Ohio City and Restaurant locations, hand you the key and the front door access code, and answer any questions you may have.
If you desire to use the fire pit, we will start the fire and make sure you have wood for burning. You'll have to provide your own marshmallows, Reeses Cups, Hershey bars, and Gram Crackers for your Smores, however.
Julie and I also live in the building, so if there are any problems or questions we are immediately available.
Ohio City is a great place to live and visit! Other than times away for continued education, I have lived here since 1978. What a transformation witnessed over these 36 years. It has gone from a run down, crime infested environment, to an exciting mixture of cultures, venues, and experiences.
W. 25th St. and Lorain Ave. were once full of closed boarded up buildings where the average person would not venture to walk after dark. Today they are a constant motion of activity; restaurants, West Side Market, free concerts at Market Square, coffee shops, breweries, athletics at St. Ignatius High School, retail shops!
Scattered throughout our community are bike paths, urban gardens, and unique shops, like glass blowing at the "Bubble," personalized monogram bats from "Johnnyville Slugger," and micro breweries, where you'll find the finest brew ever!
Come and experience renovated landmark homes, eclectic coffee shops, museums, libraries, historical churches, Lake Erie, Edgewater Park, golfing at one of the Metro Park golf courses, the beautiful Cuyahoga River, Downtown Cleveland, Horseshoe Casino, the Indians and Browns stadiums, the Cavaliers Arena, Tower City Mall, and so much more.
On-site garage parking is included with your stay. Access to downtown by car is extremely easy and fast, with plenty of parking for all the various venues in Cleveland. Taxis are available and dependable, and bus routes run regularly to downtown Public Square and beyond.
The Rapid Transit rail system has a stop conveniently located a short walk away (W. 25th St. and Lorain Ave, by the West Side Market) with stops at Cleveland Hopkins Airport (CLE) and downtown Tower City.
Cleveland has become a very bike friendly city with marked bike lanes for safe riding. So be sure to bring your bikes! it is a great way to tour the city. Most everything is accessible by bike, and if it's too far away, bikes are permitted on public transportation (bicycle rentals are available from local bike shops nearby).
Other Things to Note
This suite comfortably accommodates one or two people. The layout is an open warehouse type, with only one bedroom. If you understand these limitations and desire to have extra overnight guests stay with you, we can provide up to two memory foam twin beds with sheets, blankets, and pillows. There will be an extra $25 charge each night for an extra guest. No more than TWO additional guests will be permitted! The guest making the reservation for The Forty-O-Five Place is responsible for including the TOTAL number of people staying when they make their reservation. We cannot accept extra people once the reservation is approved and made.
A business office area is provided with internet/Wi-Fi and printer access.
A minimum of three days advance notice, prior to arrival date, must be made by potential guests.
We have a folder listing many of the venues located around Cleveland for guests to visit, as well as a listing of links to various places to visit on the computer.
There are still various projects that are on-going in and around the building, but I will always keep my guests' comfort in mind when there are times when my projects include the use of loud equipment.
We encourage our guests to enjoy their stay with us, but please respect the carpet and furnishings in the suite. Also, since this is an urban environment, if you use the outdoor fire pit, respect our neighbors by keeping the noise level down after 10pm.
We do NOT permit pets. If it is absolutely necessary for you to bring your pet, we can discuss it in advance. If you're permitted in bringing your pet, I will have to add an extra charge of $50 to cover the extra cleaning.
This suite is a NON-smoking suite. Smokers may smoke in the back yard (which is a very nice place), but if there is any odor of smoking in the building, a $100.00 charge will be added to your fee.
Don was a wonderful, gracious and helpful host. He was so flexible when our arrival time changed a few times as our long drive became longer with traffic and construction. The space is amazing...just like the photos. We appreciated the "first-class hospitality" touches - shampoos, coffees, and breakfast snacks, bottled water - nice way to pleasantly surprise us...we felt comfortable - a home away from home ...hope to be back real soon. A wonderful, spacious home base to explore the riches of Cleveland (and there are many!), especially if you're interested in experiencing the vitality of its fascinating west side. Don has provided every conceivable amenity in a space that is spotless, comfortable, private and welcoming. Since the Ohio City neighborhood is still transitional, it was particularly helpful to have access to his private garage on-site for overnight parking. Don is clearly a seasoned host, responsive to any and every request. As an unabashed hotel snob with a penchant for quirky boutique style, I would highly recommend The Forty-O-Five Place.
The Forty-O-Five was the most amazing place we have ever stayed through Airbnb or otherwise. The unit in the converted carpet cleaning building was breathtaking. Don and Julie were model hosts who made the whole experience from reservation to arrival and check out a true pleasure.
While we had reserved this unit, Don and Julie upgraded us to the larger more stupendous Loft, because, well, that's the kind of people they are - incredibly nice and generous. "Stupendous" does not do justice to the living room with its 20 ft high ceiling. Everything was immaculate and no detail was forgotten to make the property perfect for our weekend stay.
The location in Ohio City was ideal. We are familiar with Cleveland and found Ohio City area around The Forty-O-Five the most charming in all of the city. It is within walking distance of the well known and popular 25th Street market area. There is a profusion of new excellent restaurants and other sources of superb treats. It is convenient for getting to downtown Cleveland as well.
We will definitely return for future weekend visits. This place is a treasure that will create lasting memories for all who are lucky enough to be able to stay here.

My girlfriend and I made a quick 3 day visit to Ohio for Father's Day for 2 reasons: my father had some recent health scares so I felt the need to see him and the fam as soon as possible, and my girlfriend of 3 years had not yet had the chance to meet my folks. My sister graciously booked Don's lovely space to lighten our budgetary load, and we were very grateful and blown away at her unsolicited act of kindness, and that's before we even had any inkling about the glory that we'd find within.
Don is a master of accommodation. My sister shared our story with him, and he was instantly empathetic, offering thoughts on how to accommodate our family. When we arrived on our check in date, fresh off of a red eye from Seattle, Don agreed to check us in hours early in exchange for some freshly poured Phoenix coffee. After greeting us outside the large, brick building, he briskly ushered us on an informative tour of his somehow luxurious, industrial space. The flat in which we stayed is approximately 1700 sq ft of pure, unadulterated comfort, and Don has filled in all the gaps with more amenities than you could ever expect. Informative booklets; a binder of consolidated information; a tuned piano; seating for an army; a desktop computer complete with printer; a lovely, full kitchen; a Keurig; waters and OJs in the fridge; and perhaps the most exciting thing for 2 people fresh off an amenity lacking Frontier 5 hour redeye: 2 fresh croissants.
I could fill 20 pages describing Don's space, but I'll opt for brevity. This building in its current state is the work of a patient and meticulous master architect. He's thought of everything in design, and continues to think of everything in his Airbnb venture. Stay here and you will literally want for nothing, except perhaps a longer stay. And while you're at it, host 10 people for dinner with ingredients gathered from the West Side Market...we did, and it was amazing.

Don was a fantastic host, and the space is incredible! Every little detail of the apartment was well thought out, and it was like staying inside a piece of art. From the gorgeous architecture and layout to Don's hospitality (he had fresh croissants waiting for us upon arrival), I would recommend that this be your exclusive stay for a getaway in Cleveland!

My wife, Julie, and I enjoy a good movie, having coffee together at some of the local restaurants, bike riding, or pleasant road runs through the neighborhood. I also enjoy pole vaulting, high jumping and competing in 10k events.
I've lived in this community since 1978 and have actively participated in its transformation as a historical district.
I love to design...especially the renovation and re-purposing of urban buildings; which brings me to our building. Our home is a 12000sf warehouse located in the historic Ohio City district of Cleveland, OH. It is quite unique in the fact that it's, first of all, a large warehouse-type structure (West Side Carpet Cleaning Co.) sitting in a residential neighborhood. Secondly, there is no other space like it in Ohio City... and it's probably the only place in Ohio City with its own private indoor driving range!
It's unique features have made it popular for various media venues; wedding photography, interview settings, and major network filming.
