Our light-filled 2 bedroom flat is located high up in St Leonards. A 15/20 min walk from Warrior Square station, and st Leonards, It's quiet location in a magnificent Regency terrace provides long views to the sea, across Edwardian gardens.

The Space

This is a whole flat with 4 comfortable beds.
It is in a really beautiful street at the highest point of St Leonard's, a planned Regency town by Decimus Burton (who designed much of Kew gardens and the beautiful glass palm house there).
The flat is a fully equipped comfortable space, full of light and sunshine in the summer and cosy in the winter. We look over a shared Edwardian garden used by local residents. Beyond this and across the rooftops is the sea.
The flat is on the second floor, and its height provides great views with large sash windows opening up the space to the outside.
A double bedroom faces west at the back of the flat with great views of the sunset, and a front bedroom can be used either as a single or the bed splits into two proper beds for a twin room.
The building is quiet with considerate neighbours, and the area very peaceful.

Guest Access

With free parking immediately outside the flat it is easy for drivers, those arriving by train, have a fifteen minute walk from St Leonards Warrior Sq or a small taxi ride.
You will have great privacy with sole use of the whole flat reached by a shared staircase. The flat is 2 floors up from the raised front door. The living room and kitchen are one space.
The kitchen is well equipped, with gas hob and electric oven, a washing machine and full equipment for cooking, with a juicer and smoothie maker for healthy breakfasts. The bathroom has a comfortable bath and lovely power shower. I provide plenty of towels and shampoo etc for guests.

Interaction with Guests

I am happy to hand over keys and leave you to your privacy or tell you more about the area if you wish. Once you book and we know your arrangements I will plan to be there at an agreed time to let you in, or will arrange for a friend to greet you. You are welcome to use the basic foods that are always in the kitchen; coffee, tea, pasta and olive oil, and other basics.

The Neighborhood

Hastings is full of things to see and do. The Old Town is well known for the working beach, fishing boats and fish shops, There is plenty of local music to see and festivals throughout the year from the Green Man on Mayday to the magnificent fireworks and bonfire weekend in the (website hidden) Leonards itself has some beautiful historic parks and streets, and is becoming a very interesting destination in its own right for vintage shopping and places to eat, drink and be entertained. The seafront is a fifteen minute walk away through the lovely Maze Hill park and you can reach Hastings Old Town in about half an hour from the flat, walking along the seafront. There is plenty to do there from renowned pub music to visiting the Jerwood gallery or the museums and fishing beach. When you arrive it is best to bring food, as the nearest shops are a bit of a walk.

Getting Around

St Leonards Warrior sq is the stop just before Hastings coming from London, and is about 10 minutes walk uphill to the flat (or a cheap taxi ride from the station). Trains from London are every half hour or so and it is easy to get to Brighton or Eastbourne and Bexhill. the latter is a great walk along the beach.

It works best for me if the booking can be for two nights minimum.
We provide wifi, digital radio, and iPod dock and charger (with adaptor to iPhone 5 use, although this can be erratic)

House Rules

The main thing is to be considerate of other residents in the building. The front door should always be closed behind you (quietly) and please use the shared stair quietly too. It is a very peaceful and easy house of residents and important to keep that way. No parties or numerous extra guests. Absolutely no smoking. Absolutely no pets.
The immersion heater can be used at night and turned off during the day, and must be turned off when you leave.
Please tidy up, leave the flat as you found it, and take the rubbish out when you go! So stay safe, peaceful, clean and happy in this flat... Nothing to it!
